    I purchase my current address with my lender using this company as the appraiser. I first reported this company to my lender as the appraiser spoke with the previous owner of the house and was discussing the current value of the house. My next concern is that only two issues were brought up to fix as main concerns. Now I have the property, but the furnace was already not working before I entered. Next the water heater was not working, so I called the gas company to turn on the gas. Immediately after this was turned on, water started to brake out of my water system. Both of these issues were not included in the appraisal as a needs to be completed. I have yet to get the number on the furnace as it is 120$ for the check up for 5/15 at around 1pm. However, the water heater is 2,200$ for the replacement.

    Good morning, in response to the complaint filed against our company, I must state that we are an appraisal company that provides a valuation of a residential property. We are not a home inspection service that inspects the mechanicals and structures of a home. If the buyer has these issues, they should contact the home inspector provided they hired one. Being one of the most expensive purchases a person makes we always think they should hire one to look for possible defectives that the untrained eye doesn't detect. We have no professional expertise in home inspecting, and we don't advertise that we do. At an appraisal we turn the water on to make sure it is operating, test the hot water by turning on a sink to see that it is present and see if the furnace turns on and warm air is present. The day of the inspection the presence of both were there. The items we reported on were oblivious items that needed the attention of the seller to handle before selling to get the ok from the lender. At the time of inspection there was no water running everywhere or it would have been called out to the owner. The next item brought up was talking about the price. When we arrive to the property, we verify the contract price with the seller. We did state that with the average condition of the home that we will have to see when we get back to the office to work on this report if the neighborhood or market area of the neighborhood can support the sale price. An exchange began with the homeowner and I about what he wants out of the property. anything less and he wasn't selling. I told them that it was their decision after the appraisal came back what they wanted to do. We are only there to protect the banks interest and their customers to have a market value for the property being sold. I wish the buyer well and again to proceed with contacting your home inspector.
