My Mom is 84 years old. She worked with a lawyer after my Mom died to change the deed to the house to her name. At that time, she paid the court to get the deed. (August 2024) In October, she received a letter from Property Records PA that looked like a bill, and she paid the fee that was due of $121.50. I called the company and found out they are a money-making business that searches for any changes made to deeds, and then sends out their scammy-looking letter. I called and explained that my Mom has been in the hospital from Dec 1, 2024, to Jan 19, 2025, and I have moved from ** to ** to take care of her and am now going through her bills. I offered to show the hospital bills to prove my Mom has been incapacitated and also my *** over my Mom, and they were not interested. The *** has been in effect since February 2024, covering errors made by my Mom in paying bills. They said we only had 30 days to ask for a refund. My Mom wrote the check on October 12, 2024. I called on February 25, 2025. I simply want them to refund the money, as they know their letters are very deceptive, and make you think you are paying a tax bill. My husband and I just purchased our first home. Property Records sent us two papers in the mail stating they hold a copy of the only document that identifies that we are the property owners. I left several voicemails and no call back. I also have never received any sort of document from them that they claimed to have. I sent them payment through the mail by check. I will be attaching both papers they sent. The first paper showing $118 has a portion that sent in with the check. The other paper is the second paper they sent me wanting a different amount of $121.00 which I did not pay. I have a photo of the check I made payable to them along with the withdraw from my account if you need that as well.Business Response

I am rejecting this response because: your information stated on the paper you sent us is false information. You are not the only people who hold the information on our property and also made yourself out to be a deed holder. I am needing a full refund of the money you took from us from false statements made sent in the unwanted mail we received.
Regards,

This outfit - Property Records - recently sent an invoice to us, which included all of our property information. In that invoice, they are attempting to solicit us to buy their property profile for a fee of $115.50 which would apparently includes a copy of our deed. This is something we can obtain for ourselves at our local county office at a much lower cost. Property Records is using their software to search new or modified public records and employing a deceptive format for their communications which may mislead homeowners into believing they must pay this unnecessary fee. This isn't the first solicitation letter we've received by similarly named companies using the same tactics. We want our information removed from Property Record's database and for them to cease all contact with us.Business Response

Dear *****************,
Thank you for bringing your concerns to our attention. We understand that receiving unexpected mail can sometimes lead to confusion, and we apologize for any inconvenience our promotional letter may have caused.
We would like to clarify that our service, offering a property profile report and a copy of the deed, is entirely optional for new homeowners. Our goal is to provide valuable information that can be beneficial for homeowners, but we understand that not everyone might require these services.
As stated clearly in our letter, this is not a bill or an obligatory payment request. The letter is intended to inform homeowners of the services we offer, allowing them to choose whether or not they would like to take advantage of them. There is no obligation to respond or pay if you decide that the service is not needed.
We are committed to transparent and ethical business practices, and we regret any confusion our letter may have caused. We take customer feedback seriously and will review our communication methods to ensure clarity and prevent similar misunderstandings in the future.
If you have any further questions or concerns, please do not hesitate to contact us. We are here to assist and provide any necessary clarifications.
Sincerely,
