Did not receive full refund back for rent deposit and asked for further information as to why. The letter they sent with the check just said carpet cleaning $125 (I am not contesting that even though carpets were just fine) but the $231 cleaning fee doesn't say as the what needed cleaned and why for that much. I asked them for details on why I was being charged the $231 cleaning fee and have received no response from them. The apartment was in the same condition I received it in. The only exception I could see was the mess their contractors left behind when they opened up the walls to replace water pipes. That left a bunch of white residue in the bathroom and hallway that I was unable to clean with household items. I left a message for the apartment manager on 9/19/24 and their main office on 9/24/24.Customer Answer

I have reached out to SMI multiple times about residents parking in handicapped spots, about residents parking oversized vehicles in compact spots creating issues where residents cannot back out of parking spots due to others parking overnight and blocking the way. I have reached out to SMI and submitted photos of the violations of their own policies. SMI told me to confront the resident personally and follow them to their apartment demanding their information. I had reached out to SMI in MAY of 2023, July 2023, February 2024, March of 2024, and April of 2024 submitting clear and detailed photos and descriptions. SMI wrote back that there is nothing they could do, and they feel sorry that I am frustrated. SECTION 2. ORS ******* is amended to read: *******. (1) A person commits the offense of blocking a parking space reserved for disabled persons if the person: (a) Stops or parks a vehicle in such a way as to block access to a parking space that is on private or public property and that is marked or signed to provide parking for disabled persons; or (b) Places an object or allows an object to be placed in such a manner that it blocks access to a parking space that is on private or public property and that is marked or signed to provide parking for disabled persons. I mentioned this to SMI and they told me "This conversation is over". I brought Oregon Legal Law to their attention and they are disregarding it. Please contact me for photo PROOF of the multiple violations. ********************** ************Initial Complaint

?I have been having some serious challenges with management at ************************************ located at ********************************************** *****. I specifically feel targeted by the manager ********. I am not sure what I can do about it and was recommended by family and friends to reach out to the property management company to express my concerns. ******** has belittled me and threatened me on numerous occasions and I havent been able to do anything because I fear I will lose my housing. I am now reaching a point where I dont know where to go from here. Things have been building up over time and now she is threatening me and my family that we cannot renew our lease and need to search for housing else where. The time is very near and I dont have anywhere else to go. I have a small child to take care of. I have not broken or violated any rules or laws of the complex but I feel targeted by ******** anyway. She personally took offense when I had to submit a request for maintenance. I believe I had about two requests during the several years of stay here. One was for an oven and the other for the dishwasher. The oven was malfunctioning and is a safety hazard as well as a necessary appliance for me to cook food daily. ******** told me there is absolutely nothing she can do and I waited almost two weeks for oven repair. I expressed to her all my concerns and how its a financial strain as well as a required appliance but she was very rude in return. She had basically yelled telling me that I am not special and I will have to sit and wait. Telling me what if everyone needs an oven then what is she supposed to do. I am not sure how that pertains to my safety but she yelled right at me. I ended up spending a large amount of money eating out and hoping there was no glitch with the oven for two weeks. Some time passed and I had an issue with the dishwasher. It just stopped working and there was water everywhere on the floor. I texted ******** and let her know my issue. She texted back saying again a two week issue. I tried to explain that I had a second degree ***** on my hand at that time and a one year old. I dont know what to do without it and I needed help right away. She kept brushing me off and didnt inquire about the extend of the issue at all just said Nothing I can do. I had to call her and insist advising there is a broken item with water around it and I need help. She absolutely screamed at me and told me do I not understand that I need to properly advise her of the issue. She complained and yelled that I am not smart enough to express myself and should have done a better job. I was near tears. My sister visited that day and heard the whole conversation. My sister tried to respond on speaker and say this is important to send maintenance due to water on the floor. ******** yelled I will not be speaking to anyone but ******** and I was right on the phone speaking too and she hung up the phone. I tried to call her back several times but she wouldnt answer. She called back some time later stating she wanted to start off on another foot. She said she would finally send maintenance to look at the water and maybe help clean it up. He did finally show up and confirmed there was leakage and it was broken. However, this did absolutely nothing to help the problem and ******** still took almost two weeks to address the issue. She ended up replacing the dishwasher. However, I have advised her the dishwasher she replaced it with is breaking all my utensils cups and anything that is inside of it. She has informed me she doesnt care at all and she is done dealing with my attitude. I have had no attitude but only requests for help. I have asked her if I could have a contractor install a new washer and deduct it from rent. She informed me its a violation of my contract. I asked her where in the contract it states I cannot have a professional contractor do the work she said dont worry you can read it all yourself and find it on your own. I wont be helping you with it. This is exactly how she speaks as well. Her tone is never neutral or professional or respectful. I dont know how to address her or speak with her. She told me I owe her an apology and when I asked why she informed me because I have become a nuisance to her.I absolutely feel targeted by her. She has been trying to find reasons to give me violations as well. My brother came to visit for Christmas during the blizzard that was in Dec 2022. All roads were iced completely. He came late in the night and parked the vehicle where he could. It was very late and when I woke up in the morning he was parked backwards in the lot. He didnt know not to do so and it was late no one noticed. In the morning ******** explained it will be a violation. I told her it was very late at night and we would repark it but the vehicle was fully covered in ice and couldnt be moved. After hours it dethawed and was safe to move or repark and we did so but she gave us a violation. She stated there are no exceptions or special circumstances that apply not even a blizzard because if she gave me an exception she would have to give one to everyone else and she will not do so because I am not special. She is always informing me of how she wont treat me differently yet I feel that she is personally out to get me evicted. I am not sure this type of behavior from a property manager is lawful through fair housing laws. We do not speed through the parking lot either we drive 5 mph but I have heard other tenants getting violations for moving 8 mph in the parking lot. I have personally seen ******** driving much faster than 10 mph in that parking lot and nothing happens apparently she is allowed to do so.We wanted to upgrade our lock and once inquired if its available option if we provide a spare key or the code. She advised us that it is against the property management rules to change the locks. However; both managers have special fancy locks on their doors. I dont understand why they have special treatment but can treat tenants so poorly. I feel that maintenance request are taken with a lot of anger by ********. She starts to target people who make them. I have a friend in the complex who made a maintenance request as well and is starting to get the same treatment that I am. I would like to file a formal complaint against ******** so that her behavior is documented and addressed. I do fear for my housing because it seems like she stops at nothing to try to target me. I have a refrigerator that doesnt stay cold because the rubber seal is broken but I am actually fearful to submit a request for it because I know she will yell at me and then threaten my housing. Please let me know what I can do to address my concerns. Please forward my request to the appropriate parties if this is the wrong department. Thank you for your time and concern for my housing situation.Initial Complaint
