    This is my rental company, I paid December on 13th of December with the $100 late fee, in the drop box totaling $1500, in an envelope with my name and address on it * ******** ******** ***** ***** ln* I paid January amount with the $1400 on the fourth in an envelope with my name and address on it. Both were paid and put in the drop box that goes directly into the northern investments building. I dropped them both off, in the drop box.I have bank statements, they sent me a notice on 1.13.2025. Saying I need to pay $3000 which includes late fees, to them or I move out by by 1-23-2025, with an eviction on my record.I went to go talk to them in person at the office and they wont answer there phone calls nor open their office during there open business hours. As stated on the door and over voicemail.Someone there is stealing my money and I want it back if after 1.23.2025 or then to resolve it asap, this is ridiculous for a rental company.

    ******** ******** started renting from us, on 7/1/2024, and at that time she was told how the payment methods that we accept for rent payments, which include being mailed in, cash brought into us in person so tenants can obtain a receipt for proof of payment, or check or money orders, can be dropped in our after hours drop slot. 

    On December 9th our company issued a late rent notices, and ******** again was one of those, we put hers into a **** mail box, inside of the local post office. Due to this being mailed, we gave her the legal time line of 14 days to pay her December rent. This notice  was addressed to her mailing address in ******, and not her home address on *******************, as per her request, in accordance with rental laws. There was never any contact from ******** disputing the non payment. The property owner gave tenants extra time, and did not file evictions with the court because of the holidays. Then on Jan 13th our company issued several late rent notices, one of those being for ******** ********, our tenant on ***** **** in Sweet Home, due to her not having paid December or January rent, so both rents are included on the one notice. During the month of December 2024, there was no envelope containing any payment in our drop box from ********. As of today 1/24/25, there still has been no payment, or no envelope from ******** for January's rent either.

    On November 22 2024, ******** paid her November 2024 rent (late) in person, and stated that she would have brought it sooner, but she did not feel comfortable dropping cash in the drop slot. Which is great, as we tell our tenants to please drop money orders or checks through the drop slot, and not cash. If she made payment, I would like to see receipts from us showing the rent was in fact paid, or money order stubs, or a check stub. The photos provided by the tenant simply show that she withdrew money, that's it. Those do not show in anyway that she paid her rent. If it had been dropped in our overnight drop slot, it would have been applied to her rent.

    In ********'s complaint you can see there are inconsistencies, as in the amount paid, and the amount disputed. She claims she paid $2,900 between the two claimed payments, however she is requesting a refund of $2,800. If her statements were true, wouldn't she be requesting the full amount? 

    I did receive ********'s voicemail where she was cursing, and being overly aggressive, she failed to leave a current phone number, so I have tried to reach her at the number she has on file with us, and that number is no longer in service. On January 14th, after my morning and afternoon meetings, I reviewed the voicemails as well as the caller id's missed calls. At that time I did see some calls from a number that I do not know, but it was labeled with "********", as the name. When I tried to answer that incoming call later, I was hung up on. I am unsure if that was ******** or not, but I haven't heard from her since the voicemail was left.

    Since ******** started renting from us on June 26, 2024, she has consistently been late on rent, and has required a late rent notice 5 out of the 7 months she has been renting from us.

    In the nearly 6 years that I have worked for this company, this is the first anything like this has came up, and for it to be two months in a row for just ******** to have issues, seems very far fetched. I have also spoken with the owner of the company to see if there has ever been an issue like this in the past, and there has not been any since they started the company in 1989. I find it very unrealistic for this to suddenly happen, two months in a row to the same tenant. 

    We will not be issuing a refund for the rent that was never received by us, so at this point her rent is still showing as not paid.
