      Business Response

      Date: 11/24/2023

      Good Morning,

In 2019 we sent a letter to change the month to month rental agreement to add billing for water and sewer.  All 100 percent legal in landlord tenant law.  We did not start billing until almost 5 months later. So not illegal at all.

The mold has been an issue for this particular tenant through out their time at this apartment.  We have discussed in the past making sure the fan in working at all times and letting us know if it does not.  We came in this last time and it was totally clogged with house dust.  We have discussed leaving the bathroom door open after showering for up to 1/2 hour but at least 15 minutes with the fan running, we do not believe this is being done. We have also explained to not put items directly next to any outside wall as this leads to the wall not getting any warm air from the room and then mold forms.

We have killed all of the mold in this apartment many times, we replaced the entire bathroom and added a new fan about 4 years ago. We killed all of the mold this time also. We do not have any problems with mold in the apartments of people that follow the mold and mildew addendum.  We have truly tried to get the proper actions to happen inside the apartment.  Every other tenant that we have explained this to no longer grows mold in their apartment.

As far being a crooked Property ******************* We get so many people that have not only lived with us for many many years as this person has but many have moved to other places in the city or moved away to another state and have came back to us. Many move with us as their family situation changes. We do not hold any of out tenants hostage, this tenant is on a month to month and more than 13 years later they are still here, They could have moved with a 30 day notice at any time.

FYI: We do now, however, make all of our new tenants sign a 1 year lease with a lease break fee if they leave before a year is up.  The only reason we have changed to that is because renters have changed, people move a lot more than they used to and they were staying until their apartment was literally filthy and then moving out and leaving us to not only clean up after them but also to rerent over and over.  The newer tenants we rent to that still 1 year or more leave their apartments so clean and nice we can almost rerent immediately.  Hardly any mold issues any more. A big shout out to *************** for their Mold and ****** addendum that totally spells out for each renter how not to grow mold. Thank you

Apartment was infested with fleas from adjacent neighbor. The landlord will not stop yelling and refuses to listen to anything I say.
