    Mixed Experience Renting Renting from this property management company had some positives but was overshadowed by challenges with their practices, communication, and policies. In hindsight, we would have rented elsewhere.Positives Affordable ************** Reasonable pricing and layout with a garage.Pet-Friendly Policies: Accommodated our dog and late *** dog.Responsive Maintenance: Professional and prompt staff.Clean Grounds: Well-maintained, though weekly debris landed on our patio.Challenges Extensive Lease Clauses The 50-ish lease favored landlords, assigning most costscleaning, repairs, and wear and tearto tenants. Security deposit used for all turnover costs. Virtual inspections limited transparency, and renewal required re-reviewing the entire document, adding frustration.Rigid Rules and Fees Numerous fees (e.g., $50 per wall hole) and deposits were required before seeing the unit. Misleading photos created unmet expectations (e.g., a fenced yard pictured but not included).Dismissive Communication Disputes over charges were met with references to the lease rather than addressing tenant concerns. Closed maintenance requests were limited in accessibility for follow-up.Unbalanced Practices Most maintenance and turnover costs fall on tenants, seemed focused on landlord interests than tenant support. Neighborhood Concerns Noise, garbage, and occasional safety issues worsened during our tenancy.Positive Exception One employee, Ally, was professional and communicative, though ultimately bound by rigid policies of this family business. Final Thoughts Despite being clean, respectful tenants, renting here took a financial and emotional toll. This review serves as a caution for future tenants. Renting here may cost more than just rentit could cost peace of mind and energy. We hope the company reevaluates its policies and communication as our experience with them was dismissive, exhaustive & rigid, that erodes trust, retention, and reputation.

    Thank you for sharing your detailed feedback regarding your experience with *** ******************* at ***************. I appreciate your honesty and the time you took to outline both the positives and challenges you encountered during your 2.5-year tenancy. 

    Im pleased to hear of the many positives that you noted in your review. It was great pleasure having your family in our community. 

    However, Im deeply sorry to hear of the challenges that you faced while residing with us. While our lease agreement is of longer length, it provides both the Resident and Landlord with an outline of the rules and procedures when residing within one of our properties. This is to protect both the Resident and Landlord. The lease also includes the move out charge sheet, which states that the resident is liable for the cost of painting the unit if the residency was less than 3 years. 

    I perform the move in and move out inspections as thoroughly as possible. Sadly, the software does not have an option for me to send the resident an inspection to fill out. To compensate for this, we ask residents to submit any items that they would like kept noted via a work order within 7 days of their move in. All work orders are saved within the software. The software only lets the resident see up to the 3 most current ones in their online portal; however, all work orders ever submitted are saved within the management side of the software. Upon request by resident any previously submitted work order can be sent to them via email. At time of move out I also review all submitted work orders, the move-in inspection and move-out inspection when completing the final accounting package. 

    Your concerns regarding lease terms, communication practices, and neighborhood issues are important to us. We strive to create a supportive community for all our tenants, and its clear we fell short in some areas. 

    Please know that your feedback will be taken seriously as we work towards improving our processes and ensuring better communication moving forward. We want every tenant to feel heard and valued.

    RCM is in my experience the absolute worst experience I've ever had as a rentor - have 800+ credit scores and required a co-signer, their practices as landlords in the intest of entry and invasion of privacy is atrocious, the condition of the property was sub-standard at best, repairs of basic needs I.E. working furnace for heat were never addressed and they will enter your property at any given time and then give a "notice of eviction" for the smallest of repairs + charge outrageous amounts for said repairs. Paid my rent every month on time, paid all their ridiculous fees and still was sent to collections not even 30 days after moving out and with a huge list of repairs they could not and would not supply a list of receipts for work. Would never and will never recommend RCM as a place to rent from and will always for the rest of time do my best to steer potential renters away from this company.
