    I was charged a 125$ cleaning fee and 75$ lock change fee from my $250 security deposit. I deserve the whole $250 deposit due to when I moved in the place was very dirty had roaches coming in from neighboring unit from every crack which hadnt been sealed properly. Upon move in I cleaned,caulked,painted, patched drywall, repaired small roof leak. All with authorization from *******. I paid for all materials and didnt charge for labor. Materials cost me $400. I returned the keys to ***** in unit number 1 which works for okie homes. He said he would return the keys Monday morning which he did. I was on time with every rent payment and left the place in perfect condition. Yet they only returned 75$ of my &250 deposit. Its not the money that bothers me its a real slap in the face with all the work I did for free and they didnt refund my deposit. I can only imagine they take advantage of everyone and I dont think they should be in business. I attached photos of the apartment and swiffered my way out of the front door. It was perfectly clean when I left.

    **************** notified us via text message on April 6th,2023 that he would be vacating the property. We accepted his notice to vacate and simply asked him to drop the keys off at our operating office. On April 15th **************** reached out again via text and asked if he could leave the keys on the counter, to which we specifically replied No. We asked him again to bring the keys to our office. This was the last of our communication. When we did not receive the keys on the morning of April 16th, we had no choice but to have the locks changed. The rental property in question is located in a rural area approximately 25 miles from our office. The locksmith had to travel 50 miles roundtrip to change the locks, hence charging our company $125 for the service fee. I have attached a screenshot of the conversation between myself and the complainant, *********************. ********** does not have any employees, *************** took it upon himself to go against our instructions for returning the keys and decided to give them to a random stranger on the property.

    Once we received the new keys to the unit and gained entry,it was noted that basic cleaning was needed to be move-in ready for the next tenant. Because of the rural location of this property, we were charged a 2-hour minimum to make the 50 mile commute and do a very basic cleaning to the unit. **************** occupied this unit for 12 months and never once had a complaint about cleaning or living conditions. He once complained about an hvac issue, which he offered to repair and we compensated him fairly. I have attached a copy of his account history showing the deposit paid, charges applied and amount refunded.
