They signed a contract, then backed out without providing the proper paperwork or following the requirements for real estate transactions for the state of Oklahoma. I never received the written concession request or the inspection reports. I requested them from multiple people with no response. They want me to sign a broad release, but I simply cannot sign it without the proper paperwork.

There was nothing out of the ordinary from any normal *********** transaction that has transpired here. No matter if you are selling a home with a Realtor on the retail market or you work with someone for an off market sale. Our contract as nearly all real estate contracts do had an inspection period and just as the Oklahoma State *********** Contract within this period you can cancel for any reason you see fit and there is no documentation needed other than sending a release of contract. We gave this seller an explanation of why we were not able to move forward with the purchase of his property and he started with demands of us providing certain documentation which we simply do not have nor are we required to provide. We understand it can be frustrating for a transaction to not go as planned but we have operated with integrity and transparency, as we always have across our 11 years in business and over ***** properties purchased. Again we apologize things didn't work out the way you planned but that does automatically mean our business has done something wrong.

I am rejecting this response because your representation of the facts are inaccurate. Your team didn't communicate in a timely manner and you have not provided the proper paperwork. In my experience, your team members were misleading, failed to respond to several requests for updates about my tenant (leaving him and me in limbo), and in the end didn't live up to the contract that you signed. Why waste everyone's time and efforts to back out based on information you had before you signed the contract. You signed a contract in bad faith. Even so, provide the proper paperwork and I will consider cancelling the contract. Don't provide it,  and we will go to small claims court. Your choice.

      Sincerely,

      ***** *******

As seen in Section 2.g of the document you attached.

"This agreement is subject to Buyer's final inspection and approval of Property, in writing, within 30 business days of the date a fully-executed copy of this contract is received by Buyer."

We have sent the proper documentation per the Oklahoma ********************** which I have attached. There is no other documentation that we have nor that is required. The only time there would be more documentation involved would be if a Buyer would be requesting repairs to be made by a Seller which is not what is happening in this transaction, Buyer is executing their right as spelled out in the contract to not move forward. I'm not sure what you are expecting but unfortunately there is nothing else we can do for you here. We have done everything timely and have abided by everything spelled out in the written contract.

I know this can be discouraging when a *********** transaction does not go as planned but again we have done everything within the contract as well as by standards set by the Oklahoma ***********************

      Complaint: ********

I am rejecting this response because the buyer executed the contract in bad faith and is now misrepresenting the actions of their agent. They never intended to honor their end of the deal. If they did, they wouldn't have asked for concessions for the things that were completely visible before the offer was ever made. Your representative did ask for concessions over the phone. I am requesting the written version of his request and the inspection reports that would accompany them. I cannot sign your very broad release of liability without reviewing the written version of what your agent discussed. I texted ***** immediately after our conversation so that both of us had a written record of what was discussed. In that contemporaneous text (attached), I noted the concessions that ***** requested and gave him the ability to correct the record of the call. He has yet to correct it. It is my position that the buyer's contract doesn't give them the ability to use the inspection clause as a way to weasel out of a deal for just "any reason", but rather you need a legitimate issue discovered during the inspection. I have yet to see any evidence of any issues and therefore still consider the contract in effect. Not honoring your commitment and misrepresenting facts is not the way to build a ************ can either fulfill your commitment in the contract or provide proof of a previously undiscovered/undisclosed issue, or you can offer a settlement to entice my signature on your contract/liability release.

      Sincerely,

      ***** *******

      To whom it may concern,

We have investigated and would like for formally respond to this complaint. We use many outlets to attempt to get in touch with individuals whom may need assistance in selling their home. After reviewing the complaint left by Mr.  *********, we investigated this immediately. I found that we did in fact attempt to callMr. *************** and was only able to successfully connect with him once where he told us he was not interested, which was on 7/16/2022. I can confirm Mr. ************ has been removed from our efforts and will not be called again. After further investigation, it appears that we had a successful transaction with Mr. ******** and purchased his home on ******************* in Oklahoma City OK on June 8th 2021. We were attempting to reach out this year if he was interested in selling another one of his properties to us.

Our call attempts for Mr. *********** are as follows:

      May 26th - No answer
