    Left without adequate heat for the whole year I lived under them. Brought them to court for it and won. Only to be sued for the months that were promised to be credited and they hired ****** plumbing to lie for them saying that it was fixed. The most incompetent and inhumane company I've ever had to deal with. I've had been put in financial debt because of them as I paid $1200 in utilities to heat my apartment during the winter months as well as the rent. Myself and my elderly mother suffered the whole time. They operate unethically and are entirely mismanaged. Everytime I call their office I get a different story. They dont know how to manage a business and certainly should not be responsible for people's well being. I've heard horror stories about them and am now living it.

    If you rent from this company check your utility bills. They claimed to charge late fees because they pay utilities first, they do not and are now passing the late fees to renters. The city of Easton does not charge 100 plus water for a month of services and this is what empire is adding to accounts. When I requested a bill to know what exactly I’m paying for they sent me a letter of nonpayment. Not entirely sure what they do with the money they take out if your rent but don’t pay the utilities. I have been asking now for a year for those fees to be reimbursed as it’s not my responsibility to pay for their delay in paying their bills. Everyone in their office keeps ignoring me, the account managers keep changing. They do not respect children and laws. They sent someone for a repair, I told empire that they could not go in since my children were inside the house, only to get home and find the same man forcing his way in. They took 5 months to fix a broken floor in my kitchen, due a tree that they refused to cut and branches keep falling on the yard and on top of the house. They have been illegally charging late fees since last year and I’m still waiting for an account manager to contact me and update my account. They have also not registered their properties as rentals, the city has come and posted two signs in all the properties managed by empire, when I called the number given I was told they have a plethora of issues with the city of Easton.

    I signed a purchasing agreement to buy a home in ************ through Steel **************** and Steel Abstract. The seller's disclosure contained incomplete and inaccurate information. For example the disclosure stated that there was no structural damage to the home and no damage to the porch. Now the seller is saying there is $6500 in damage to the porch. Steel *********** and Steel Abstract are siding with the seller who is clearly in violation of the law. When I call Steel Abstract, no one answers. This is still an ongoing issue as of right now. If I could give -10 stars to empire, I would. Good luck in finding a suitable company for your real estate needs.Update: Active complaint filed with the BBB.     Empire Property Management is a horrible company to have to deal with as a tenant. We have rented an apartment that uses them for nearly 3 years and have had countless issues. More recently things have gotten even worse. We put in a maintenance request for our sinks and dishwasher not draining over 3 months ago and were told this was a building wide issue. A plumber came out but the problem was never truly fixed. Then in the middle of May we started to smell sewage. We put in a maintenance request but heard nothing until the beginning of June when we were told sewage has been backing up into the basement. They allowed us to live at the apartment for weeks without informing us of sewage leaks in the basement. It is impossible to get answers from this business. They have repeatedly lied to us about when things would be fixed/cleaned up and they never respond to any of my emails. Their phone usually goes to voicemail and my calls are rarely ever returned. I strongly advise renters to avoid properties managed by this company.

    This property management company charged me twice for application fees on properties they already rented. The overall tone is discriminatory they have no intention of renting to African Americans but will take your money. I put in for a property on Milton Ave in Easton, PA and they purposely ran a credit report for a property at *** ******** in Bethlehem, PA on 3/16/23 that they told me was rented on February 3, 2023. When confronted about this I was told the landlord owns both properties which when researched was a lie. I have all the emails and text messages to back up all these claims. This company is trash and has a bad reputation in the Lehigh Valley area.

    Lea sent her maintenance guy Luis he was great fixed the window in less than 10 minutes my window literally fell apart and I was worried over night someone can possibly enter my home thank god for empires 24/7 maintenance Thank you Lea &Luis

    Absolutely the worst example of customer service is Empire property management. Zero accountability, zero care for tenants needs, zero effort to make things right when they make an error (which is constantly, especially when you ask them to do their job), passing the buck every chance they get, scoffing and outright laughing at tenants for expressing frustration with the incompetence that is so freely displayed. If I could vote for a single company to fall off the face of the earth I would have to say we would all be better off without Empire, even the people who work there would be better off working somewhere that values the tenants that generate their paychecks. I was locked out and waited for 4 hours just to learn that nobody was ever even directed to come and let me in, instead I was told that my locking my keys inside was the problem and that they shared no responsibility in what occurred, I will add that I reported the issue and made 5 phone calls during the 4 hours they just sat there ignoring the urgent request of a tenant. Marjorie seems to have the final say down at Empire and she is a real example of someone who has absolutely no customer service skills let alone any sense of decency. Complaints about her are abundant and even shared by the extended Empire family. That’s right Marjorie, even your coworkers and colleagues agree that you are, how can I put it nicely, a hard woman to deal with. And it seems the owner of this company couldn’t care less about any of this, any of the tenants or the building owners they are paid to represent. In closing I would just like to say, in case there is any doubt left, please avoid doing any sort of business with this company, and if you are a property owner looking for a management company please do your homework, or you will lose tenants left and right due to the sweet and charming disposition of Empire property management. Number 1 in the Lehigh valley, what a libelous and laughable claim.
