    I had talked to Mr ******************** when he was surveying a neighbor's property and told him we know where 2 of our property pins are located on ******************** but we needed to find the property pins on the Cherokee Ln side of the property. He said it would depend if he has to replace the pins. That is should be right around ******. verbally.He surveyed the property when no one was home. He did not have to replace any pins. He dug up the three pins on the Cherokee side and found the visible property pins on the ** ***** side. One of the pins I had a string attached to it to try and find the property pins on the Cherokee side.He charged me full price for doing half the work.Bill dated 5/31/24. I recently located the statement .I have picture to prove the visible property pins on the ** ***** Rd side of our property. Not hard to find!!

    Please see attached email chain with Complainant and our firm with respect to the complaint filed, which should largely be self-explanatory.

    Complainant approached us as we were performing a land survey on adjacent property across the street her in 2024 and asked how much to find her corner pins.  The verbal response at that time was that $400 was our minimum charge, and exact billing amount could vary depending on circumstances.  She asked for our business card and later followed up with a phone call in late April 2024 asking us to locate her corners.  We followed up with the attached email chain in which we estimated the cost to locate and verify her existing property corners at $380-570 based on our previous experience in the area and research that we had performed with respect to her property.

    Complainant agreed to the cost of $380-570 and authorized us to move forward in return email.  We then performed the work as requested on May 22. Complainant is correct that she was not present at the time of survey but her husband was present and ate lunch on the front porch and watched me as I performed the work after speaking with him; my presence was expected.  Complainant was then advised by email later that day that the requested work had been completed, and an invoice for $522.50 was mailed in June.

    No issue with the work performed was brought up by the Complainant until after the invoice was mailed.  A voicemail was left by the Complainant stating that the amount billed was greater than estimated and that we did additional work that she did not request.  As the attached email illustrates, we did exactly the work requested and within the estimated range of $380-570, and we brought that to the attention of Complainant.  She responded by stating in a reply email (same as attached) that she was "surprised at the high end of the range".

    Complainant did end up paying in full as agreed.  Her insistence to this day that she was overcharged remains perplexing as we did exactly what was asked of us and at the cost agreed to in writing.

    This is ****** Rank.  Sorry I didn't respond sooner but as far as I am concerned the matter is not closed.  I was overcharged by Mr *************************** He verbally agreed that it would be around ****** and he overcharged, the full price for doing half the work. 
      
    I have attached photos of the property pins that are exposed and are visible. 
    I had told ***** we knew where the property pins are on ** ***** side of the fence. And he charged full price.  No acceptable.  A rip off. 
    As the photos show no digging required. Very visible to anyone.
