    I am filing a complaint against River *********, a licensed realtor at Windermere in *****************. He handled my transaction negligently which has resulted in my ******* money being at risk. I made an offer on **************************************************************** on August 12th, 2022. We received a counteroffer on August 13th and within a few days were in contract. We waited 4 months, until Dec 9, to get official documentation for the property, which showed several problems. Closing was to be on the 15th. We filed for an extension on the 14th. Documentation supplied from Dec **** showed problems with survey, water facility on property, septic approval. No additional due diligence was allowed by the seller. Seller would not allow time to assimilate new information and make a decision. Sellers had another offer. I felt strong-armed, like there was no option immediately at hand except to terminate. He confirmed that my not signing the document within the 5:00 pm time-frame nullified the contract. I went to bed that night thinking that because I did not sign, I was no longer under contract. But on the 16th River phoned to tell me that I owed them the $3000 dollars in escrow money. River was negligent. He put his personal needs to be on time for an evening appointment above the need to handle my contract professionally. He apologized and said his insurance would cover it. He also told me he could lose his license over this, but I hope not. Later in the day when we talked again, he said his insurance wouldnt cover it. He added it didnt take any more time to send a termination document than any other document. I reminded him he was referring to the start-up work for another document. I was upset and mentioned filing a complaint. His broker got involved. I told him the story on the phone, and we have been in contact only through email since. The realtor handled my transaction negligently which has resulted in my escrow money being at risk.
