    Love this place. My storage unit is safe, affordable and convenient. I can pay in person, online, or set up autopay. And the office staff is great if I ever need help with anything. Thank you!!

    roof leaking. fell through the floor where water was seeping inside and rotted the floor. black mold everywhere. they were suppose to fix the leaking years ago and didnt.. been to the hospital because of breathing complications due to the mold and dampness

    We are aware of this situation, and we regret the damage done to Ms. ********’s stored property. Having said that, we feel that Brown County Storage not only bears no responsibility for this damage but also that we have bent over backwards to help Ms. ******** through the situation. Ms. ******** is aware that:
    • It is the customer’s responsibility to advise us of a water leak that could cause damage AND to provide access to her unit so that we can fix the problem.
    o In the fall of 2021, Ms. ******** advised us that her unit had a roof leak. We offered to move her stored contents to another unit of her choice; however, she REFUSED to sign our standard rental agreement for the new unit stating that we were not responsible for damage to stored property. (She had previously signed the EXACT SAME agreement on June 25th, 2020 for her initial storage unit.)
    o She also left her personal locks on her storage unit, preventing our entry into the unit to ascertain the damage and fix the problem.
    o Brown Co. Storage did attend to the roof of her unit on multiple occasions to attempt to rectify any possible leaks.
    • On August 18th, 2022, Ms. ******** filed a complaint with the Ohio ******** ******* regarding this same issue. We responded to her claims, and the Attorney General found no wrongdoing on our part. As part of our response, we did offer a payment of $320 (4 months’ rent) to appease Ms. ******** and settle the issue; however, she did not respond.
    • Since then, she has not removed any stored items from her unit and over 3 years have passed since the initial complaint. Had she really been concerned, wouldn’t she have acted then?
    • For the past two months, we have provided Ms. ******** with a FREE storage unit for her to use to sort her belongings, as well as free rent on her current unit. We did this as a good faith gesture to try to help her with her move-out of the unit and vacate the property.
    • Per her signed rental agreement, the tenant is responsible for insuring the contents of her storage unit. We do not inspect, appraise or evaluate the contents of the unit. We do not enter any unit until it has reached auction status after a long delinquency period, which, in this case, did not occur.
    • Ms. ******** rented a large, non-climate-controlled unit at a discounted rate. In this type of unit, the contents are susceptible to changes in humidity levels and a high range of temperatures, well over 100 degrees in summer and below 0 in winter. Any natural fiber (cotton, wool, wood etc.) type of stored property is certainly at risk of mildew absorption in these non-climate-controlled units. Other similar units are used to store outdoor items, tools, building materials, lawn equipment etc. which are not at risk. Brown Co. Storage does not inventory, assess or appraise the condition of the stored property at the time it is moved into the unit. From her time on the property, we have seen how Ms. ******** takes care of her property. On multiple occasions, her truck bed was filled with contents in the pouring rain. If Ms. ******** is storing wet items in a non-climate-controlled unit, she would be introducing moisture into the environment which will cause mildew to run rampant in these hot, high humidity seasons.
    • Ms. ******** has not contacted our office to formally move out of her storage unit. We assume she is done with the units by the fact that she removed the locks and vandalized both her unit and the second unit we allowed her to use. She has painted graffiti inside both units prior to her last time leaving the property.
    As a side note, the first time I met Ms. ******** over 5 years ago, she stated that she was dying of cancer and just out of the hospital. Every time I have seen her since, she has had a new infirmity and was supposedly on death’s door. As such, I doubt the veracity of her claim that mold and dampness in her storage unit put her in the hospital. Ms. ******** appears to live in her pickup truck, which is packed with her possessions, including two small dogs in cages, and smells fetid. To say that she lives an unhealthy lifestyle is an understatement.
    We went out of our way to accommodate Ms. ******** and assist her with moving out of her unit. Her moveout process took well over 6 weeks (similar move-outs take other customers 1-2 days), which included multiple rude and aggressive confrontations with our office staff on her part. She remains a bitter person with an axe to grind and is looking for any avenue to complain and damage our business’s reputation. We are a reputable business, in operation for 40+ years and currently with over 400 storage clients occupying 530 storage units. In our 40+ year history, we have had ONE Ohio Attorney General’s Office complaint and ONE BBB complaint… and BOTH of those were from Ms. ********.
