The work was to caulk/seal approximately 200 LF of joint (around courtyard and front porch) between concrete slab and foundation wall on new home, *** ****** ***, *****, ** *****. New caulk failed/split/delaminated after 4 months of summer weather, no winter.

March 2024 (first week), work completed. Full payment was given to contractor *** ******, Inventus Masonry, on March 7, 2024. $2,171 ($1,456 for courtyard + $715 for front porch)

Aug 6, 2024, notified contractor ****** of the joint failure via text message with photos. Requested a refund of the amount paid for the work. ****** replied “…there will be no refund.” He suggested that it was a product/sealant failure. He offered to re-caulk/seal at no charge using replacement product to be requested from the manufacturer. ******'s original work was poor, I don't want him to re-do.

Aug 14, 2024, manufacturer tech rep (*** *******) visited job, took samples of failed sealant and inspected installation.

Aug 30, 2024, ******* issued 2 reports (provided with complaint). Conclusions: 1) sealant product met manufacturer specifications, 2) sealant product was improperly installed.

Sept 3, 2024, sent e-mail with all information to ******. Followed up with two text messages. ****** has not responded as of Sept 23.

The caulk/sealant used was Tremco Dymonic 100, recommended and provided by contractor ******. Contractor was referred to me through builder via counter staff at ** ****** ****** in ******** *****. ****** also sold sealant to ******.

Quality commitment from Inventus/****** on the price quote document is that they are "a specialty contractor that's relied upon for our experience and expertise. We bring professional craftsmanship and low prices to each job..."

A properly installed caulk joint is expected to be durable for 10 to 15 years before needing resealing. New sealant/joint failed within 4 months under spring/summer conditions. It was never exposed to winter/freezing.
