    in August of 2023 I was purchasing a house this company was selling .I put a good faith deposit of $1,000 however I did not purchase the home because it was found to have issues including major electrical issues they were not interested in fixing the problem correctly .They refuse to send me my deposit back . $1,000.00

    We have repeatedly reached out to ***************************** via her buyers agent as our office Miklas Realty did not represent her in this transaction.  Attached you will see the original contract executed on all parties that ******* agreed to pay $3000.00 in a deposit in which only $1000.00 was received.  She was to be transferring monies around and her agents said she would provide it to us when it was done.   Never received.   

    In good faith our office continued wit the contract and ***************** had her inspections EVEN though she did not elect them in the original contract. Pages 7-8 on the Standard Agreement of Sale of Real Estate where she WAIVED all inspections.  

    Also see attached documents where ***************** was also given a price reduction in price, even though the inspections were waived and the home was AS-IS.   When inspections are waived in the stae of PA they are doing inspections for their own informational purposes only. However in this case the seller reviewed ********************* concerns and agreed to a price reductionPlease See where ***************** was responsive to that on form CHange in Terms Addendum where it was executed and agents also agree to reduce their comissions for the seller to pay ****************** 

    You will aslo see attached that sellers side and agent started the termination of sale due to ***************** not responding to her agent calls, messsages and we sent over a termination where it shows the buyer default for non coorespondence where seller was asking for the whole $3000.00 that was due as damages since ***************** never responded.  

    Her agent that she should have been responding with about the tremination is not us, in her defaulting of losing her deposit is 

    ******************************* with *********** *******   Her Buyers Agent.    

    I have also gotten involved with this transaction by reaching out to *******'s Agent *************; and her Broker *********************** the Broker of *********** *******.   He called me back after repeated calls by him and his agent to reach ******************  She never responded. 

    So in a response Seller is *********** receiving the full $3000.00 from ***************** and additional steps in the process wit the local association have been started.  

    She should have been in contact with her agents when they needed to speak to her.  It is not a complaint we feel should be towards our office as we are just following the terms of the contract *************** executed. 

    We are not refusing anything, there is the proper paperwork needed for the release and she does not respond to her agents.  So By the law with PA we are to hold deposits in ur escrow until both parties execute paperwork to an agreement or the court issues and ageement and release documents for us to release it.   You can see the forms in the additional paperwork where sellers were parties termination and ***************** never responded to her agent.

    I am rejecting this response because the electrical was so outdated and the appraisal did not address this issue . the owners wanted to have a family business come and do the work . there was wiring on the outside of house the basement door leaked . THIS House was sold  . Return My Deposit.
