Live in ************* in ****************. We are model tenants, Never a day late on and always keep to ourselves. One lakefront owned by Holland Properties is the worst property owners/management company in the country. I would suggest you look elsewhere before signing a lease with them. They dont care about their residents. We had a neighbor upstairs harass us while I was recovering from cancer surgery and it took Holland 6 months of gaslighting us and when they did finally respond they said they wouldnt do anything. They basically told me to move out because the resident issues generated more rent than our unit.Revolving door of building managers designed to make it impossible to get any assistance on anything. The building is also constantly having issues. 12 separate incidents in 9 months that the elevator has been broken. Power issues constantly with 6 separate data with hours without power. Parking is a joke; people parking wherever they want without permits. Managers and maintenance staff park in fire lanes daily. Garage door was inoperable for over 6 weeks and has been broken at least 3 separate times.I had a newborn on November 2nd and I begged them to find a solution or move me to another open unit but they want to use it as an opportunity to get more rent from us. They dont care that this guy is harassing us daily. My cancer is back and I have a surgery scheduled on December 21st and they are happy just getting rid of us than to find a resolution. Suffering and disappointed in *******. Hopefully this will save another family from the misery weve been put through.

A dirty scammer business. Love to steel renter deposit money. No responsibility, cold heart. Playing a dirty roles to try to steel deposit money doesnt matter how good you return the house. It is not acceptable. They keep my deposit 1/2 for no reasons . Please run away from this dirty scammer business. They have cold heart. Very rude .

I strongly recommend against renting from this company or letting them manage a property for you. A lot of these reviews don't look like tenants but people who personally know employees.I have been in a rental with them for 7 months. I took us 4 weeks to get approved while waiting on a background check (with no history), and then they required for us to put down $9,435 to move in. I ended up getting them to agree on $7,862 which I still thought was absurd but we liked the house. Then the issues started. They got angry at us for getting our own wifi and not using the owner's, which would be billed to us. Once they realized they forgot to put it in the lease or notify us, they apologized and we were okay but were required to figure out how to connect part of the property to our personal wifi.Later the dishwasher had an issue which wasn't caused by us. They told us we'd need to pay for the technician and said it was non-negotiable and were aggressive with the demand. Once we clarified that there was a miscommunication going on, they apologized and we were okay. (again)As a tenant you have to do a quarterly inspection where you upload ***** pictures for each area, of every part of every room and hallway. If you don't do it by the time limit they bill you an extra portion of your rent. Their painting crew missed a giant square (about 4 foot x 2 foot) in the main room which is a different color and the first thing we see when we walk in the room. It's cosmetic so not being fixed. Part of our billing includes quarterly air filters which haven't been arriving.Communication with them just seems threatening and weirdly aggressive.Mili C has been especially aggressive which is who's in management. We recently asked to move out with a 60 day notice because of all of the issues and she responded in writing by saying "many of the above items aren't even an issue" and threatened that we would be charged $4,717.50 out of our deposit if we move out early.
