I paid the property manager for repairs, $1161 and the work was not done, so I hired True Patriot and they were paid to do the job this property manager accepted payment to do, I paid the $1161 and the work was not done.
I want the reimbursement of the $1161 and the receipts for the parts purchased to do the work
I want the copy of the work receipts the Cross Realty made for the repairs of the $1161 payment I made.Business Response

We do not owe this person any money. We have sent her statements and answered her questions multiple times. Our finance department has gone over her statements with her
line by line on several occasions. Everything has been sent to the BBB in her original claim. Please refer to ID ********.

I am rejecting this response because:
I paid $1161.00 for repairs that were not completed. I paid a separate contractor at True Patriot. The completed the bus for the work Cross Roads was supposed to do.The only work that was find was replacing a few tiles. And they put up 1 shade. I asked for the proof of the purchase items for the repairs. They have not sent it. I did not ask for statements. I asked for receipts. The receipt shows it's purchased for the repairs. They have not sent the receipt or done the work.
I already sent proof of the payment $1161. If you do not see it. Please request it. I have already a complaint against True Patriot, they also left $318 plus dollars of work undone. This is Oklahoma business treat Californians, they think I am a money pot. They get paid, fail to complete the work. Then pretend they are business professionals, when it's theft. I'm from California, and each contractor I have dealt with in Oklahoma and the management are renting my home. Telling me they're not. I isy turn to fix. They don't. They take my money, send me statements as if they really deserved payment. This manager not only did not complete my work. She left my home with a tenant that was already placed. The tenant left for some reason. And Cross Roads Realty pretend not to be aware the tenant left. My home was damaged. I paid them to fix it. They took the money and did not repair what was on the $1161 bid.
I have no photos of completed work from Cross Roads Realty, do you ? If so where is the complete work they claim they did ???
Answer: they did not do the work. True Patriot did.

Please find attached the bid and completed work order/invoice for the BID job located at 1607 SW B Ave. This documentation has been sent to the owner many times. Weve rented from these landlords for 4 years. Weve had multiple plumbing issues of which this company knew about and left us unattended for a week at a time. Were getting ready to move, and they are blanking the state of the carpets on us as a result of their plumbing. We repeatedly told them to fix it, and it was never done until it was convenient for them. Now that were trying to rent a new home, theyre blaming the state of the carpet on us.Business Response

To whom it may concern:
I am writing in response to the complaint filed by ****************** concerning repair issues on a rental property.
First, I would like to state that ******************************* has no association with rental properties, she is a sales associate with Crossroads Realty. Please remove this complaint from her without any penalty of rating standard.
Second, ****************** is not on the lease agreement for the property, nor has he been a tenant with our office.
The occupants of the property were given notice by the owner of the property to vacate due to the condition of the property. The tenant has many people living in the property with them that are not on their lease and the property is filthy. When the owner did a walk through on the home, he expressed his concerns and asked that the tenants were given notice to vacate.
The tenant and ****************** applied for another property with our office after the notice was received. It is our office policy that any tenant wishing to move into another property pass a transfer inspection. The inspection was scheduled with the tenant, it was done at their convenience. When our inspector arrived at the property, the tenant informed him that his 17 year old son was home, with no adult present he refused to enter the home. The tenant returned to the home thirty minutes later and the inspector completed his inspection.
I reviewed the photos of the inspection and determined it was detrimental to any of the properties we manage to allow them to rent from us again, the application was denied.

With prior notice of the inspection date, when the inspector entered the home there was animal f**** on the floor, over flowing cat litter box, the kitchen was dirty with dishes and trash piled everywhere,
the bathroom had trash everywhere. These are just a few of the issues observed in the home, every room was piled with trash and filthy. I will be happy to send you the inspection report if needed.
Repairs were handled in a timely manner by our office and the venders assigned, many times it was a schedule conflict with the tenant to allow the vender access to the property.
Tenants such as these are prime examples of why we require the transfer inspection, it is our responsibility to maintain the homes for the owners. When tenants do not take care and properly maintain a home we can not allow them to repeat this in another property.
The owner of this home will be correcting all the issues and selling his home so he does not have to go through this again.

Reason for My "NEED" Emergency Housing placement:..PLEASE!!!Family is Living in HIghly Unsanitary condition, going on since October.? Home is Infested with Rodents ? Children are traumatized from seeing rodents and hearing constant scratching and loud bumps in walls ? Living at this home has been a true "Nightmare".....? A Possum came thru bathroom wall. Running loose until forced out and killed...by Us.....?? I, as the renter, have attempted to rid rodents by buying numerous traps, and deterants to "No Avail"We have caught numerous mice on sticky trap as I have bought.?? I, as the renter, have filed many, many, many complaints with Crossroads Realty. Minimal corrections have been done.....And their only answer is: It's the Tenant's Responsibility!?? Property has been found to have so many holes in walls, and easy entry from outside.....Foundation is sunken in kitchen....?? WE, Are So Scared!!! ?? Family are Asthmatics, and breathing and living in the conditions ARE SIMPLY: Unsafe for habitation!?? My youngest is Autistic and he expressed...He is Scared! He tosses and turns and shakes in fear at night! ? Maintenance blocked one area and "the NEXT morning" a Rodent ATE a Large Hole in that repair!??? A search of Ownership Shows the Owner.....Also Owns...The Realty Coldwell, I am renting from.??? I question myself....is this why there is "No sense of Concern when I have complained!!! ??? I was advised by the Rental Supervisor....after having a courtesy Rodent inspection, by ********, and Advising Realty...And forwarding a 13 page Inspection report to them .THEIR RESPONSE....??? "I need to put in my 30 day Notice"??? After ALL My Family has indured. ? At the least, it would have been a decent step by *********** to assist in placement to another property of theirs... available and in good condition!!!? Especially since there is NO WAY THEY...WERE NOT AWARE OF THE CONDITION of this house, structurally...And potential problems.Business Response

The client turned in a work order in October that she had mice in the house. The reason we told her that it was "tenants responsibility" is because it states in her lease that she signed that any infestation of any kind, except termites, shall be the responsibility of the tenants if reported after 30 days after move in. She reported the mice to us 11 months after move in, almost a year later. However, we did take her concerns very seriously and sent out a maintenance person to meet with her and have her show us where they were coming in at and we closed up the holes, baited the house, sprayed it with deterrents, laid out sticky traps. We have been to the house multiple times fixing any new holes and re-bating, spraying the house, and giving her new traps. This was at no cost to her. The house does have a foundation issue that the owner of the property has already said that he would fix when the weather permits it. Electric mouse repellants were installed in every room. The maintenance staff along with the maintenance manager has been out at the house multiple times to help her with her mouse problem. We have a professional extermination company that is also going out to see if they can provide anything that we have not already done. We called the tenant to check and see how things were going with the mice and she said that things were getting much better. We have sat down with the tenant and went over the rental list with her and she went and looked at other homes and she decided she did not really want to move. She has been told that she could move with out any penalties, she would just need to do it in a timely matter and leave the house clean. The maintenance supervisor has also expressed to her that she needs to do some house keeping to help with getting rid of the mice. Looking back at the records we have had no other calls about any mice issues in this house until she called almost a year after she moved in.
