    company manages *** payments, when you are late with a payment they charge $25 late fee per *** contract but they also charge our a $20 letter fee to send you a letter saying you are 15 days late. In ** the late fee for an *** fee can be maximum 6%, the total *** fee is $325. That $25 fee in the *** contract is already above that 6%, this extra $20 and $45 for a letter saying 15 days late and 30 days late is what I'm complaining about and I want all of those $20 and $35 credited back to my account. They charged for this letter in the following dates 11/20/2024 $20, 9/27/2024 $45 for a 30 day late notice collection letter (in addition to the $25 late fee and a $10 bank service fee, and $25 NSF fee), 7/29/24 $20 charged for being 15 days late (direct deposit was setup so payment was due later in the month, then again charged the usual $25 late fee plus $10 bank fee, plus $25 NSF fee charges). I'm not sure on the validity of these NSF and bank fee charges, they claim the bank charged them if you want to look into that too that's great but my biggest complaints are these $20 and $45 dollars they charge me to send me a letter that says I'm 15 days late or 30 days late on my payment. I want my money back. If I don't pay those fees they charge late payment on those fees too. In 6/10/2024 they charged the 2 bank fees for 10 and $******* $25 late fee in *************** $20 letter for 15 days late ok at the other 3 charges ($25 late fee, $10 bank notification, $25 NSF) the bank charges they say the bank charges them because my payment didn't go through but I'm not sure I believe all that. For any time I was 15 days late i an paying a total of $25late fee+$20 15 days late letter=$45 if I'm 30 days late +$45 for a letter sent to me at 30 days which is $90 in fees, then if the reason I'm late was declined payment by bank twice more charges for $10+$25. $125 in late fees for being $30 days late in a $325 *** fee.     This company does not follow the rules they email out to residents and do not follow the condominiums bilaws and declarations I’ve called and emailed proof and the management company will do nothing about this There’s a huge bee hive under deck and they sent someone out to spray when this need’s removed properly by a professional bee expert

    Owner's issue was handled appropriately and by two separate qualified and licensed contractors, per the demand.  Invoices are attached to show that the work was completed.  The second part of the complaint is invalid, as the emails that are provided show that our firm is handling issues.  Our contract does not call for us to be on site 24/7, and we handle all issues within the confines of the agreed upon contract between the Board of Directors and the Management Company.

    ?It was attached to email I sent … I’m letting you know I have other proof of another owner that lives in the building next-door I have videos of a dog dog barking, keeping him up all night. Proof of texting that was submitted to this company proof of the videos they did nothing for this owner, I could not post this on your site so I will forward them in this email. This person complained several times and they did nothing As you can see it states clearly in bilaws Which they do nothing to address this issue!Also after finally telling them about the bee issue that is now a problem which are coming in several units they finally are going to patch the holes in brick which should have been take care of a month ago when I told them about it Nicole who works here is the ONLY one doing something now As for Jeff Olson he told my husband 2 weeks ago he’s done paying for this and basically said the bees gotta go somewhere Thank you Sorry for long email but I wanted to try to explain more
