    Our realtor recommended Chris W***** to inspect our prospective purchase. When the bank did their appraisal they came back and told us the property had a large sink hole in the backyard and we could not close until it was fixed. This was 4 days before the closing. We were upset that Chris did not discover and disclose this to us. When we called him he claimed that he does not cover that information although it had to do with the grade of the property also included in the purchase. This mistake has been nearly disastrous to our purchase and moved our closing date costing us money on moving trucks and hotels. His manner was unsympathetic when we asked for a refund.
    I would recommend you get a real professional when purchasing your home.

    I feel sorry for your discovery of a sink hole on the property after the inspection was performed although evaluation for sink holes is outside of the scope of a general home inspection. The general home inspection was performed according to the ASHI standards of practice. This standard of practice and all of the other national home inspection standard of practices do not include evaluation of the soil stability against sink holes, especially in an area of the property site that was far from home.
    The following has been taken from your home inspection pre-inspection agreement and from your home inspection written report:
    " The following are excluded: geological soil, hydrological stability, soil and earth measurements and stability, landslide, retaining walls, survey services, engineer analysis, architectural, seismic safety, underground utilities, flood plain certifications."
    " This inspection is not intended to address or include any geological conditions or site stability information. For information concerning these conditions, a geologist or soils engineer should be consulted."
    " Any reference to grade is limited to only areas around the exterior of the exposed areas of foundation or exterior walls. This inspection is visual in nature and does not attempt to determine drainage performance of the site or the condition of any underground piping, including municipal water and sewer service piping or on site sewage systems. "
    I would recommend that you read the ASHI standards of practice which defines the guidelines for the home inspection scope of work and literally defines what is and what is not included in the home inspection and you will confirm that this is not included in the scope of the work.
    4.2 The inspector is NOT required to inspect:
    A. screening, shutters, awnings, and similar seasonal
    accessories.
    B. fences, boundary walls, and similar structures.
    C. geological and soil conditions.
    D. recreational facilities.
    E. outbuildings other than garages and carports.
    F. seawalls, break-walls, and docks.
    G. erosion control and earth stabilization measures.
