    I am writing this letter to submit a formal complaint against Committed Title and Closing Services due to the continuous mistakes and issues that they have caused in the delay of building our new home. I have enclosed a timeline of events to further demonstrate the facts. We closed on a property in Bremen, Ohio, on October 26, 2023 and it is now March 5th and we are still unable to close on the construction loan at this time because of a lien that was on the property at the time of the sale and was not disclosed to us. Our builder is currently in a holding pattern because he cannot start another job because we have a contract. The lien was discovered by our bank while it was with the underwriters on February 6, 2024, 3 ½ months after closing. The reason that it took that long to get to underwriting is the beginning of the nightmare that we have been living for 4 ½ months. Committed title has made mistake after mistake causing multiple issues and refuses to accept any responsibility for them and had made no effort to inform us of any updates or status. I would like it explained as to how and why did we legally purchase the land on October 26, 2023 with a notarized copy of the deed making it a legal document, could Committed Title change the sellers name to an LLC without our knowledge and then using December 26, 2023 as the sale date? Two full months that we had to make payments on but yet according to the deed, we did not own? Shouldn’t I be due some refund and interest on those payments? How can Committed Title let us as the buyers purchase the property with a lien on it and not disclose that information? Why did it take our banks underwriters to discover that there was a lien and then, did the process start to have it removed by the seller’s mortgage company? Why is it that documentation that should have been completed when the split was approved in September of 2022 was not done?
