This pertains to my residential house built by EG Stoltzfus Homes, LLC. My ranch Home, the ****** Model, ***************************, Mechanicsburg, PA, has three-bathroom vents vented through the South end of my house wall. The three vents have a louvered vent cap on the outside. During any type of breeze, light or gusty these louvered vents, clap and clatter reverberating though to the inside wall. It is a very annoying, mentally distributing, sound is nonstop during any type of wind. It is hard to get a restful nights sleep. Also, these louvered vents let in rain, and I am sure bugs and bees during the coming spring and summer. To my knowledge no other EG Stoltzfus house built in ************* development has bathroom vents vented through the house wall. They are all vented to the house/s overhang. Supported by my investigating, walking around the *************development looking and talking to neighbors. The exact sample ****** Model ranch home on *********************** vented through the house overhang, same builder EG Stoltzfus. Venting bathroom vents to the house overhang is standard throughout Residential Building Contractors. My signed contract with EG Stoltzfus Homes, LLC also states Construction processes will be in accordance with Builders Standard practices. For my house EG Stoltzfus did not follow his own standard practice for my bathroom vents. Because all other homes EG Stoltzfus built in ************* Development. The Bathroom vents are vented to the house/s overhang. Builder has discriminated, against me, breeched signed contract, done with Malice.Business Response

EGStoltzfus has reviewed the allegations of **. ********'s complaint with respect to the bathroom exhaust fan vents. EGStoltzfus has not breached any contractual or warranty obligations to ******************** with respect to this item.
******************** purchased the home from EGStoltzfus on July 29, 2022.
******************** contacted EGStoltzfus customer service via an email on December 28, 2022 regarding bathroom exhaust fan vents that are making a clapping noise in the wind.
******************** references seeing a different installation practice at similar home in his neighborhood. Per the Agreement of Sale signed by ********************, "Any sample or model house, sample material, drawings or images examined by the Buyer, including information on Builders website, is for illustrative purposes only and shall not be deemed to create an expressed warranty that the work or materials or colors will conform to the sample, model, drawings, or images."
******************** notes the bathroom exhaust fan vents do not meet standard building practices. The Residential Construction Performance Guidelines Fifth Edition 9-5-1 observes, Bath and kitchen fans should be installed per the manufacturer's instructions and prevailing building code requirements and perform in accordance with the manufacturer's specifications. The installation instructions from ***** recommend use the shortest, straightest duct routing for best performance. Also, the home, including bathroom exhaust fan vents, was inspected and accepted by the Township to meet all applicable residential building code requirements.
After review of the homes floorplan, vent location, and all applicable documents and guidelines, EGStoltzfus feels the bathroom exhaust fan vents meet manufacturers and township requirements. No further action will be taken by EGStoltzfus regarding this item.

I am rejecting this response because: If this business follows the exhaust Fan manufacturers instructions. Why all other houses they built/are building, are all vented under the house/s overhang/Eaves ? I invite you to come and see how EG Stoltzlfus are venting their house exhaust fans
In addition; when an exhaust vent is used on a house exterior wall they must be cowled/hooded vent covers. That is to prevent rain, snow and or insects from entering the vent pipe. It,s just common sense to use a cowled vent cover if venting an exhaust fan through an exterior wall.For this builder referencing the louvered vents are good by township code is nonsense. Where does pride in what you are building come in to play, what is best for the customer.. Certainly this Builder doesn't care about Professionalism. Louvered vents are exposed to all the elements, and Wind. A cowled vent cover protects and does not clap in the wind. and doesn't cost the builder any more than a louvered vent cover. It all boils downed to this Builder doesn't care about Professionalism. They have no oversite of their subcontractors. Just build it and take the money, no Pride period.PS: I was referencing this Builders standard venting practices and the industry wideBBB : Please come and see how All other EG Stoltzfus houses are vented ...Oh did I mention Discrimination

I purchased a new home from EGStoltzfus Homes, ******** ***** Lot ******, moved in 31 Aug 2022. My basement concrete is covered all over with Black Spots. Builders representative Mike M***** says it is from an additive to the concrete called Fly Ash. Plus half of the concrete was surface sanded and or ground off apparently to remove the Black surface. Now that area, approximately 37 feet by 23 ft is covered with cement dust. The more you broom the more dust comes up. After 2 Months of emails and calls from me. The builder offered me $800.00 apparently for concrete paint. Builder wants me to do the cleaning and Painting...$800.00 would only pay for Paint, which is not the proper way to fix this defect. Why should I do any work to fix what they messed up. Builder says no further offers will be made. The concrete needs to be removed and or topped with another layer of cement. And one of the Builders representative, says to me what all the fuss, you are going to finish the basement anyway. I mean the builder has no remorse for his unprofessional work. I am telling you the concrete surface is just terrible.. Please come and look t it.. 2nd issue with my new $553,500.000 home. Builders electrician put a Breakfast ceiling light that is 24 inches off center in breakfast. In addition my requested ceiling fan electrical box in my great room is to close to my Gas Fireplace. I have my TV on the Mantle and if I installed a fan, even a ceiling hugger it would cover a portion of the TV.. Builder has refused to relocate both of these electrical issues. 3rd issue; my master Bathe floor in one corner drops down 3/8 of an inch. Directly under the Master bath is a steel beam support. So maybe this is potentially a major support issue/failure. Builders solution was remove the baseboard and force it to meet the floor. No regards or concerns were expressed for a possible structure support issue. The Builders has a total disregard for his unprofessional work. help meInitial Complaint

I had a home built with this company. Although there have been no major construction issues, I cannot say my neighbors have had the same experience. Neighbors have moved in only to have the entirety of their plumbing replaced, due to major leaks in the home. They almost entirely use subcontractors to do the work, and our street alone, they do not provide access to the residents to their homes while construction is ongoing. This happens routinely and the workers laugh about it. They also allow future residents to inspect and monitor their construction progress, resulting in OSHA fines for individuals they hire, as well as allowing future residents to bring in and perform their own inspections of the property on a routine basis as construction has continued. All of this is in addition to the complete lack of professionalism shown by their workers, both the subcontractors and their own employees, who have treated our home as an ongoing construction site even though we have lived there for over a year. Trucks frequently load and unload onto the lawn, when confronted and asked to move, the worker parked in front out our driveway, blocking mail delivery. This has continued as their workers come and go into the house, ruining our newly planted seedlings on the lawn and grass (needed due to the cheap quality seeding performed). This has occurred across the board with their team members. When notified of these issues, the Customer service manager (Michael M**********) chose to challenge me to document the damage and therefore hinting that a legal process would need to be initiated to resolve the ongoing issues caused by their inability to respect our adjacent property.
