I had my roof replaced in 2021. At the time, the roofers assured me that removing the warming cables (I am not certain that is the appropriate term) from my roof would not be an issue. They said that the new roof would be structured in a way that I would no longer need them. Since getting the new roof, I have had ongoing issues of water coming in from the roof. The last told me it was an a one time incident due to unforeseen and unusual weather. The problem is ongoing. Today they told me that they previously recommended warming cables and they can give me a quote. I continually have water in the house, I am paying to have the ceiling, walls and inside repaired due to this. I was assured I no longer needed the cables and now the company is telling me they recommended them. They are the ones that removed them.

    To Whom it may concern-

I want to start by saying I am sorry Mrs. ******** is experiencing ice damming issues. Northeast Ohio weather contributes to this unfortunate phenomenon and many homeowners endure this stressful experience.

The root cause of ice back up (also known as an ice dam) on a roof is typically inadequate attic insulation and ventilation, which allows warm air from the house to leak into the attic, melting snow on the roof and causing the meltwater to refreeze at the edge of the roof as ice, creating a dam that can lead to water damage inside the home; other contributing factors include heavy snowfall - freezing temperatures and unique roof designs.

When we installed the roof on 6/25/2021 we discussed with Mrs. ******** that her old  heat cable installed by the previous homeowner was old, compromised and non functioning. We could not warranty them due to age and condition so we agreed not reinstall them. We can not guarantee ice back up with or with out heat cables. ( per our contract ).  They are one of the measures to help prevent ice dams in addition to adequate insulation and ventilation.

We doubled the ice guard to 6 feet and added ***** vents to extend her bathroom fans out through the roof. Additionally, we upgraded the ventilation system.

On 2/9/22 Mrs. ******** called our office to report some icicles and leaking. We explained that is ice back up and suggested she may need more insulation. She agreed and said she understood and would call us back if it continues.

2022 We met with Mrs. ********* personal contractor regarding a flashing issue.  Our ****** and her contractor agreed there was NOT a flashing issue and they collectively recommended adding  a heat cable and insulation.

2023 and 2024 - no communication with Mrs. ******** or her contractor.

1/18/25 - (Saturday). Mrs. ******** left a voicemail regarding leaking in her foyer. We returned her call that day.  ( she left us a 1 star ****** review)

1/20/25 - (Monday) We spoke with Mrs. ******** and sent our ****** to her home. He recommended a heat cable again and she slammed the door in his face. ( she gave another ****** review). We responded immediately and left her a voicemail message to discuss.

Mrs ******** has not returned our calls.

    Sincerely,

    Bill Buehl A&B Roofing
