Its an income based apartment. They owe me close to $2,000, said I over paid and would get the money back but I never did. Constantly changing my rent without notice, owe me money that was supposed to be credited but I never was, said I didnt owe rent for this month (December) but then calls me today (12/19/24) and says I owe rent and its past due.
I had an issue in September of being harassed by my neighbors and the property manager let them off with a warning.I paid for an apartment carpet when I transferred from one apartment from the other thats supposed to last ******************************** 2005, so they stole even more. Today, I had my mom stop by my apartment while I was out of town and the property manager was outside being rude to my mom saying she wasnt allowed to go in and threatening to write me up for her being rude (which I have on camera). The property manager then messaged me on social media unprompted to call her which I thought was weird and unprofessional.
I feel like something is not right with the company. They arent following the rules and the property manager constantly breaks the rules but then chews others out if they do anything against the rules. Its like walking on eggshells. I am in constant fear that we will get evicted because of abuse of power. This isnt right the way they steal from people, constantly break the rules and then expect you to obey or be gone. It seems like a power hungry person is mean because they are better than you for you living in an income based apartment.
We arent allowed to have animals but the manager has multiple cats and breaks all the rules. Youre not supposed to live there if you have a house but the manager lives there and has 2. I feel like we are being mistreated, which isnt fair since this is government assistance. A change needs to be made and I will have to be the one to say something for all of us and hope more retaliation doesnt come from me submitting a complaint,

Good afternoon,
I have researched the complaints from Mr. ******** ***** and found that Mr. ***** filed unfounded complaints with the BBB due to being upset about his rent adjustment. Mr. ***** had started and stopped yet another job and his rent was being adjusted, because we are a Section 8 property. He was told to wait to pay his rent until the adjustment was complete since we had to verify the loss of the employment, etc. Once it was verified and all paperwork complete, he was told him rent would decrease from $810 to $35, which is what was due immediately, as rent is due on the 5th of the month. Therefore, the claim is false.
I reviewed Mr. ***** claims of our company owing him $2,000 and there is nothing to support these claims. We are audited by a third-party company as well as The ******************************************* (HUD) requires annual Management and Occupancy Review (MOR) where a HUD representative reviews the files and this would have been found during either of these occurrences but was not. Therefore, the claim is false.
Our policy regarding tenant complaints is that tenants must fill out a complaint form with detailed information regarding what is occurring, and management handles it accordingly. Mr. ***** verbally complained to the manager about kids running through the yard and touching his Halloween decorations and when asked to fill out a complaint form, he refused saying, he did not want to cause problems. The manager did speak to the parents of the children that were touching Mr. ***** decorations and made them apologize and Mr. ***** thanked the manager for handling it so well. Therefore, the claim is false.
I have no record of Mr. ***** complaint about the carpet, if he has information (proof) as to these accusations and can show us I will gladly research the issue. The claim is false.
Mr. ****** feelings about our company are just that, his feelings. We are a Multifamily Section 8 property that is funded by *** and there are regulations and policies and procedures that must be followed at all times, we receive high scores on our management reviews of course financial reviews (audits) are done without any issues. The claims are false.
The manager who lives on site does not have the same rules that the residents due regarding animals, as she is not a resident, she only lives in the apartment while she is employed by our company. Therefore, it is an untrue claim.
Mr. ***** mother was struggling to enter the apartment so our manager asked if she could help and they did have a verbal exchange; however, the manager states that if Mr. ***** would show the camera footage he has, it would show that the mother was the aggressor and was cursing and rude toward our staff. My staff has been informed in the future to contact the police department if they feel someone is trying to gain access to a tenant's apartment without consent. Mr. ***** came to the office shortly after this occurrence between our manager and his mother and cursed and yelled at my staff. I have informed my staff moving forward that Mr. ***** needs to be asked to leave if he cannot maintain composure and speak to staff in a respectful manner, if he doesn't' leave we will contact the police department to have him removed. This claim is false.
In closing, I believe these accusations are unfounded and false. Mr. ***** has provided no proof as to any of the claims he has made. I will gladly investigate valid complaints in a fair and just manner; however, this type of complaint is something that happens in our profession when a resident is upset because they didn't get their way with something and there is not any validity to the complaints, therefore; I would like to request that the complaint from Mr. ***** be removed from the BBB site and closed due to falsifying claims against our company.

[If you do not say why you are rejecting the company's response, BBB must close your complaint.]
Complaint: 22712012I am rejecting this response because:
I have video proof my mother was not yelling or cussing on video, she was bombarded by the property manager even though no rules were being broken. The property manager was being rude and abusing her power. I also have proof that I was told a different date that the carpet was installed. I also a voicemail form 10/21/22 saying that I wouldnt be getting my money back that I was promised and waited months for and was told I would get a credit which I never received. When I talked to the property manager involving the incident with my mother, we had a conversation about it and while both of us raised our voiced, she ended apologizing and said she would apologize to my mother and tried to shake my hand so Im not sure why this talk of the cops removing me is being talked about. I did nothing wrong and have broke no rules.

I would also like to add that I did not quit another job. My job is seasonal. Im not really sure why that matters at all. My rent changing isnt from 810 to $35, its from them saying my rent was $810, I paid it and they told me my rent was actually 544 for that month so I had been told I had a credit of 266, then I revived a paper saying my rent was not $810 at all and was actually still less and over paid twice in a row. I have proof of what my rent was. When I talked to ******* (the property manager) about the money that was owed she said she would figure it out and never did and when I bought up the money form 2022 she told me I would fight that. So Im taking her advice. I also showed the property manager the paper showing a different date in which my carpet was installed and she apologized that she couldnt help me and said it wasnt right. The paper left on my door with a different date is from ****** **** herself, so her stating she has no record of a complaint is false. I also want to add that I did file a complaint about the neighbors, so them stating I never filed one is false as I have picture proof of the complaint forms I filled out. The property manager told me they would get a warning and that the complaint forms would be in their file incase it happens again. I have tried to contact ****** with no answer. I have attached a couple photos to prove I have proof about everything that she is stating is false and requested the complaint to stay BBB site since I have proof that Im not falsifying claims against their company.

I would also like to add that my complaint about my neighbors was more than Halloween decorations. I brought I up to the property manager and she talked to them and after that is when the neighbors started harassing me and flipping off my ring camera calling me names. Her stating that I didnt get my way is her saying I stole money and youre not getting back. Her stating that Once it was verified and all paperwork complete, he was told him rent would decrease from $810 to $35, which is what was due immediately, as rent is due on the 5th of the month. because ******* actually said I didnt have to pay because I was having problems with my money disappearing and she said that I didnt have to pay so when the rent was adjusted for the month after I wouldnt have to worry about another $810 disappearing. So, all of this is from ****** is completely false as I have multiple witnesses and proof. She wasnt even there that day, so Im not sure wheres shes getting information from but it is 100% inaccurate.Business Response

Dear *** *****,
I feel I must apologize regarding the carpet issue, unfortunately, I have over 14 properties to keep track of so of course, I do not remember everything that happens, that is why I rely on our managers. However, it does appear that we adjusted the charges after I received your concern, did that not occur? Did you receive a credit on your account?
Regarding seasonal work, it is typically you start a job, you end a job, that is why it was referred to "quit a job" Whatever you do with your jobs is not my concern, and I do not adjust the rents, this is done by our Records Coordinator who has over 20 years' experience in this area, and as stated before has been audited and reviewed by HUD without any findings to support your claims of being overcharged.
I truly have no knowledge as to what you and ******** discussed from 2022, again, if you feel there was an error on our part, submit all your evidence and verifications that we would need to investigate the problem, and I will make sure it is done and submit all findings back to you. The fact that this is two years ago, and I am just now hearing about it concerns me, but as I stated above, if you can get me the information it will be investigated.
Regarding the complaints about your neighbors, I cannot confirm or deny what, if anything, was given to the people you complained about. We must protect all of our resident's privacy; therefore, I can' t discuss another resident with you. However, moving forward if you feel you are being harassed by someone you should contact the ***************** as we do not provide security to the residents, as per the lease agreement you signed when you moved in. If you do contact the police, please obtain a police report or log for the office so we have record of the issue. I hope this helps in the future if needed.
I apologize if you have tried to contact me and haven't been able to get a response back. I typically return phone calls within the week someone calls me. Just to insure you have the correct contact information it is ************ and just ask for ******. My email is also: **************************************************************************.
In closing, I am more than willing to investigate any issues where you feel you are owed money. Please get me the information and I will do it as soon as possible. Any other issues you feel you have, I hope I have addressed them and apologize for any confusion there might have been. I will continue to strive to provide better customer service in the future.
Thank you for your consideration and cooperation with all matters.
Sincerely,

[If you do not say why you are rejecting the company's response, BBB must close your complaint.]
Complaint: 22712012
I am rejecting this response because:I was not given any credit or a refund for the carpet I paid for. As a matter of fact, I brought up concerns about the carpet's age before I even paid and was told that I had to pay or it would be sent to collections, and I would never be able to rent from an income-based apartment again. After I paid, I was told by ******* that the carpet was installed in 2005, nearly 20 years old. I appreciate ****** apologizing, but this is after she called me a liar to the BBB, which ruins my name and character. I understand if someone doesnt like me, but I would never lie about any of the claims I have made. I have been a resident here since 2016, and if I were someone making up lies, it would have been a long time ago and not after 8-9 years. I have always been nice and respectable to the staff here; however, I understand that ******* and I got into an argument that was about how she treated my mother. She claimed I had to tell her that I was out of town for a couple of days, which is not true as the lease clearly states to let someone know if youre gone for more than 3 consecutive days. Theres also nothing in the rules or lease about my mother entering my apartment or me having to be present at the time, which ******* threatened to write me up for.
I do not remember everything that happens, that is why I rely on our managers.
Respectfully, if the manager is where she received her information from for her reply, the manager is the one who treated me like this and made me feel like the last resort was to go to the BBB. She claimed that I am lying about everything when I could have provided her with all the information she claimed I was lying about, but instead, she said that I lied about everything, and I provided proof that I am not. She also claimed that my mother was the aggressor and that its on video. I have the video, which she has never seen, so how could she claim that?
As regards to However, moving forward if you feel you are being harassed by someone, you should contact the ***************** as we do not provide security to the residents, as per the lease agreement you signed when you moved in.
House rule 18: Bullying is strictly prohibited at all Laneco****** properties. The landlord defines bullying, for the purpose of this policy, as 'the activity of repeated aggressive behavior intended to harm another person, physically or emotionally.' Bullying can take on many forms. If a Resident believes they are a victim of a crime, they should contact their local authorities immediately, then report it to the Property Manager.
I reported it as the lease states to do, so I could try to get the situation under control to avoid bringing the police into it. I talked to one of my neighbors, and she did apologize. I havent currently had any issues as of recently, but my point in bringing this up is that when I reported it, it seemed to feel as if it was no big deal even though its a violation of the lease. The reason to bring this up is to go back to my point of how myself and others in the community seem to feel as if the property manager picks and chooses which rules to follow. Such as trying to claim I was breaking rules for having my mother over and threatening to write me up and treating my mother poorly over the incident that occurred. ****** claims that my mom was the aggressor and that I have it on video. Which, I do have on video and proves that my mother was being respectable, and ******* was the one treating her wrong and falsely threatening to write me up for a rule that I did not break. When I talked to ******* in person, she even said, I never wrote you up for all the other times you went to concerts and stuff and never told me. Which is another reason an argument started in the office. I went to a concert and was back the same night, maybe gone as long as a shift of work, but she was acting like I have to tell her my every move, and I told her that it was an invasion of privacy and space and that the rules state I only have to report if Im gone for more than 3 consecutive days. Which, she did know prior to us going to the concert, thats literally how she knew about it to even bring it up. This made me feel as if I was being discriminated against and harassed since others can get away with breaking multiple kinds of rules, but I get threatened to be written up for rules I didnt even break and made me feel as if my apartment is being targeted for no reason at all.
I appreciate the apology for not being able to get in contact with her. I will try to reach out again to get in more depth with my concerns, such as the carpet, my rent from the last few months, the money from 2022, and *******. I am still requesting this stay as I proved that I am not falsifying claims about the company as she claimed I have. Her response suggests there may be a significant misunderstanding of the facts.
