      Paid rent in the full amount of the 5th of November, the day rent is due, payment was received and I received 2 separate notifications with confirmation of payment. On the 21st of November they notified me that they changed the amount due for the month from $584 to $630 because the payment was late and they didn't process it until the 21st. Called to speak with the manager and she said there was no account found and after 15 minutes of explaining she changed her story to there was insufficient funds. After another 10 minutes of arguing she said there was sufficient funds and an account was found but they wouldn't "take the money". I have proof of them receiving the payment. A family member worked for them in the past, he quit and moved out and they have been singling me out and damaging my property because of it. And now they have started taking the rent money and saying we never paid despite having various forms of confirmation. They have started charging late fees for their incompetence.

      It is unfortunate that this situation happened. However, we have a 3rd party that handles all of our payments, and this is between that 3rd party company and the resident's bank. The resident's payment came back as account not found. When it did that showed the resident as being late and at that point the $50-dollar late fee was added. The documents that were uploaded were from when the payment was originally made not after the payment was returned. Also, it usually takes a few weeks for any payment that is going to be returned to show that way on our end. If a resident makes a payment and it seems to not come out of their bank, they should contact the office Asap because that usually means something is wrong. For the other things mentioned on this complaint. Any violations that were given to the home/lot were in regard to our park rules and from a violation given to the park from our local township. At no time has this home or any home been targeted for any reason. I also would like to mention that the name making this complaint is not an approved resident in our park.

      Starting Jan 2023 a new owner purchased Raintree Village. Since then the residents have been overcharged for water. The management will not provide any documentation as to cost of water per cuft. Less water usage will cost more per our rent ivoices. Ie: used 5.2cuft in Feb 2023 and was charged $60, but used 4.6 last month and was charged $97. I have reached out and have gotten no answers to my questions and concerns. I have tried to get contact information for the owner and the office manager refuses to provide. I would like a refund of the money they have been overcharging myself for the last 3 months. I am not the only resident this is happening to.
