The business was hired to paint the exterior of a three-story home. Despite assuring me that they did not use subcontractors, the person that they hired was a known felon and was drinking on the job. When alerted to his drinking they continued to send him. Over the period of greater than four months, the individual failed to make appropriate progress on the job. Despite my multiple phone calls, they did not bring in others to help finish thejob. They assured me that they would finish the job the following season. The paint was not properly scraped; the exterior was not properly prepped for painting. The individual used inappropriate materials to try to patch instead of replaced boards as promised. I pointed these issues out along the way to the owners **** *** *****. Additionally, the presence of a large crane in my driveway for months created significant damage. There are areas that remain unpainted. They promised to return to finish the job and never did. However, their employee continued to harass me for payment saying that he was never paid and even hung signs on my property. When alerted to that, the owners quickly came and took down those signs but were otherwise unresponsive.Business Response

We appreciate the opportunity to respond to this complaint and clarify the work completed on the customer’s home.
Our company takes pride in providing quality service and ensuring customer satisfaction. We were hired to complete a painting project and performed all work as outlined in the contract. This included:
•Pressure washing the house using a 3000 PSI water hose
•Hand-scraping where needed
•Tacking in loose gutter nails
•Priming any areas that were scraped down to bare wood
•Replacing approximately thirteen fish scales
•Replacing approximately three boards (3-4 feet long)
•Painting the house using three colorsWhile the contract specified that only one coat of paint would be applied, we actually applied at least two coats. The previous color(s) of the home was significantly darker, and it began seeping through the new color. To ensure a high-quality finish, we applied additional coats at no extra charge. Additionally, the customer decided they did not like the original color they selected for the front of the house and chose a new color. As a result, we repainted the entire front of the home a second time to accommodate their change.
At the customer's request, we also completed an add-on for a color change and painting the gutters. We issued a $300 refund because the gutters were not cleaned as initially planned.
Before starting the project, we conducted a thorough assessment and advised the customer that portion of the home’s exterior, particularly the rear, had deteriorating wood that would impact the longevity of the paint. We recommended full wood replacement, but the customer declined and instead chose to replace only select sections. We proceeded accordingly, completing all work as agreed upon.
During the project, concerns were raised regarding an employee’s behavior. This individual had been employed with our company for six years without a single prior complaint from a customer. While we did not witness any misconduct, we discovered beer cans on-site, which suggested the possibility of unprofessional behavior. We take these matters seriously and immediately addressed the situation with the employee, providing corrective action. Despite this being an isolated incident, we ultimately made the decision to part ways with this employee to ensure our high standards of professionalism and quality were upheld. However, this situation did not impact our commitment to delivering a completed job as agreed.
Additionally, the customer raised concerns about damage to their driveway, stating that a crane caused significant damage. However, no crane was used on this project, it was a lift. A lift was required due to the height of the home, and the customer was fully aware from the beginning that a lift would be needed and would need to remain parked in the driveway. After the lift was removed, some portions of the driveway did experience sinking. We promptly took responsibility and made the necessary repairs before leaving the job site.
The customer also claimed that there were unpainted areas on the home. To the best of our knowledge, all areas were painted as agreed upon in the contract. However, we are committed to ensuring the home is fully painted and will address any remaining concerns once the customer purchases the additional wood needed for the project.
The customer further stated that we did not bring out any additional employees to assist with the job. This is correct. As we had advised the customer beforehand, only 1-2 employees would be assigned to the project due to scheduling constraints. Our other employees were committed to their own painting jobs at the time and were unable to assist. This was communicated in advance, and the job was completed as planned.
Regarding additional work, we informed the customer that any necessary painting or repairs would need to be scheduled during the appropriate 2024 season. We remained in communication and were open to scheduling a return visit. The customer reached out in November 2024, but we had not yet finalized a date. We have since confirmed with the customer that we are prepared to return and complete the agreed-upon work, provided the customer purchases the necessary materials, as additional wood replacement was never part of the original contract. The contract states “If any additional boards need to be replaced, there will be an additional charge with permission from the owner. If the boards are less than 51% rotten, they will not be replaced due to the age of the house.”
When the customer notifies us, they have purchased the additional wood, we will schedule a start date within 7 – 10 business days as long as the customer notifies us before April 15, 2025, after that, it will depend on current scheduling. Once this final work is completed, the remaining contract balance of $3,186.84 will be due.

I am rejecting this response because:The claims made are inaccurate.
-GA Home Improvements did not recommend full replacement of the boards (nor did competing estimates). Instead, GA Home Improvements assured me that if the board was < 51% damaged, it could be repaired and painted over. Early into the process, I raised concerns that the material being applied by their employee ***** was not appropriate (see texts). Now, any place ***** applied this material (of which there are many), is the paint coming off but the material is eroding and dripping away. These areas need removed/replaced now--not as a result of the integrity of the board, but instead due to inappropriate patch material eroding. Previously, ***** and I went through and he marked ~6 damaged boards with a pen in September of 2023 which were to be replaced. That never happened despite a promise to do so. The boards that are needed are available at Requarth Lumber (shiplap 106). This is 0.5 miles from the home. However, the amount of areas that ***** applied this material too may have ruined the board it which it is attached, and this exceeds what would be originally needed. In essence, misuse of materials and lack of oversight by this employee damaged multiple other boards that now likely need replacing.
-The power washing/scraping that was supposed to be done by ***** was not properly done, if at all. He worked alone and without appropriate oversight (and thus drinking on the job--something **** admits to being told in his response on Google reviews). I raised my concerns regarding the lack of appropriate scraping, priming and paint thickness, particularly on the south wall when ***** was working there. I noticed he had barely scraped paint anywhere, and there was very little primer applied to any area of the house (thin, sporadic areas). Voicemails from **** and text messages from **** from 2023 substantiate our discussions around the drinking, cigarette butts, and concerns regarding the quality of the work. The south facing wall was never properly scraped, powerwashed, and now the paint is chipping/separating throughout, < 1.5 years from being painted.
-Claims of that the color off the house was changed or that 2 coats were applied are false. ***** painted the front of the house perle noir in error, which was specified as trim. This was essentially painting the front of the house black. Aghast, I called ***** who came to evaluate this scenario and he apologized profusely at the time. Photos available. Again, this seemed an egregious mistake, but ***** was kept on the job. This had to be painted over due to *****'s error. Attached text messages with ***** highlight my concerns with paint thickness and the quality of the job. Uploaded photos from this season show paint peeling on multiple faces of the house. In his multiple visits to my home trying to collect payment (including threatening me with a mechanic's lean, placing signs on my home), ***** stated that there is a single coat on the home per GA Home Improvements direction. I mentioned this in my text messages to ***** (attached).
-The south facing gables on the rear of the home are not completely painted, which is visible if one looks from interstate ** or when the leaves are not on the trees from the southwest corner of the property. This "oversight" is an example of the corner-cutting that ***** was doing at the time. His prep work cannot be trusted and the evidence that it was insufficient is that the paint is peeling in numerous areas.
-***** damaged property that has not been restored to it's original state including the parking area and the rear light cover. Coal patch was applied where the lift sat for ~4 months and created large potholes in the blacktop driveway due to the weight. However, the coal patch was not covered with blacktop and now the coal patch and is beginning to erode. The rear light that was broken by *****/use of the lift was not repaired as promised.
-In September of 2023, I was told GA Home Improvements would return in the spring/summer to finish the job. I made multiple calls and none were returned. By August 2024, paint was beginning to peel. I sent photos to ***** and was able to speak with him on the phone Aug 5th. He promised to come finish the job. I called again on August 13th and left message. I called and left another message August 20th 2024. At that point, I began making calls for other estimates to correct the shoddy work done by GA Home Improvements' employee, ***** ********. Only after making complaints/Google reviews have I had communication from GA Home Improvements expressing a willingness to remedy.
-My proposed solution is the following: GA Home improvements has 30 days to correct the job at ** ***** Street. Work can start immediately. (1) Any areas that the "wood patch" that ***** applied needs to be addressed. Owner will cover cost the previously discussed boards marked by ***** (shiplap 106, Requarth Lumber). There were ~6 boards. Appropriate wood patch for smaller areas after complete and thorough removal of the material applied by ***** may be used for the smaller areas but this must be allowed to dry and primed appropriately before painting. What material is used should be documented and per professional standards. (2) Areas that are now peeling (South, East, West walls) need re-prepped, primed and painted by GA Home Improvements using Sherwin WIlliams Paint, ******* ******* *** ***** **** for trim. )This is especially true of the entire southern most face) (3) The gable trim needs completed, painted perle noir to match the rest of the home trim; (4) trim work on south and west side of home needs finished (perle noir) (5) Broken ight cover in the rear needs replaced (6) The doorframe patching/board on the apartment door needs addressed by remove/replacement/re-prep and repait
Having been duly notified in writing of the defects previously in writing in August 2024, GA Home Improvements has not made attempt to remedy/cure. After 30 days, if GA Home Improvements fails to initiate work to remedy (and complete within the subsequent 30 days), another company will be sought to complete/repair the job. If this is necessary, recompense from GA Home Improvements will be sought by the owner under Ohio Revised Code, Chapter 1312. Once work is satisfactorily completed, complaint will be closed (and Google review taken down).

Clarification of Initial Assessment and Contract Terms
During the initial inspection of the customer's home, we
recommended the full replacement of the boards. However, based on the
customer's decision, we proceeded with the understanding that we would paint
over boards that were less than 51% damaged. Therefore, our contract reflected
the replacement of approximately three boards (3–4 feet long), as evaluated
from the ground.It is important to note that additional boards were not
marked for replacement in the contract. Should more boards need replacement
beyond the agreed-upon scope, the customer’s approval would be required, and
this would incur an additional charge (see attached document). This was clearly
stated in the contract to account for any unexpected issues, such as further
deterioration.Addressing Material Concerns and Erosion
We understand the customer concerns regarding the material applied by our
previous employee and its failure over time. However, we would like to clarify
that we are not aware of the text message mentioning these concerns. The only
text we have reviewed refers to the thickness of the paint and concerns about
peeling. As stated in the contract, the price the customer paid was for a
single coat of paint.Additionally, it is important to note that the failure of
the product is primarily due to the age of the house, *** years old, which
presents unique challenges in maintaining the integrity of the materials.Promise to Replace Boards
Regarding the six boards the customer stated were marked by ***** for
replacement in September 2023, we want to clarify that we did not mark any
additional boards for replacement, nor did we agree to replace extra boards. As
mentioned in our original response, we only agreed to replace the three boards
identified as needing replacement based on the inspection and the contract (see
attached document). If additional boards were found to require replacement, we
would need the customer’s approval, and this would be addressed through a
change order.Additionally, we would like to clarify that we do not use
pens to mark boards during our inspections. Pens are oil-based and can bleed
through the paint, leaving marks that could affect the finish. We typically use
pencils or other non-permanent marking methods to avoid such issues.Power Washing and Scraping
First and foremost, we want to clarify that our previous employee did indeed
power wash and scrape the house as outlined in the agreed-upon scope of work.
We understand that the customer has raised concerns about the quality of the
scraping and priming, particularly on the south wall, where they have noticed
issues with paint chipping and separating. There were no prior indications that
the power washing or scraping was not properly executed. However, we are
committed to addressing any concerns and will gladly inspect the affected areas
to evaluate whether the work met the required standards.Employee Behavior and Oversight
Regarding the behavior of our previous employee, we acknowledge the concerns
raised during the project. As mentioned in our previous response, the employee
had been with our company for six years and had no prior customer complaints.
However, after discovering beer cans on-site and receiving reports of
unprofessional behavior, we took immediate action. Corrective measures were
implemented, and we made the decision to part ways with the employee to ensure
that our high standards of professionalism and quality were upheld.Commitment to Quality and Resolution
Although the behavior of the employee was a separate issue from the quality of
the work, we understand that this may have contributed to concerns about the
overall professionalism of the job. Please rest assured that this situation did
not impact our commitment to delivering the work as agreed. We are dedicated to
ensuring the quality of our projects and maintaining a high level of customer
satisfaction.Homeowner’s Color Preference
We understand that there was a concern about the original
color that was selected for the fish scale siding. After the original color was
applied, it became apparent that it was not to the customer’s liking. The color
of the fish scales was changed at the customer’s request, and we provided a
work order change for $**0.00 to accommodate this change.Fish Scale Color Issue
We acknowledge that during the project, there was an error
on our previous employee's part regarding the color of the fish scale siding.
The Perle Noir color, which was specified for the trim, was mistakenly applied
to the fish scales. We apologized for this mistake and took full responsibility
for it. Once the error was discovered, we immediately corrected the issue by
repainting the fish scale siding at no additional cost to the customer. This is
considered a non-issue, as it did not impact the completion of the job, nor did
it result in any additional costs for the customer.Paint Application and Thickness
Regarding the application of paint, our contract (see
attached document) specified that one coat of paint would be applied, along
with the necessary priming for bare wood. Since the previous color was
significantly darker, we applied additional coats to ensure the new color was
vibrant and uniform. This was done at no extra charge to the customer.
We understand that there may have been confusion regarding
the number of coats applied. The claim that the previous employee stated there
was only one coat is inaccurate. While the contract specifies one coat, we
applied at least two coats where necessary to prevent the previous color from
bleeding through and to ensure a high-quality finish.Concerns About Paint Peeling
We would like to inspect the affected areas and address any
spots where the paint is separating or peeling. If the paint failed due to a
product issue, we will take full responsibility for any necessary touch-ups to
resolve the issue. However, if the paint did not adhere due to damaged wood,
this would fall outside the scope of the contract, and the customer would need
to replace the additional wood.Paint on the South-Facing Gables
We have not received prior notice that the south-facing
gables on the rear of the house were not fully painted. As outlined in our
contract, the work included priming any bare wood and applying one coat of
paint to the areas that had been previously painted. As mentioned previously;
to achieve a high-quality finish, we applied more than the one coat specified
in the contract, especially due to the darker previous color of the house.While we understand that the customer may have concerns
regarding coverage, we have not observed any evidence on-site to confirm that
any areas were missed. Additionally, we have not received any photographs from
the customer showing the specific areas in question.We also want to note that driving on a highway to inspect a
property is both dangerous and unacceptable, and we cannot condone such
actions. If the customer can provide clear images or detailed information about
the areas where they believe paint is missing, we will gladly review the
situation and determine if corrective actions are needed. If the customer is
unwilling to provide images, we will need to inspect the south-facing gables
ourselves to determine if any further actions are necessary.Concerns About "Oversight" and Paint Peeling
Regarding the claim that this oversight is an example of
"corner-cutting," we want to assure the customer that we take great
pride in our work. We understand the importance of thorough preparation, and
our crew, including our previous employee, followed the necessary steps to
ensure proper adhesion of the paint. Any peeling paint that has occurred is
something we want to address promptly. We are fully committed to resolving
this, but to do so, we need to inspect the property and determine if any
further actions are necessary.It is also important to clarify that the paint on the
property was applied in accordance with the contract and exceeded the minimum
requirements. We are more than willing to inspect the affected areas of the
house to ensure that the work meets our high-quality standards.Rear Light Cover
Regarding the rear light
cover, neither we nor the customer have any concrete evidence that the light
was damaged by our previous employee or because of the lift’s use. In fact,
during our previous conversations, the customer mentioned that it was possible
the damage could have been caused by someone from the alley, and they even
offered to purchase a new light cover. We advised that we would be more than
happy to install a new one at that time, and the customer indicated that they
were not particularly concerned, as the light was still functioning.Therefore, the claim that
this damage stems from our work is unclear, and there may have been a
misunderstanding. We are still willing to install a new light cover once it has
been purchased.Driveway Damage and
RepairRegarding the damage to the driveway, we did use a lift, as
disclosed and discussed at the beginning of the project, due to the height of
the home. The customer was fully informed that the lift would need to remain in
the driveway for an extended period. After the lift was removed, some areas of
the driveway experienced minor sinking, which is not uncommon with heavy
equipment usage on asphalt surfaces.We would like to clarify that the customer stated the lift
was on the property for four months; however, this is not accurate. The lift
was on the property from 7/14/23 to 8/11/23 and again from 8/11/23 to 8/18/23 (see
attached document).Upon discovering the issue, we immediately took
responsibility and made the necessary repairs before leaving the job site.
Specifically, we used Commercial Grade BlackTop Repair Patch (see attached
document), which is known for its superior bonding characteristics and
durability. This patch is designed to provide a permanent repair, and it was a
suitable solution. However, it is important to note that potholes in driveways
can develop over time due to the natural settling of materials, and it is not
unusual for a driveway to require maintenance after prolonged exposure to
weight and weather.Communication and Scheduling
As mentioned in our original response, regarding any
necessary painting or repairs, we informed the customer that such work would
need to be scheduled during the appropriate 2024 season. Due to prior
commitments, we were unable to return immediately. We made it clear that we
were prepared to complete the work during the proper season and remained open
to scheduling a visit at that time. Exterior work is dependent on weather
conditions, and we are unable to perform certain tasks during off-seasons.
Furthermore, the customer began reaching out in August 2024, and by that time,
we were fully scheduled for the 2024 season.Scope of Work and Material Requirements
As noted, the additional wood replacement was never part of
the original contract. We have confirmed that we are prepared to complete the
agreed-upon work, but please understand that any additional repairs or wood replacing
will require the customer to purchase the necessary materials. This was clearly
outlined in the initial contract, and we are happy to assist with those
services once the materials are provided.Additionally, as mentioned above, the customer reached out
in August 2024 and began requesting that we come out. We advised the customer
that they would need to select the wood, and once the materials were provided,
we would be able to begin the work.Response to Allegations of Delayed Communication
It is not accurate to say that we only responded to the
customer’s BBB complaint or Google review. We have always intended to complete
the work as agreed upon and were open to scheduling a return visit. However,
the exterior painting season is limited, and when the customer reached out in
August 2024, we were already booked for the season due to prior contractual
obligations. The customer’s inquiry in November 2024 fell outside of our
exterior painting season, which is why we were unable to schedule the work
during that time. We understand that this may not have been ideal, but we are
committed to completing the necessary painting and repairs as soon as weather
conditions permit.Response to Proposed Solution
Regarding the outline of the customers’ proposed solution,
we would like to clarify a few important points concerning the scope of work
and expectations:Wood
Patch and Board Replacement:As stated in our original contract, we are not responsible for purchasing
or selecting the wood, including the shiplap 106 boards from Requarth
Lumber. This responsibility falls to the customer, as specified in the
contract. Once the customer provides the required materials, we will
gladly inspect and address any areas where the prior employee applied wood
patch, ensuring the proper removal, drying, priming, and painting in
accordance with professional standards.Peeling
Areas (South, East, West Walls):We are committed to addressing any areas specified in the original
contract that require painting or repairs. As with the wood patch, we will
need to inspect the affected areas before beginning any work. We will
perform any necessary prep work, priming, and painting using Sherwin
Williams paint (******* ******* *** ***** **** for trim) if it aligns with
the terms of the contract.Gable
Trim and Trim Work on South and West Sides:Similarly to the wood patch and peeling areas, we will gladly inspect and
address any areas of the gable trim and trim work on the south and west
sides, as originally agreed in the contract, and in accordance with
professional standards.Broken
Light Cover:Regarding the broken light cover, we understand there was uncertainty
regarding the cause of the damage. However, we will only replace the light
cover as part of the originally agreed-upon work. If the customer chooses
to purchase the replacement light cover, we will install it for them as a
courtesy.Doorframe
Patching/Board Replacement:The doorframe and any additional patching or replacement work were not
part of the original contract. If additional work is required, it would be
subject to a separate agreement and price. We will complete any repairs or
painting specified in the contract, but we will not extend beyond what was
originally agreed upon. Only three boards were approved for replacement as
per the contract.Inspection
and Scheduling:As mentioned in our prior response, we can begin work within 7-10 business
days upon receiving the necessary materials and approval to proceed if we
receive the request by April 15. However, if we do not receive the request
by April 15, we will need to place the customer on our schedule, and we
cannot guarantee that we will be able to start the job within the 7-10
business day window. We cannot provide an exact deadline for job
completion due to uncontrollable variables such as weather conditions and
employee schedules, which may affect the timeline. Additionally, we are
only completing work originally agreed upon in the contract and will not
be addressing items outside the scope of the contract. Any additional work
or changes beyond the initial agreement will require a new scope of work,
with corresponding approval and pricing.Outstanding
Balance:It is important to note that there remains an outstanding balance of
$3,186.84, which is due within 24 hours of the completion of the work, as
agreed upon in the contract.We would like to clarify that GA Home Improvements will not
be pressured into completing work within unreasonable timeframes or under the
threat of additional actions.While we understand the importance of returning to the
property to complete any necessary painting and repairs, we remain fully
committed to resolving these issues. However, it is important that we are
provided with a reasonable timeframe to perform the work correctly and to the
standards originally agreed upon.We will initiate the necessary repairs promptly and expect a
reasonable opportunity to complete them thoroughly. Our priority is delivering
a lasting solution, not rushing to meet arbitrary deadlines that would
compromise the quality or integrity of the work.If the customer decides to hire a new contractor, that
remains within their rights. However, please be advised that we will not accept
any undue demands or attempts to impose arbitrary deadlines outside the scope
of the project. Furthermore, we will not be responsible for covering the costs
associated with hiring a new contractor. We expect a reasonable period to
complete the repairs as originally agreed upon, especially given that the
outstanding balance has not been paid in full.Additionally, we would like to remind the customer that full
payment for the outstanding balance is expected as per the terms of our
contract.We remain dedicated to resolving this issue professionally,
and once the work has been completed to customer’s satisfaction, we expect the
complaint to be closed and any subsequent action including online reviews—to be
reconsidered.We are ready to resolve this matter and look forward to
completing the work in a timely and professional manner. We encourage the
customer contact us by April 15th to confirm their approval, provide the
necessary materials, and schedule the final inspection. We remain committed to
completing the work as originally agreed upon in the contract and ensuring it

I am rejecting this response because: The claims made remain inaccurate.BOARD REPLACEMENT
The contract calls for replacement of 3-4 boards to be replaced as well as the fish scales. The fish scales were done (of note the sheet of plywood that was used remains on the property and needs removed). ZERO boards were replaced. A message asking what boards were replaced was sent September 2023 and received no reply. An unknown patch material was applied to boards by GA's employee which early on showed signs of failure and unsuitability. The nature of this material has not been identified. The estimate did mention or not call for use of the putty material for the boards. The material applied was not appropriate has continued to disintegrate into granular material. Signs of material failure appeared shortly after application and GA was notified of same, Sept 2023 prior to the completion of the job. GA was notified in person and again in writing via text message on Sept 26, 2023 that paint was already separating from this unknown material. Moreover, I identified Requarth as a source for replacement September 2023 in writing/text. Discussion with replacement of the boards was again discussed in person in September 2023. Boards were marked for replacement by ***** with a writing utensil. The age of the siding on the house is not the source of the patch material failure. Wherever the material in question was applied throughout is now where material erosion and associated paint failure is occurring. Areas where this putty was applied are now in need of repair; the material needs removed. The choice to use this material was that of GA's employee and was not indicated in the contract. There was not any damage to the apartment door frame whatsoever prior to GA's employee applying this same putty material copiously along the edges of the door frame for unknown reason as these boards were not compromised, thereby eliminating the depth of the trim around the door. This area now has paint coming off in large patches (see photos). Of note, the estimate called for replacement of 3-4 boards (i.e. the cost of the lumber for those 3-4 boards was to be by GA). We are willing to work with GA to supply more lumber as needed beyond that as called for by the contract. At no point were any boards replaced, nor did GA Home Improvement advise need for additional boards. Instead the sole GA employee working without oversight applied the unknown compound to numerous areas. The assertion that all boards required replacement is not consistent with GA's written estimate, nor other estimates obtained prior to GA's work.
PAINT PEELING
On September 13th, 2023 I pointed out the thinly applied paint was already peeling on the south wall of the home. This is the area that has most sun exposure and had a lot of peeling at time of estimate. It is important to note that this area of the home was added in the 1980s and the boards/siding is in good condition. I pointed out that there were issues with paint peeling in this area Sept 13th in writing. ***** responded to this text and said he would return with a ladder to address them. He never did. He had previously returned to address the areas he could reach without a ladder because they were peeling, before the job was even finished due to poor prep work. The areas above that small area he addressed by re-scraping and painting extend 3 stories high. These areas are peeling throughout now. I expressed my concern at that time, in writing Sep 13th and again on September 26 also in writing noting that "you can look out the 2nd and 3rd story windows and see where the prep/scraping was not done properly. There is no way the paint reaches 4 mil thickness". This area needs repaired, likely with full re-prep (scraping, primer) and paint. Drop cloths should be used as they were not previously. Also of note, the paint on the gutters was charged $850 extra. The cost was due part due to the cost of the paint which was to be DTM paint; it was not. My concern about this was put in text as well.
COMMUNICATION FROM BUSINESS TO CUSTOMER
No response was received to when the detailed list of lingering issues with the job was sent in September 2023. However, the GA employee appeared at my home requesting payment on several occasions (I advised GA of same) and then illegally placed sign on my property October 12th. When the photo was sent to GA of said sign via text, GA immediately went to my home without notifying me and removed said sign from my property. In other words, the messages were being received but not acted upon, unless GA felt it affected them (and thus removed the sign). GA assured me they would contact me in the spring to finish the job at ** ***** St. After not being contacted as promised, I left several voicemails that summer. I texted again August 5th 2024 with numerous photos showing peeling paint at the property. I spoke with ***** that day, Aug 5th. He responded to text from me, "Yes sir will be in touch". I reached out again August 13th 2024 after leaving another voicemail with a text message "I have yet to hear from you/GA home improvements regarding your intent to correct at ** ***** St." I did not hear from GA after that. On or about March 26 2025 I posted reviews to Google and filed complaint with BBB. Only then was I contacted by GA.
COAL PATCH
Coal patch was applied to the potholes created by GA's employee/equipment but not properly tamped down. Concerns about this were communicated to GA via text noting that the lack of tamping was resulting in the material coming loose. Now, it has begun to sag/sink with time and compromises the integrity of the parking area. The prolonged use of a lift was not indicated at time of bid. The nature and weight of the lift was not discussed. When we complained about the lift leaking and being present for weeks/months at our property, **** stated that the lift was *****'s decision, not his, and per ***** he deducted the extended use fees from his pay. The cost of properly repairing and re-blacktopping the driveway to restore a consistent appearance would be likely be substantial should we to pursue it.
BROKEN LIGHT
The light was broken concurrent with the use of the ladders/lift. We are willing to purchase a new cover for GA to install per prior discussion. We will need GA to provide the model number by their inspection if/when on addressing peeling paint of south wall.
TIMING OF REPAIRS
We feel that a reasonable amount of time has already passed and that GA has not acted in good faith to this point to make remedy, having been notified of issues at property via numerous voicemails, in person meeting with *****, and accompanying text messages regarding the substandard workmanship of their employee, including but not limited to: September 2023, August 2024, and March 2025. Promises to return in person or follow up in communications have not been honored. Contact was made by GA only after BBB complaint was made. Initiating work within the next 30 days (now by May 1st) for completion within 30 days after start is fair, reasonable, in good faith, and necessary to be able to identify another contractor capable of addressing the issues left by GA Home Improvements this painting season. GA's prior effort spanned nearly 5 months (Jun 2023-Sept 2023) without completing the job--this is not within professional standards: 30 days from start to completion in this instance is fair and reasonable, and necessary should addressing persistent deficiencies this painting season be required. We reserve the right to obtain additional professional opinions of the condition of the paint/workmanship prior to and at completion. We invite GA Home Improvements to identify any third party license, bonded and insured professional painting service (1) to make additional third-party professional assessment of the current conditions and (2) provide estimate for cost of repairs/completion should GA not be able to complete them in a reasonable time frame.
GA Home Improvements arbitrary deadline of April 15th is noted, albeit with specious reasoning as GA has been contacted by this consumer repeatedly seeking resolution. GA was notified by text on 4/9/2025 and is hereby again notified that they are welcome to inspect the property to assess scope of necessary repairs/remedy to plan accordingly. We ask that a text suggesting a date/time be provided ASAP. Photos of peeling paint, unpainted trim on south gable, etc were sent (again) on 4/9/25. Sample boards of Shiplap 106 from Requarth are present in rear of property and may assessed for use to make repairs. Intended start date and scope of intended remedy should be indicated by writing (text is fine) as well. We are happy to meet with and/or discuss the matter with GA Home Improvements to resolve this issue amicably and expeditiously. (If meeting with **** directly, we would prefer he not be open-carrying a firearm on our property as he has in the past and/or presence of a third party). Otherwise, the remaining options are for us to seek remedy as allowable by law which may include filing a formal complaint with the **** ******** ********* ******, and/or initiating legal proceedings in Small Claims Court or under the CSPA. This could result in liability for treble damages, attorney’s fees, and court costs under Ohio law. We invite the BBB's assessment and any suggestions for resolution as well.

GA Home Improvements makes claim that it is unknown to them and has no ability to estimate how many boards will be needed to address and repair the substandard material applied to boards. GA Home Improvements makes claim that the owner is to be responsible for the cost of the boards damaged by use of inappropriate patch material by GA Home Improvements employee. GA Home Improvements does not state whether or which areas that have paint chipping due to poor prep will be addressed or how. Regarding the inspection, we would like to clarify that its purpose was to give us a baseline understanding of your property’s current condition and to identify any areas that may require attention. It was not intended to serve as a finalized or itemized scope of work. At the time the inspection was scheduled, we explained that we would notify you if anything outside the original scope was identified. Since no such issues were found, no follow-up was necessary. The work remains exactly as outlined in the signed contract.
It is important to note that, as with any project particularly with historic homes, unforeseen issues such as additional rotted wood or surface damage may not be fully visible until the work begins. For this reason, we cannot confirm in advance the total number of boards that may need to be replaced. Based on our inspection, we believe the materials currently on hand will be sufficient, but there is always a possibility that further damage could be uncovered.As the contract includes replacement of only three boards, any additional board replacements due to rot (a common issue in older homes) would be the responsibility of the homeowner, as these are not the result of faulty work or negligence. Should this occur, we will notify you promptly, provide documentation of the affected areas, and offer a clear breakdown of any additional costs. If you have to purchase boards for the project, we will show you exactly where they have been installed. Any unused boards will remain with you at the conclusion of the job.
You also mentioned a concern regarding paint chipping. This will be addressed using the industry-standard method: scraping loose paint, spot-priming any bare wood, and applying finish paint. This is the correct and professional approach to treating chipping or peeling paint, and it will be completed accordingly.
In terms of communication, we want to clarify that we never stated you must communicate via fax. We informed you that we manage all communication through phone, email, or fax, whichever method is most convenient for you. This approach ensures a clear, consistent, and verifiable record of all correspondence. We no longer use text messaging for business purposes, as it does not meet the documentation and visibility needs of our project management system. I am rejecting this response because:Scope needs better defined.
GA Home Improvements has agreed to scrape, caulk, +\- prime and repaint areas where chipping has occurred per industry standard. These areas are extensive. The industry standard for paint is 4 mill thickness for paint, and is required for Sherwin Williams paint guarantee. Paint should be Sherwin Williams ******* ******* *** ***** ***** Please use drop cloths for chipping paint. The chipping paint extends to the third story on at least 3 sides of the home.Issues remain regarding use of an inappropriate patch material used on boards by GA Home Improvements. This material where applied has retained moisture drawing moisture into the boards which now may require replacement. Any board/areas where this material was applied will need addressed. Any boards for removal should be documented with photographs and set aside. The most appropriate replacement boards are shiplap 106 from Requarth lumber (or similar). 24 feet of this lumber is located currently at rear of home and may be removed for priming per request of GA Home Improvements. The trim area around apartment door had the inappropriate patch material applied and this was disrupted during inspection. It is expected GA Home Improvements will address accordingly and replace board as necessary.
GA Home Improvements agreed to replace light cover on rear light, believed to be damaged by former employee. Per prior discussion in 2023 because this was not directly witnessed, the owner will pay for a new light cover for GA Home Improvements to install. Cover model number/replacement sourcing to be assisted by GA Home Improvements upon inspection by ladder or lift.
South facing gable trim (3rd story) remains incompletely painted and will need painted in ***** ****.
Paint splotches on trim on south wall need retouched.
GA Home Improvements left partially used plywood sheet on west side of home. This should be removed.
No trash including cigarette butts, food wrappers, bottles or other materials should be left on the property at any time. Vehicles or equipment that leak oil should be cleaned up after.
A method of timely communication/working phone number should be provided if there are concerns with employees on site. A cell phone number is preferred.
