    Good afternoon,My name is ******* and I would like to file a formal complaint with some ongoing issues I've had while residing at The Landing OKC.I have been a resident since August of 2023 and since the fall of last year, I have had issue's with water leaking inside from the rain, from 2 separate windows in my apartment. I have experienced this now on at least 3 different occasions, with the most recent being last week with the heavy rain- the window in the master bedroom and the window in the living room/nook space area. Water drips consistently from the top inside of the window. I'm having to put towels, sheets, or whatever I can find to soak this up, trying to avoid ruining my personal things and carpet. They have supposedly come to "fix" this, but I think they have just tried re-calking but the problem has never been resolved and just seems to get patched up.I have also had another big problem with the breezeway flooding and that leading to water seeping into my living room and kitchen. I am beyond frustrated that this hasn't been officially fixed and I've continued to struggle with having to worry everytime it rains. It's ridiculous to pay rent for this type of living condition. I am disappointed that nothing has been offered to comp me as a tenant and if I were to move units, they wouldn't even offer to keep my rate the same. I never get a follow up call from the office manager ***************************, just giving me updates on where we're at in the process. I have reached out to the regional manager as well with no response. Although she may be "working to get the issue resolved," there's been no follow up on her or anyone's end for that matter. My lease is up July 10th, and as much as I don't want to move right now, I feel as though it would be crazy to stay given what I've had to put up with. I feel as though this needs to be brought to someone's attention, and would appreciate any help that's offered. Thank you

    Dear Representative of the Better Business Bureau,

    I am writing in response to a complaint you received on The Landing OKC, regarding water intrusion and flooding issue.

    In the past we did have leaking around two of her windows as the resident stated. We did call a contractor to find the leaky areas and seal them, but as was stated to the resident, we could not seal until the rain stopped and the window areas begin to dry so that the contractor could find the exact area. We called the contractor after 3 different rain storms.

    This last rain storm brought torrential rain and flooded 3 of our apartment buildings. Building #8, which is where this resident lives, flooded heavily in the breezeway this time, and the water seeped into her apartment. The resident submitted a service request via the after hours emergency maintenance line. We called our flooring and extraction company, and they came out and extracted water, and put fans in to fry out the floor. We also bought sand bags to put along the outside of the resident's walls to block any further water.

    In the meantime, I did ask the resident to think about a possible transfer to another unit, while also receiving bids from 3 different companies to repair the irrigation/flooded areas, so that this would not happen again.

    We just received the bids, and forwarded to ownership for choosing and approval. Once we receive this, we will schedule the repairs.

    I have been out of office due to Covid, then in and out because of lingering symptoms without a fever. I just was able to call ******************** to see what her decision is on transferring, and to let her know about the repairs.

    ******************** stated that she will not be transferring, and I did express my apologies for her experience during the rain this year. We will be sad to see her go as she is a valuable resident.

    I hope this explains the story from both sides.
