      Dear Better Business Bureau, I am writing to file a formal complaint against Acacia Park Case and Associate Properties, **** located at *****************************************. Despite several complaints to the leasing office about a tenant occupying apartment who has been engaging in illegal narcotics use on the property for over five months, no appropriate action has been taken to resolve the issue.Going back to dates, before May 9th, which was my third complaint. I began to notify the leasing office of the tenants' drug use, which has negatively impacted my living environment. I have since made numerous additional complaints to the leasing office, but the issue has not been addressed. I also contacted the local police department, and after several calls, the police dispatched an officer(s) on two separate calls out to the apartment, which made initial contact with the parties occupying the space and confirmed illegal narcotics with an official report. Despite all of this, the leasing office has failed to act on my concerns, and the situation continues to disrupt the safety and well-being of the living environment. I kindly request the BBB assist in resolving this matter by holding Acacia Park Case and Associates accountable for failing to take appropriate action in response to a severe and ongoing issue that violates the lease terms and endangers other tenants.Thank you for your attention to this matter.Sincerely,***** *** ******* 09/12/2024

      ******************, we sincerely apologize weve made you feel the leasing office has not taken your concerns seriously. We can assure you they have been working behind the scenes to properly address the issues at hand. The manager has been in contact with all residents in question and, to date, the situation has been handled. Please remember, we are not a non-smoking community, however, this does not include illegal substances of course. The manager has attempted to contact you to further discuss and clear up any confusion as well. Again, we are sorry to have made you feel like they werent doing anything to help you, but please know they will do all they can to keep you all, our residents, happy to call *********** home.       My lease started here at Aspen Park in ************** on August 2nd 2024. After moving everything in here and getting settled I fell asleep. By this point I had ZERO food in my apartment. I have new appliances in the kitchen and so I expected that everything would be on the up and up. Nope. I wake up to get a drink of water and what do I see on my wall? A *****. I killed it out of instinct and go to my sink and see 2 babies in the sink, one of which I attached a photo of. I HADNT EVEN MADE IT A FULL 24 HOURS before I saw this. I called and left a voicemail as it was Friday after hours. In the morning I called back and all they could say was sorry, come grab some traps and wait for the exterminator to come on Monday. I grab the traps, come back home and what do I see? More roaches. I say forget This, go to the store and grab spray and come back and treat everything. I vacuumed, cleaned the inside of the cupboards and laid the traps. Within 15 minutes more roaches. I feel trapped considering I literally just moved in and don't have much time to take off work to move elsewhere. I have to take PTO to make sure the exterminator shows up and does their job CORRECTLY. They need to spray and bug bomb this whole building. By the way, this is building 2, so whoever reading this and lives there currently. Sorry you spent so much time at a trashy place like this. If this is not resolved IMMEDIATELY I will be taking action to break my lease. It's unfortunate that this is a Case and Associates property because of the last places I stayed at (Fox Run) used to be owned by Case but then changed ownership and went down hill. This has definitely changed my perception of Case. So yeah, thanks for the welcome home presents

      I have been a resident at the Phoenix Apartments in *******, ** for a year. As a military soldier I have never experienced such a low level of care in any of the places I have lived. In short water pipe issues have caused water shut-offs on average about once every week since I have been here. The water that comes out of the pipes is ***** and disgusting. Had it tested and it is not drinkable (taking further action on that on my own). Additionally the pipe repairs to the water lines are done by the local hired maintenance worker for the complex not contracted water works employees from *******. Im not young or inexperienced and I am fully aware the work is not being done within code. The smell of rotten water emanating the shower and sinks is disturbing at best. My experience thus far has culminated with a pipe bursting beneath my master bedroom ground floor which flooded my entire apartment. I was moved to a smaller 2 bedroom apartment for the duration of March I had already paid in full for the 3 bedroom for March. Now my account bill for ***** reflects all the costs associated with a move in plus a pro-rated amount for the portion of March where I moved into the smaller apartment. How is this ethical / legal or even remotely close to acceptable behavior from your property? If anything Case and Associates owes me the difference between what I paid for the higher more expensive 3 bedroom in March and the cheaper two bedroom Im in now. I could go on but that should paint a pretty good picture of the chaos that is going on here in *******. Do better Case and Associates or I can find a way to make this better through legal action.

      In the future?! I was yelled at and lied to by your staff your automated response is pathetic like the people you hire. 13 complaints equals more than one complaint a month. Step it up
