On July 17 and 18th, a site preparation was to be excavated for a 24 x40 barn building. The cost for this was to be $3250. The excavator committed to preparing a pad site for the building. This was to include proper grade elevation to allow for adequate surface Drainage away from the building site. The ground should have been sloped away from the building on the finish grade however, this was not the case. The finish grade was not properly executed to allow for proper drainage away from the building.
On two occasions the first being while we were , working on the inside for the horse stall installation water flooded the inside of the building.
After the final “finish grade“ during a rainstorm all three horse stalls were flooded with water this being, because the initial excavation for the pad was not properly executed, and the land surrounding the building was not properly sloped away from the building so that water would drain away from it.
When contacted the excavator claimed that all His work was executed properly.
I have since had two excavation company owners review the job site and the excavation.
They both have made very similar statements that the site preparation was not properly executed to allow for proper drainage around the building. One of the business owners has 24 years experience. The other has 30 years of experience in the field of excavation. they have also, estimated that for the building ground to be properly prepared around the site so that water will not enter the building, It would cost anywhere from $6500-$15,000.
Further conversations with the original excavator resulted in his offering to make the proper repairs and preparations in order to fix the problem. Our problem with this offer, is that if the proper preparations and excavation could not be completed the first time, why would we want to, further the problem with more improper repairs that could make the situation even more dire.
