    We bought a Ft. Collins home in early September 2024. The inspector seemed pretty good, and did find that we truly needed radon remediation. But he missed a biggie. As it was summer, we didn't need heat until considerably later, like October. In our area all homes are all-electric. Our main living area has 4 baseboard strips. The heat seemed to come on one morning, but at the next look, the ********* thermostat was shot. We called an electrician and learned that the breaker-circuit and the thermostat were exposed to twice the load for which they were rated. The electrician and I watched the breaker open in about a minute. How did the inspector not catch this, and HOW did the fellow selling the house sleep nights? The situation could not have worked for anyone using the house during the heating season, so it was contrived in the summer when the house was listed to appear OK, and the inspector did not do a thorough job . . . or was in collusion with the seller. As suing anyone would have been a pain, we absorbed the expense of a new panel as there were no breaker spaces left. A new panel cost $3,500. Thanks a lot (NOT!!!!!).

    Poor work product. The inspector missed extensive wood rot in the structure of an enclosed porch. They have denied any poor work product and have not been helpful. But had they actually inspected the crawl space like they said they did, they would have seen the wood rot that is now needing to be fixed.
