    ***** at Trident Property management is unprofessional, untrustworthy, sneaky, demeaning and plain rude to her condo owners she represents. She holds grudges and fines owners for things with proof. Instead of standing behind the owners she represents, she demeans them in front of vendors. Rarely returned emails. If you received a response it wasnt positive or nice.Fired by our communities association board. Found out she wasnt paying our bills.DO NOT HIRE HER. BE WARNED She should have a rating of 0.

    WARNING! WARNING!! ***'T HIRE THIS WOMAN, *****!!!If there was an option for Zero starts, that is what this company, run by ***** deserves. Since taking over for our neighborhood in ****************, ** the past 18 months she has chosen to make up her own rules to follow and enforce at her leisure. If you don't see eye to eye with ***** she or one of the local HOA members will stalk your home and report back ***** items to fine you, just for revenge. Our neighborhood does not allow trampolines or signs (unless they are in the form of a flag). Since ***** is only permitted on-site once a month, she sends her favorite HOA buddy ******************* see her 5 star review below!!) to do inspections every 10 days for ONLY the properties of the neighbors they don't like. After showing evidence of numerous other signs around the neighborhood and no fines levied (because I spoke to each of the home owners) I was told to s**** off. (Top notch customer service right there) Then ***** blocked me from all communications.Additionally, when trying to access the most up to date information in our portal, NOTHING has been updated since she was hired. For $20,000+ a year, what exactly are you doing, *****? You can't seem to post payments timely and use excuses at every turn. Then when someone holds you accountable you cut them off from all communications....I find that illegal as a home owner.

    Unfortunately, our relationship with Julia has taken a negative turn this year. For the last several months, we've been asking Julia to provide our financial reports for our community. Our reports from March to August have incorrect numbers and the reports from September to today are completely non-existent. We also recognized our taxes for the 2022 year have not been filed, which were due by November each year. We also have several thousands of dollars in overdue fees that are no longer being followed up on and homeowners that recently sold their homes were unable to obtain any response from her regarding closing documentation needed for the sale. At this point, Julia has stopped all communication with the board and still has not provided us any information about our finances. Since she's unwilling or unable to document our finances, it's leading many to believe fraud or some level of embezzlement may be taking place that she's unable to resolve. If you're looking to hire Trident to manage your properties, please avoid this company. The lack of communication and unwillingness to provide documentation is a clear indication she does not take her business or her clients seriously.

    I think the property manager at summithouse needs to resign. She is obviously in over her head. I think her name is julia. We peons down here at 662 summithouse have been dealing with a squirrel in the attic for roughly 5 months. They botched up the removal and squirrels are back after a week. Westernpest gaurantees there work. 100%. Now we are back to no answer from portal "property manager" haha! The pest company put 1way door in. Come back 10 days later and took it away. Maintenencemen here say they replaced screen. Didnt put back the trim. Nobody went in attic look for any other entry holes. Squirrels are back. And communication with so called property failure doesnt exist.

    This is a very unprofessional management company. In particular Julia P**************. She is VERY unprofessional when she actually is available to communicate with community residents. She does not management community money properly causing money loss to residents with no regard. Incompetent is the only word to describe her. Please take heed to these reviews before hiring this company for your community.

    Let's face it, who loves property management? They are often in place to assist an HOA Board of Directors to enforce governing documents, including bylaws and Rules and Regulations, in addition to paying bills, collecting dues, sending community communications, managing vendors, project management and fielding complaints. When homeowners do not get the answers they want, they often blame to messenger. But, my experience with Trident Property Management has been positive. Julia is direct and to the point, she states facts, shares industry standards and acts as a liason between homeowners and the Board. She has been responsive and helpful while doing a difficult job and her pricing fair. I would have no problem recommending her to another HOA.

    I respect some of our HOA board members and consider some friends. However, I question the hiring of Trident Property Management. As a resident property owner in our community, in every interaction I've had, Julia P***** has proven ill-informed, combative, and downright disrespectful. She didn't even know which municipality our development was in.
    She has obviously lost sight of her military bearing. I am hopeful that our community sees fit to return management of our community back to the volunteer members of the HOA - where our concerns, questions, and suggestions can be met with knowledge, compassion, and understanding.
    If I were on our HOA board, I would end the agreement with Trident as soon as I could. I respect conflicting views, but I cannot see how Julia could earn a positive review. If there were a zero star option, she would be well deserving.

    In my interactions with the owner of Trident Management Company, she has exercised zero patience and demonstrated a severe lack of professionalism.
    She has on multiple occasions to insulted residents and immediately assumes a defensive stance. Today she called me a “keyboard warrior” when discussing a plan for remediation for problems caused by her property management company. Additionally, when asked what prompted her to deviate from the documented plan put forth during our annual meeting, she hung up on my mid-sentence.
    Steer clear of this organization and find yourself a property management company who cares about the entire community and has a passion doing a good job. Trident Property Management does not.
