    Currently paying $900/mo to rent a room. ******** continuously violated the lease. Turned in evidence and complaints to Ducks Village for months, requesting a unit swap for the other tenant. Management lied about who the property manager was (claimed to be someone named ****, then claimed there was never a property manager at all). Management offered solutions to the other tenants and I, then claimed the solutions offered did not exist (offered a forced unit change or eviction, then told us they were not able to do either). As of now, I have submitted multiple concerns that my roommate may become aggressive (she has before when asked to clean up after herself or treat her cats for fleas) and they have reduced communication to nothing. We cannot get any contact information for how to call about these concerns from the front office as they claim to not have any contact information of any of the regional managers. They have advised us to email ****, but **** has been refusing to answer any questions.

    I am filing a complaint regarding Ducks Village ******************* in ******, **. After moving out of my apartment (Unit #S217) on August 30, 2024, I received charges for cleaning, carpet, and paint damage that I believe were unjust. I formally disputed these charges in two letters dated October 3 and October 14, 2024, requesting an itemized list of charges and supporting evidence. Despite my requests and allowing them 10 business days to respond, the property management has not provided the necessary documentation. They are now threatening to send both me and my guarantor to collections, despite failing to address my dispute. I am seeking BBB assistance in resolving this matter and obtaining proper documentation or a $0 balance **************** can see the full timeline of this issue and all supporting document on my timeline document: ************************************************************************************************ I have attached the 3 key letters below (Dispute 1, Dispute 2 and my ************** Letter).     I am filing this complaint as the guarantor on my daughter ***** ******* lease at Ducks Village, ************************************************************. Despite her efforts to resolve a dispute regarding cleaning, carpet, and paint damage charges, Ducks Village has not responded substantively and is threatening collections. Details of the dispute: Date of the transaction: Move-out was on August 30, 2024. The dispute began on October 3, 2024. Amount paid: No payments made due to the ongoing dispute. Business commitment: Ducks Village was expected to provide a fair assessment of charges, including an itemized list. My daughter reported pre-existing carpet damage at move-in, but it was never addressed, and her maintenance requests were removed from the portal. Nature of the dispute: Despite providing photo and video proof of the clean, undamaged apartment, Ducks Village charged for carpet, cleaning, and paint damage. My daughter has repeatedly requested an itemized breakdown and supporting documentation, but none has been provided. Attempts to resolve: Ducks Village has only sent generic demands and threatened collections without addressing her concerns. This process has been particularly challenging as my daughter was in a car accident, suffered a concussion and is unable to drive so it has required us having to coordinate help in following up with the dispute with Ducks Village. Her good faith efforts to communicate have been ignored. I am requesting the following: 1. A detailed, itemized breakdown of all charges. 2. Proof of the alleged damages (photos/inspection reports). 3. Confirmation that no further collection actions will be taken until the dispute is resolved. Thank you for your attention to this matter.     I have been attempting to get my security deposit back after moving out November 15 2023 and was even told it was mailed out over two weeks ago now and still havent gotten anything. Ive emailed and called several times over the last week and I get no replys or call backs from management after being told that they would give me a call back, its been over a week for that now too. This goes against ****** law requiring deposits be returned within 30 days and Ive tried to do everything possible before filing with the court but no it doesnt seem like theres another option.

    This is a property that I have lived at for a few years. It has had very poor management the entire time I have lived here and I am frustrated with my experience. The company promised a $500 gift card and never gave it to me. They also advertised a lower rent and refused to give it to me. They pulled a bait and switch on me and others and its very frustrating.
