    Stevenson Williams is our ***. Our grass hasn't been cut in 2 weeks nor have any of the yard improvements that have been promised. The *** By-laws have never been enforced. They totally ignore any attempts of our communtity to contact them. We need resolution to our communities problems and this company refuses to acknowledge our attempts to contact them with any response, Most of us are senior citizens.

    This complaint is aimed at my townhouse management company. We pay a low HOA fee and even though it is low I feel we are not getting the services that we should. When I call the management office they very seldom answer the phone and if I leave a message, again, they very seldom return your phone call. When they do answer and I tell them my problem there is no action on that problem. There are six units in my building and the three out of the six look like it belongs in a project somewhere. We pay 70.00 dollars per month for HOA fees. What they do for 70.00 is cut the grass and push the snow in a straight line in the parking lot. They do not cut the trees or clean up the common areas. I have called them numerous times about the debree and nothing is done about it. And especially the dog crap that people do not pick up after their dog goes. I am tired living with the place looking like a dumb. I am retired and I would like to move but I can not afford it. I hope there is something that you can do.

    Stevenson, Williams Management Company works at the direction of an elected Board of Directors, who are all owners within the condominium association. The Board of Directors determine what work needs to be done throughout the grounds of the association and then direct us to have that work completed. The owner who filed this complaint is aware of how the association functions and how we are directed to manage. Her complaint that her calls go unanswered are completely inaccurate. We have an automated telephone system that answers all calls whenever the calls cannot be answered in person. The landscaping service didn't begin servicing the property until the day after her complaint was filed as their contract did not have them begin any earlier than the week of April 17, 2023.

    Stevenson, Williams Management Co is our property manager at ******** ******** Condo at ********* ********* **, Pittsburgh, PA 15220. They have not paid vendor bills, left large items unfixed for 2+ years, refusing to send me a copy of the financial records, are insisting on raising our HOA fees with NO budget meeting, no explanation, the meetings are held without proper notice to owners or cancelled at the last min and even illegally cashing "deposit only" checks without proof or explanation. I want an outside audit done immediately. I have contacted them several times to respond to this complaint and they have ignored me.

    One of my requests was for the financials, they did provide SOME of them but that caused more issues.  T
    hey raised our HOA 6% and it turns out there is no calculation that went into this, they admit that they just decided it was a good number.  
    There are many other issues with the financials such as their numbers don't add up, they cannot explain expenses, they have no idea where our money is going, 
    They now are not consistent on the monthly fire alarm test either telling me that they were "too busy" to test in Jan. 
    When a few of us raised these issues at the Board meeting and it was obvious they had no clue, they ended the meeting and called a meeting with the people that were raising the questions but refused to meet with my sister (who lives in the building as well) or me.  
    Also we found out that the signatures on all our bank transactions etc are both from their company, and no one from the Board signing off.  WHich I believe is illegal.  They are making money decisions and movements without having to tell us.

    I am very worried here.  Please let me know any updates or anything else I can provide.

    This has to do with the HOA which takes care of 100 properties in this one area. For the last several years i have called about alot of things that need to be looked into. they either promise to have someone come out or they were to call me to let me know what they have decided. i never get a responce. l had been dealing with one of the property manager about the rental property next to where live what a mess it is. it needs alot of work . l had asked the person that was in charge at that time tocome and see for herself. she made up every excuse in the book. she told me if she came out it would be a 3 hour trip. That is her job. and she asked where about that this plan was located. not sure if she ever came out. The house is still the same but worse. now its been 5 weeks that l continue to call about a tree that is located in the common area. where i park my car but l can't pull my car up to where it belongs. And the rental property has a tree in their yard that is so over grown that it reaches into my yard and i can go down the steps to use my lower yard. l called yesterday and lam still waiting back for a phone call. I would never recommend this Company to anyone. They have no problem taking our dues every month.

    Stevenson, Williams Management Company manages the Piney Forks Condominium Association, which is where *** ********** resides. The association is governed by an Executive Board of Directors, which is comprised of five elected owners within the association. My company operates at the direction of the Executive Board. Our contract with the association prohibits us from taking any action without the approval of the Executive Board. Therefore, we are unable to act freely upon many of *** **********s requests without obtaining the Executive Board’s approval. The association operates on an annual operating budget, which the Executive Board approves each year. The Executive Board makes every attempt to stay within the operating budget and is sometimes forced to make difficult decisions on many owner requested projects.

    Most of *** ************ complaints are blatantly false. She calls my office several times a week and is abusive towards my employees. My employees make every attempt to be cordial to her and act in a professional manner, which is extremely difficult to do with someone so abusive. The complaint about the tree which prohibits her from fully pulling into her parking space was removed on July 8, 2022 by the landscaper. The Board is aware of her other complaints, as she has personally approached many of them to speak about her issues. We have not yet been instructed to perform any other work related to her requests.
