      I'm a commercial loan broker and I got a term sheet from Ameriscerv bank so they can finance a 44 unit portfolio of homes in Pittsburgh PA for my client.

      bank ordered an appraisal and strung me along for a month. three days before closing the bank informed me that they will not close because property needs repairs.

      this was clearly an excuse, manager refused to even get on the phone with me.

      a bank should do more due diligence to ensure this is a deal for them and a manager should have the decency to explain this to myself the broker and the client.

      this experience was extremely embarrassing for me and caused me to lose my relationship with a very important client.

      AmeriServ issued a term sheet for a commercial real estate loan. A term sheet is for discussion purposes only and is not a commitment or an approval. We also ordered the appraisal to assist in underwriting the request. An appraisal takes several weeks to receive. These are practices that are normal and customary for a commercial real estate loan.
