Safeguard left a sticker notice on our door that the home was vacant and/or abandoned and the house would be rekeyed within 3 days. We have lived here consistently for over 2 years and never missed a mortgage payment. We contacted safeguard and they did not have our address in their system so we should NOT have received this notice. They could not give an answer of who or why this man in a blue vest with the words "mortgage inspector" put the sticker on our door or identify the correct address it should be at. We have a ring camera and he knocked on the door (which just goes to our garage so even if we were home at the time, we could not hear that...). He also looked confused looking at his phone which makes us suspect he didn't know where he was. We also contacted our mortgage company and they did not ask safeguard to come and confirmed we have made all payments. This is very concerning that a company would essentially threaten to rekey our home while not having the correct address. They are answering their phones to speak with someone, but essentially they are not helpful in resolving this. If a company is going to put such a notice on a home, they should without a doubt, know that they are at the correct address.Business Response

I am filing a formal complaint against Safeguard Properties due to their repeated misconduct in handling mortgage-related property inspections. On February 19, 2024, Safeguard Properties left a vacant property notice at my home, falsely claiming that the property was unoccupied. This is entirely inaccurate, as I actively reside at this address. This action was not only misleading but appears to be part of a broader pattern of behavior, as multiple complaints from other homeowners indicate that Safeguard Properties has a history of improperly marking occupied homes as vacant. These false designations can lead to serious consequences, including unnecessary legal complications, property damage, and distress for homeowners. Additionally, their actions appear to be in line with an ongoing effort by my ******** company, ****** ********* ******** (***), to pressure me into foreclosure, despite the fact that I have been actively engaged in communication with their legal representatives. I was informed by Todd ******* of ***** & Associates, ***’s legal counsel, on January 30, 2024, that if I wished to retain my home, I simply needed to inform them, and they would discuss the matter with ***. Since then, I have sent multiple emails (on 1/30, 1/31, and 2/22) requesting updates and the judge’s contact information, yet I have received no response. Safeguard’s fraudulent designation of my home as vacant appears to be an attempt to escalate foreclosure proceedings unfairly. This is an unethical and potentially illegal practice that puts homeowners at risk by creating false records that could lead to premature property seizures or lockouts.Business Response

This place, which I have NEVER done ANY business with or have anything to do with has been calling my phone hundreds of times a year over the past 2 to 3 years. This company put note on door 12/18/24. I was on vacation. When I returned the home was ransacked completely..every room and every drawer. They broke in through window on 2nd floor. Items missing. My kitchen was flooded. ******** Bank hired Safeguards for inspection, an inspector came out on the 18th of October. My wife was concerned about the inspector taking pictures of a room that wasn’t implemented into the damage, she asked him a question about that, he became annoyed of the question. He went back and informed the company and ******** Bank that my wife refused to allow him to take pictures but he had already took them. I called ******** bank to request to send someone else out or find another way, like zoom for the pictures. That was denied. ********, didn’t call me to inform me of that, I found out when I called. I’m still without floors or my kitchen is un-usable. I do have a recording of the conversation between the inspector and my wife. According to ******** we would have to go through safeguard in order to get additional funds to get our kitchen repaired.Business Response

I called ***** ***** about completing the inspection on my roof so my contractor could receive the rest of the funds. ***** ***** put in for Safeguard Properties to contact me. The first time I received a text from Safeguard on September 19. They stated they would call me within 48 hours. I never received a phone call. I called back to ***** ***** to set up another inspection. I received a text from Safeguard on September 30 at 7:05 in the morning saying a inspector would call me within 48 hours. No one called me. I receive two text messages from Safeguard on October 9th. The first text message was at 8:31 AM and the second text message was at 12:31 PM. Both text messages said I would receive a phone call from a field representative within 48 hours to offer options for an appointment date and time. Around 2:00 PM on October 11th, I received a phone call from someone at Safeguard saying that I will be receiving a phone call from an inspector in 24 to 48 hours.Business Response

Safeguard properties was hired by my mortgage company to complete inspections and submit the results to the inspection co. The last inspection dated 9/20/24 was completed and photos was taken of my property and my mortgage company never received them. There was also an inspection done 9/10/24 was completed and the photos in the inspection report were old photos with descriptions that did not belong to my claim. An inspection was done 4/2/24 and all the information in this report was duplicated in the 9/10 and 9/20 report. These reports continue to tell my mortgage company what is expected to have the work completed 100% is to have the basement window installed, clean walls, paint door, and drywall. Well the drywall has been up since 6/18, the drywall is new so it does not need to be cleaned, the window was installed back in April, and the door is white. Was never painted and does not need to be painted. I’ve submitted photos to my mortgage do that will not accept because it needs to come from safe guard and I keep having to reschedule inspections due to this incompetence.Business Response

We received a sticker on our front doormat that said our home was deemed as abandoned and if we did not respond within 3 days our locks would be changed and our home would be winterized. I'm not sure by what standard this company deems homes as abandoned. We have a car parked in the driveway nightly, we have decor that changes with the season on the front porch and our yard is maintained. Additionally, we do not even enter or exit through our front door, we go through our garage. The only reason we saw this notification was because we were putting out a pumpkin for Halloween. Our home is not abandoned and I asked that this company no longer sets foot on this property whether they are contracted by our mortgage holder or not, you are trespassing.
