  My partner and I have been tenants at a property managed by ********************************** and Mortar since 2021, and our experience has been nothing short of disappointing. For over two years, we have dealt with persistent water damage, recurring mold growth, and severe maintenance neglectall of which management has repeatedly failed to address despite numerous formal complaints.We first reported mold concerns in September 2022, yet no professional mold test was ever conducted. Instead of proper remediation, we received temporary, superficial fixes that did nothing to resolve the root cause. In March 2025, we discovered water under our flooring and damp carpeting in both bedroomsfurther proof of ongoing structural issues. Our emergency maintenance request was ignored until we physically went to the leasing office, only to be met with dismissive, unprofessional responses.Beyond health and safety violations, we lived without required smoke detectors for nearly four years in violation of Ohio fire safety laws. Even after finally receiving detectors, one bedroom is still missing a legally required unit, leaving our home non-compliant.Despite paying rent on time and in full, we have been forced to endure unsafe living conditions with little accountability from management. Calls and emails often go unanswered, and each new property manager seems unaware of previous concernscreating an endless cycle of neglect and mismanagement.If you are considering renting from a property managed by ********************************** and Mortar, be aware of their lack of urgency, professionalism, and commitment to tenant well-being. We are now seeking legal action due to their gross negligence and failure to provide a habitable living environment.

  It was a nightmare renting a unit at The Ambassador Apts. I moved in in April 2024 . I had a leak coming from the kitchen cabinet ceiling. Then, I had a major water leak in my bedroom coming from pipes in the ceiling. The leak was coming from the floor boards and carpet was saturated. I asked for another unit that was habitable, but that request fail on death ears. Management non responsive and just did not care.

  Slumlords. Will take your property and throw it away without your knowledge. Gas leaks, water leaks constantly.

  Slumlords. They recently bought the building I live in in shaker heights, oh and the whole building nose dived. QUICK. The whole building smells like rotting decay, and they changed the building clean schedule to once a month. The washers and dryers literally melt your clothes. They only landscape or cut grass when it gets knee high. They are truly horrible. Maintenance doesnt exist here anymore and the woman *** who we are told to reach out to couldnt care less. She is horribly rude, doesnt respond, and is just nasty to interact with. Have you no shame?

  I’ve had nothing but a pleasant experience with Brick & Mortar property management. ***** ****** is by far one of the most understanding, helpful, and genuinely nice property managers I’ve ever had. They are quick to respond to tenant questions, maintenance is super friendly and very responsive, and I will continue to rent from them because of the phenomenal service I’ve received.

  SLUM LORDS. Save yourself the trouble & rent from anywhere else. My apartment was infested with hundreds of ants & my property manager/maintenance refused to do anything for weeks until I threatened to go to the city. The infestation never got better which is why I was forced to move out.
