Purchased my first home from this builder and everything that was promised on settlement date and in the written amended documents by my realtor have never been done.Settlement was May 31, 2023 and none of the work has been completed as of numerous emails sent to the builder with no response. The windows are a safety issue for the small children visiting in my home having no screens in them. The cabinet in the kitchen was damaged and scratched and he was suppose to put in new cabinet.

     Complaint: ********

I am rejecting this response because:
I am denying request due to the nature of this issue. There were many defects that were promised in a timely manor from realtor and builder, there was a contract put into writing during settlement about screens being put in this was not passed on to the builder from his realtor (his son), and this took 4 months to get screens and pass information on correctly. There was withholding of information about an easement that falls on our property that has caused us trauma and resulted in an arrest of a neighbor. We were falsely advertised the amount of land not knowing that we could not utilize part of it yet had to maintain it. We originally bought this land due to the fact of the amount of land we privately own, however this is not the case. Due to the nature of the circumstances with this easement we did not know of, we were basically forced to put up a fence due to the hostile neighbors and this easement issue. Also, a few weeks after settlement we found out that the builder and realtor were father and son, which is unethical in this field. After doing extensive research on this, we found that this relationship should have been disclosed to us during the process to avoid issues, however this was inappropriately disclosed to us after the transaction when issues in the house began to arise.  We had to resurvey our land due to individuals pulling out stakes that was KNOWN by the builder prior. We were getting ripped off of 20 feet of land prior to us getting our land resurveyed. We had to use our own money to resurvey this land (which was just surveyed a few months prior), and the survey company and the building company knew that the neighbors were moving stakes around. We wish that this was also disclosed to us and the correct placement of stake were assured prior to us moving in. We were forced to put up multiple expenses that could have been avoided in the long run, such as getting rid of dead trees on the property that we are responsible for that were hanging on power lines. We spent over a thousand dollars doing so. We also happened to get gutter guards installed and thanks to the gutter company, we found out that there is a large defect in the gutter installation. The gutters were installed incorrectly and were too short and some were backwards. Secondly, there was a cabinet that was installed with a large scratch on it and was turned inward to ensure it was not noticeable which should have not been installed in the first place. There is a large pipe in the back that is sticking out from the house that was told by the realtor that it would have been taken care of or cut, which hasn't been addressed. Lastly, we had a leak in the basement that we still do not know where the whereabouts are of this leak. The HVAC company came to our house that are vendors from the builders saying to keep an eye on it and it may be a larger issue in the long run that may require someone to go through the dry wall in the garage. This was not a satisfying answer to me for I still do not know where this issue came about since this home is new. These issues can lead to serious financial issues, and I feel that there are more issues that may come about if a proper home inspection is not complete again. I do not want to be stuck with anymore unnecessary costs for we bought a new home to avoid them. The only individual who has been receptive to us is *** through Hunter Creek Builders, which should not be the case since this is not his doing. I have contacted the warranty email and I have gotten ONE response from them in the past.

    Regards,
