    On 4/24/2025, while shopping for a mortgage lender, I came across ****** ********** website (scarpero.com), along with dozens of others, of course, but I looked at all the reviews of the mortgage brokers and decided to give Mr. ******** a chance, since he seemed to be the highest rated (A+ on here) of the list that came up. I personally, am a disabled Veteran, on a set income, with a low credit score, due to extenuating circumstances. All of which was told to Mr. ******** within the first few sentences of me introducing myself to him on the phone. After I literally cried to him with excitement about the house I am under contract for, he assured me he would be able to get me funded for the home, no matter what my credit score, as he had (in his words) just closed on a loan for a Veteran with a 476 credit score, so my about 580 score (575) would be more than adequate. I notified him even of the fact that I qualify for a housing grant from the VA that would help me fix up the few things that could be fixed to make it more disabled-veteran-friendly for me, to which he replied that he could help me out even further by looking at getting me approved for a VA renovation loan, but that I would just need to pay him $92 to run my credit and I would get the $92 back later. Even though I was hesitant and said no to him and that I just wanted to try for the VA loan that I know I was qualified for and could get. When he insisted more, I ran my card and got exactly what score I thought I was going to get that would not qualify me for the minimum 580 medium credit score he said I would need to get the renovation loan. Now, he said I need to fix my credit before I can even get qualified and get my $92 back.

    Mrs ****** applied for a loan through our mortgage brokerage. Due to the increasing cost of credit, we are forced to charge in advance for credit reports. We make no promises that loans can be approved.

    Unfortunately for Mrs ******, we could not immediately approve it. I denied the loan due to a recent default on her credit card in 2024.

    I gave her a game plan to get the loan approved in the next 60 days. Unfortunately instead of following the game plan, she decided to call me a scammer and complain. 

    The credit report fee is nonrefundable. We make no money on it. The money that she paid was paid directly to the credit bureau.
