    During our closing with Bilbow Abstract, we were hit with an additional fee that was out of our control because Bilbow had failed to list my wife on the deed to our house. This is likely because they did not thoroughly review all documentation indicating how the deed should be prepared. The loan application we filed was listed in my name (due to having a better credit rating) but my wife was a part of the mortgage all along as she would be listed on the deed. Bilbow was adamant that since they had to file a separate deed that listed both of us on it, that we needed to pay in full for the filling of two deeds which amounted to $250 instead of $125. When we questioned it, we were told "if you don't sign and provide the check for both deeds, we don't close today!" My wife and I did not appreciate how this was communicated, having to pay for something that was clearly not our fault, not to mention the lack of preparedness by Bilbow. We felt this business took advantage of us since we had to pay for another $125 for a simple oversight that was out of our control. When we communicated this situation to our Mortgage Company ( ****** Mortgage) they agreed that Bilbow should have never passed along the additional deed charge which was likely their mistake or at least something that was out of our control. We felt taken advantage of as first-time home buyers and what was supposed to be a happy day, ended on a sore note because of this.

    In reference to a surprise charge at settlement 
    Our office submits the following response: 
    The contract of sale was in the buying husband 's name only. 
    The deed was prepared with him as the only purchaser 
    And submitted to the seller, who was overseas, to be signed and notarized 
    This occurred 2 weeks before closing. 
    The lender's title request did have the wife's name on the information 
    So the deed was prepared incorrectly 
    And the fee should have been absorbed by our office. 
    Only at closing did it become clear that the borrower's wife was to be added to the transaction. The executed deed could not be changed; it was notarized with a Remote Online Notary (RON). 
    The only solution was to have a deed from the purchasing husband to deed to Himself and His wife. 
    We agree to refund the $125.00

    I have reviewed the response made by the business (Bilbow Abstract, LLC) in reference to complaint ID ********, and find that this resolution is satisfactory to me.  In the letter, they have agreed to refund the $125.00 and admitted that the cost for the second deed should have been absorbed by its office.  

    Please let me know the best steps to execute the resolution to receive the $125.00 refund from Bilbow Abstract, LLC.
