    Very disappointed in this Management Company. They took almost a month to approve a simple garden shed that met all of the requirements to be built and then with each note seemed to change the requirements. Example: Told us the shed had to be like our house. Fine, we designed it that way, then said it had to be a different siding, fine, we did that, to the tune of over $1,000. extra on the cost. Then said we could use the original design. We were confused. Finally approved so we can proceed. There is never anyone to answer the phone and they are difficult to reach at all. Will not return any phone calls or texts. The only savior was a very kind Secretary who was prompt at returning e-mails and also passing along information the the others who are supposedly trying to make decisions. This is not a difficult job to have. Just get back to people in a timely manner and stop trying to make things difficult for the *** members. Not a very good experience for us in moving to this HOA. I served as an officer in our previous HOA and was a lead on the ARC so I do have plenty of experience with people and how to treat them. Just communicate !

    This homeowner resides in a brand-new association. The declarant/builder currently serves as the ***. ARC applications can take up to 30 days for approval and this is communicated to residents when they inquire about applications. Rolling Rock gathers all information for ARC applications and then sends the application off to the Board of Directors for approval. Our office returns voicemails and emails within 24 hours. This homeowner was entered into our system on May 12th. Below is a timeline of communication with this owner:

    5/16/25: 10:55AM - Voicemail left at our office

    5/16/25:  1:22PM - Another voicemail left at our office

    5/16/25:  2:01PM - Voicemail returned by ***** in our office. ***** left a voicemail for this owner to let him know that we process ARC applications in the order received. His application was submitted on 5/13/25. She let him know we gather the information, send it to the Board for approval and this process CAN take up to 30 days. (We have a recording of this voicemail she left with all this information).

    5/16/25:  4:33PM (our office is closed at 4 on Friday) - Owner left a voicemail

    5/19/25:  9:32AM - Owner left a voicemail

    5/19/25: 10:34AM - Voicemail was returned by Faith who had a 5 minute conversation with owner. I'm guessing this is the kind "Secretary" he is speaking of.

    5/19/25: 10:49AM - Another outgoing call to owner (this was only 1.5 minutes, so likely a voicemail)

    ***** submitted his ARC application on 5/13/25 and it was approved on 5/29/25, well within the 30-day processing time. Voicemails were returned with our 24-hour time period (with the exception of the call that was made on Friday after we were closed and that call was returned on Monday morning at 10:34AM). When owners are impatient and leave multiple voicemails, the system groups them together and they are then in the queue to call back from that most recent time. There was one email sent by ****** it was not responded to since we had called back and left a voicemail and then had a phone conversation with the owner. 

    A couple of my favorite quotes from this review:

    * "Just communicate!" - We did. Every step of the way. EVERY voicemail was returned within 24 hours.

    ** "This is not a difficult job to have" - I'm wondering how many years in HOA management ***** has. I'm guessing NONE.

    Rolling Rock Community Management (our HOA) has allowed the appearance of our brand new neighborhood to be destroyed. When we bought this new home in January of 2023 we were assured that we would not have to deal with our neighbors litter, trash cans on the street for weeks, months and years at a time. We were also assured that we would not have to deal with political displays like *****, BLM and ****** flags. Well that all turned out to be false. If you decide to purchase a home in one of ***** managed neighborhoods you can end up with any of this appalling stuff right next door to you. From unsightly tents, tarps, nets, neighbors trash cans and trash on the street in front of your house for years at a time. Yards that have completely died. Political pride flags flying from the local neighborhood Groomer. **** yard signs from various vendors selling their services. All of this is a violation of the CC&R's. Total s*** show! I will be happy to provide photos and a copy of our CC&Rs to the Better Business Bureau. Get the trash off the property next to me along with the trash cans that have been on the street in front of my house since January 2023 and keep it that way weekly and I will be more than happy to remove this review. This has gone on for way too long. Two years! I mean what the h*** is going on here?? How embarrassing to have friends or family over only to be exposed to this trash every time they open the front door!!!!We can do this the easy way or the expensive way. At this point I'm pot committed. I'm not going anywhere. It appears that **** does not have the necessary personnel and training to get the job done. *** out in ********* is in way over his skis. Or maybe, they are getting ready to close up shop?? Something is way off here!

    We are aware of this homeowner (who is NOT actually an owner since he is not listed on the deed of the home) and his complaints. He files reviews under multiple names, using the same photos with all of his aliases. He posts photos of his neighbors, calls them trash, threatens to "deport". Every review he makes is riddled with hate. He complains about items that have been APPROVED by his ********** We as Rolling Rock work at the direction of the Board, which consists of owners in the neighborhood. This board was voted in at the turnover meeting. ****** has since turned off reviews for our business because of the constant inappropriate reviews ***** has left. He then turned to Yelp spewing his same vulgar hate towards his neighbors. Yelp is also removing his reviews. This very complaint is riddled with hate and completely inappropriate.

    I am indeed on the Title of the home this was changed about 18 months ago but these geniuses wouldnt know it. Rolling Rock Community Management is nothing more than a scam. They do not enforce the rules of the community. This has been a 2 year nightmare of an ordeal. If they delivered what I was promised when I purchased the home I wouldnt be here. If the Better Business Bureau would like to look over the rules I was provided along with my photos Id be happy to take the time to sit down with them. Rolling Rock Community Management initiated their business on 4/8/2022 and they managed to get sued in the US District Court for the ****************** on November 22, 2022 by ************************************ Management (case 3:2022cv01833). Now that is really saying something!! This is all public information (Justia).

    This posting to your site by Mr. ************** he is today is a classic example of misinformation, lack of knowledge and his complete break with reality.  We dont comment on legal matters, but the suit with Blue Mountain had nothing to do with his community and was a business-to-business dispute.  It is irrelevant to this situation. Secondly, we are following the direction of the Board of Directors for Legacy Heights.  They determine what we are allowed to enforce and what we are not allowed to enforce; We work at their pleasure, not **************************** of Directors determined long ago that Mr. ****** is an unstable online troll and they have directed us to ignore him.  ********* spends his days leaving nasty ****** and yelp reviews and he is incapable of having a stable, productive conversation.  He believes that the louder he shouts on the internet, the more power he will have to change the resolve of the Board.  He could run to be on the Board of Directors and take an active role in the **** but instead he sits at home, hiding behind his keyboard making spurious claims with incredibly racist epithets.  Under the definition of internet troll, there is an 8x10 picture of ***** ******.

    Regardless of what the BBB thinks or decides, we will never,ever bow to this lunatic.  He is an impotent, pathetic little man who needs to get a life.

    First these guys try to tell you Im not a home owner in this neighborhood which is 100% false. Now, rather than fix the problems I was promised would not occur when we purchased the home they are out to take away my first amendment right to free speech all while calling me names. Id be happy to come meet with the Better Business Bureau. I can bring a copy of our CC&Rs, my Title and Deed and my large portfolio of pictures. These photos are very, very damaging to their credibility as a business. I would also be happy to provide this information electronically, Rather than removing the trash in the neighbors yard next to me and getting the trash cans off the street that have been in front of my house for the better part of two years they just want to fight. The solution is so simple but yet they are worried about my impotence?

    Have not had very positive experiences with the staff of Rolling Rock Community Management. While our HOA is required to be managed, based on the experiences we have had, we are looking to go a different direction. Some staff are difficult to work with and has been a mixed-bag for clear communication.
