    In August of 2024, I hired the company Pillar to Post to perform a home inspection on the property at **** ******* *** ****** ** *****. The company sent **** ********* for the inspection. **** ********* failed to discover several areas of concern in his report. I do not believe these omissions meet the criteria of incompetence. I do believe; however, ****** failure to identify a collapsing framing foundation is a breach of his standard of practice. I believe that an unstable home foundation is an enforceable deviation from Pillar to Post's duty. This foundational problem is seen in the crawlspace that **** entered, as well as inside the home. Because the frame is collapsing, large cracks are seen on the wall in the foyer, living area and kitchen area. I have attempted to contact the owner of Pillar to Post, **** ******, as well as **** *********, over the last four months. My requests for a discussion and resolution have largely been ignored. I am seeking assistance from a third party to facilitate communication and a mutual agreement between me and Pillar to Post. The remediation of the lifting my home's structure is $26,331.74.

    In regards to the BBB complaint, please note the following rebuttal, per Zillow listing with pictures. There were no signs of any deteriorating drywall as stated in the complaint. Multiple pictures of various rooms demonstrate this. Starting on page 29 of the inspection report continuing to page 31, approximately 10 pictures of the crawlspace at the time of the inspection. Exterior foundation wall was concealed due to rigid foam insulation as noted in the report. There were no signs of any deflection in the joist or the main beam as demonstrated with the pictures in the report. There was no cracking in the exterior brick veneer at the time of the inspection to suggest any structural or cracking of the foundation.  Please refer to the inspection report from August 17, 2024, and the Zillow listing prior to that with multiple pictures reaffirming this.

    I am rejecting this response because:

    1. Drywall deteriorating: For clarification, the defect is specific to cracks in the foyer wall and main beam area. Zillow pictures are not adequate documentation.

    2. At request, I can provide photos as documented by Ohio Basement Authority, as well as verification that this problem did not magically manifest upon closing, as your reply implies. This is a defect that develops over time and was absolutely present upon inspection. 

    3. Your reply is incorrectly pointing to the foundation.  The defect is in the house framework and is photographed in the inspection report. 

    4. Your reply does not address the  defect in complaint.
