    CAN THE BETTER BUSINESS BUREAU PLEASE HELP US RECOVER OUR $967.76 DEPOSIT REFUND for ***********************************?We are previous tenants of Vicki **** Property ************** We have sent written notice requesting our $967.76 Deposit Refund to Vicki **** Property **************. The company is illegally withholding our deposit, and attempting to extort us.Hereineafter referred to as "VBPM.During our tenancy, VBPM violated Landlord-Tenant Laws of Oklahoma on multiple occasions. VBPM is currently violating the law by withholding the Deposit Refund lawfully owed to us. VBPM refuses to return our $1250 deposit (less expenses). Deposit of $1250 less REASONABLE expenses of $282.24 equals $967.76 owed to tenants. Not only is this company refusing to issue our Deposit Return, they are attempting to bully and extort an additional $758.72 from us.We occupied the property from 11/05/2021-5/31/2024. The property was well maintained by us. There was normal wear and tear, as allowed by law. One 2 blind-pull broke due to life of blind and 2 other 1" blinds needed replacing. Both parties have agreed, in writing, to the 3-blinds needing repair or replacement. These blinds are available at ******* for $32.24 total for all three. VBPM charged the ludicrous amount of $553 for the blinds! VBPM charged a fraudulent total move-out fee in the amount of $2008.72. The sum claimed by VBPM is based on phony damages that do not exist, and exorbitant fees. This is a common practice of VBPM. The company has 2.5 star rating on ****** (45 Reviews) and 2.3 on Yelp (16 reviews). Countless reviews attest to VBPM unlawfully withholding tenants deposits.Is the Better Business Bureau able to assist in retrieving the Deposit Refund owed to us by VBPM in the amount of $967.76? We also request that VBPM cease bullying, threats, and extortion attempts. Any help would be greatly appreciated! Thank You!

    In response to the complaint, I took the application from the tenant and explained that for 40 years of managing property we take archive pictures of our properties before a new tenant takes possession.  I do not recall ****** ever asked for an "inventory inspection".  The lease she and **** signed specifically says "15 days after possession you provide a list of any defects and/or repairs needed."

    We did not receive such a list.

    We received an email advising us they did not want to renew the lease expiring May 31st, 2025 but would be vacating by May 31st, 2024.  We did the move out inspection on May 30th, 2024 and took pictures as usual.  We sent the Final Move Out Accounting statement itemizing the repairs needed to restore the property to the original condition it was in when the tenant took possession November 5th, 2021.  

    Our statement and copies of the repair expenses stated the balance owed was $758.72 after their security deposit was applied to the expenses.

    We expressed appreciation that they had been excellent paying tenants but pointed out that if we did not receive the balance of $758.72 we would forward for collection on July 15th, 2024.
