    There are birds living in the vents/duct work in my walls of my bedroom of my apartment. They are extremely loud and I haven’t been able to sleep or relax for weeks. I reached to my apartment complex and provided evidence and they have been very slow to respond to resolve this issue. There slow response has been frustrating and this has been going on for almost over two weeks once I identified the source of the noise. I’m looking for help to get this resolved quickly. I don’t feel that I should be paying rent to a condition that’s not livable. All evidence is on video or in a paper trail of emails that I can send.

    On March 8, 2024, our resident called and left a voicemail stating that she was hearing a noise from inside her ceiling for the past 2 weeks and had just concluded that it was birds that had broken a vent cover and started nesting inside. That following Monday, March 11, 2024, our contracted pest control company was consulted, and we were informed that they would be unable to help because of the height of the vent on the 4th floor exterior of the building. We then contacted a wildlife removal company to see if they were able to help resolve the issue. After visiting the property, the wildlife company also concluded that the 4th floor location of the vent would not be accessible without a special lift and the wildlife company indicated it would put together a bid to rent a lift to complete the wildlife removal and vent replacement.

    During the bidding process we did offer our resident the opportunity to transfer into a different apartment, which she declined. We then offered the resident an early termination with no penalty. This resident gave a 30-day early termination notice on March 29, 2024, and will be moving out on April 30, 2024.

    We did receive the bid from the wildlife removal company to rent a lift to complete the wildlife removal and vent replacement and management is currently reviewing that bid. 

    Attached is an email chain showing that we have been in contact with Ms. ******** and have been trying to work with her on the best solution as well as her signed early termination agreement showing that we waived her termination fee with her 30-day notice.

    Hello, I lived at this apartment complex for over 6 years. After asked to move, and I moved per requested within a timely matter, the property is charging me for a total renovation of the apartment complex. When I moved into The complex the apartment was an older not updated unit and I agreed to live there as is with a lower amount of rent paid versus the other tenants who had updated units. I left with a zero balance and per the managements request and they are reporting I owe $5,877.81 which Is totally outrageous and unethical.

    Ms. **** was not charged for a complete unit renovation. In December of 2021, prior to her move out in February 2023,  Ms. **** received both kitchen and bathroom updates that included all new kitchen cabinets, updated appliances, new flooring in both bathrooms and kitchen, new toilets, new vanities & lighting, and a new tub surround.  

    Upon move out, Ms. **** had a past due rent and final utility balance of $1,300.31 and her security deposit of $775.00 was applied to that balance. Upon her move out, there were multiple issues in the apartment that exceeded normal wear and tear. These issues included excessive scratching in the LVT flooring which lead to the floors needing to be replaced, damage to living room vertical blinds, multiple holes in the walls that ranged from 2x2in to 12x12in in size, damage to the new kitchen cabinets that were installed in her apartment, heavy mildew in the bathtub cause it to need resurfaced, holes in bedroom doors and broken door frames, broken patio door handle, removal of LED light strips causing drywall damage, food and dirt dripping down the walls which lead to cleaning fees along with a full fresh coat of paint. We did not receive keys from Ms. **** so we did need to install a new lock as well.

    While we do take the length of residency into consideration when assessing wear and tear charges, none of Ms. ****’s charges were due to the length of her residency. All were due to excessive damage. See attached move out report with photos and final account statement for further reference.
