10/2/24 work order for old lawn removal and new compost mix installed. I would supply seed as I wanted to use a top quality seed mix. They would supply hoses, timers, sprinklers, straw with tack, fertilizer and soil conditioner along with some sort of spray for root growth. The sprinklers didn't work or would spray into neighbors yards. They came apart causing rivers of water washing away seed and soil making ruts. They didn't put down enough straw and said they would come back and didn't come. I kept contacting them and they would make excuse after excuse I finally put my own down. I was watering twice a day for months and the wind was causing whole areas of the yard to be completely bare ground. I contacted them but again they didn't come out. Grass didn't really come up in the fall. Only started really coming up this spring but it's really patchy. I've contacted them numerous times and they keep saying it's too cold and I'm on the schedule and that they aren't going to let me down. I've bought even more seed to put down each time is around $400. I have pictures and all the emails documenting.Business Response

**** ******** is a customer of KK lawn and ********************** and we understood what his needs were. We did what we he exactly asked for, to redo his lawn. We redid the lawn in middle of October.We needed to wait for the right temps due to a drought from the summer. After redoing his lawn and reseeding and tacking the property we did go back and check the progress multiple times. Last fall/winter was very hard to seed and tack due to the high winds. We had very unusual winds.
When the job was sold **** asked to used his own seed, we normally don't do that but **** insisted. We broke our company rule and allowed it this time but we did explain that we are not held responsible if the grass doesn't do well. We know our seed and we do supply the best that we are aware of. After the seed and tack was spread we did put sprinkles and hoses down to give the property water. We did have an issue with one of the sprinklers that broke and made ruts. We did come out right away and fix the sprinkler and the ruts. Added more seed and tack. We know the importance of new grass. The grass did its thing until winter came. Winter came and we cant do much about grass growing. Once spring came we had **** on the list to visit when the temps were right to do so along with all the other properties we replanted grass in the fall.
**** expected us to be out the first of April which we had planned. We did call and let him know that the temps are not good enough to reseed. If you do it too early when it cold and wet the seeds seem to rot and not grow. All of our grass jobs are our top priority but when the temps are not right we will not come out and lay new seed. You need warm days and cool nights for grass to grow beautifully.
I understand **** feels like we left him hang and dry. We promised him we are taking care of him. We did keep him up to date why we weren't out and that we are watching the weather very closing. The last week of April we had 4 days in a row with average spring temps which made it perfect for new grass seed, added grass seed or touch ups.
**** had said how terrible his lawn was so we added a spring aeration and overseeding at no charge. We sent and email responding to his email that we are coming out this Thursday due to the perfect temps (which was a Thursday). Then I gave him the explanation of why we wait for the right temps and used the example why we wait to plant flowers after Mothers Day. When we showed up he wasn't there and his seed wasn't available. We tried to call him and got no answer so I sent an email asking him where his seed was. He said he wasn't at home and the seed is in the garage and he wasn't expecting us till after Mothers Days. Which was not what was said it was and example why we wait for the right temps.
With all the complaints and telling us that we don't follow through and we couldn't get ahold of him, we did the aeration and used the overseeding that we have. The lawn looked great and after having a drought of a summer and fall, the lawn did pretty well.
Marcs job was completed and more supplies were used each time we had went out and **** was never charged for the extras. We had visited 10-23-24, 10-30-24, 11-06-24 and once again on 11-21-25. After that it was too cold to do anything and we needed nature to do its thing. Even though we did do our part faithfully. **** still chose not to finish paying his final payment.
We feel bad that **** thinks we didn't do our job. We try our hardest to fulfill all our customers needs. I hope this matter can be resolved in a friendly manner.Initial Complaint

In October of 2022 I hired KK Land & Landscaping in Palmyra, Pa to service all landscaping needs of my home. **** the owner offered me a proposal which outlined all the services he would provide. I agreed and signed the proposal. There were problems with the quality of the services from the beginning ....but I was willing to work with them. Problems like their using inferior weed control products in my flower beds and the weeds returning after they mulched the areas...the owner blamed me for having a sprinkler system on that may have made the weed control product ineffective ....first off I could not use my sprinkler system till late July because the system was not working and the company for it was not able to service it till August. Other services listed on the proposal were never done!! Snow removal, fertilizing and lawn treatments and aerating lawn were listed on the proposal but never done !!! These services that were not done totaled $1400. I contacted the office and owner **** several times they refused to refund that amount ...**** is not a reasonable person to deal with he told me I knew nothing about finances. Good Monday Morning,
************************* came to KK Lawn in the month of September 2022. When ******* came to KK we had to work with her for payments to have her landscaping needs done. Most companies wont even offer special payments or help with bills. We did this as a favor and it helped her out. ******* opted in our 4 Season package. When a 4 Season is purchased all labor and services are included with a monthly fee. All supplies, products and ingredients are extra cost.
1, Snow removal - Snow removal is included all 4 Seasons unless mentioned not to have it included. This is a win or lose with snow. Its called a safety net. Once a client signs on for snow removal their property it is our liability. No matter if there is snow or ice we always need to come out and check the property. We always need to lay salt or calcium if needed. Sometimes when we come out, there is nothing for us to do but we still need to drive out and check the premises per our insurance. Last year there was 7 events that took place.
2, ******* is also asking for another refund for fertilizing. We treat 4 times a year. Her treatments were done correctly. When we did her first treatment and she received the bill on 3 /30/23 and then called the office and said that she isn't paying her bill because someone else fertilized her property. This was never mentioned prior and she signed for us to fertilize so we did our job and treated her lawn that day and the rest of treatment days. We again thought we would be nice and fix her invoice to a zero balance. Fertilizations were complete with the aeration that she says she was not given. Aeration was completed on 10/4/22 with all the other 4 Season Customers. Aeration was not completed for 2023 in the fall since a contract is only a 1 time aeration per year.
3, ******* still as a balance with KK Lawn. Each time we come out and treat her property for weeds, thistles, roses and flowers she doesn't pay her invoices. In May on the 18 2023 we did a huge job that was multiple day jobs to do all her beds, trimming, pruning, edging, weeding and mulch. She needed to pay her bill but she couldn't. She asked to split it up monthly with her 4 Season payment. We said sure. Till this day she owes the last payment of 136.18 for that invoice *****. Then invoice ***** from 06/19/23 for treatment of weeds, thistle, flowers still outstanding 44.95. Invoice ***** from 7/5/23 for treatment for weeds, flowers, rose bushes still outstanding 44.95. Invoice ***** 9/1/23 for the last months payment of the contract is still outstanding. The sprinkling system started having an issue in August when it was running full time. When you treat for thistles or weeds the application needs to have time to absorb to work. Not washed out by the water. There were 2 times that we needed to skip a mowing due to the yard being so wet our mowers would have torn up the lawn. **** went out to even check her property and explained to her that the watering system needs fixed or we will stop treating. Its just not feasible. At this point is where ******* started to get rude towards us and asking for a refund for what we have been doing around her property.
**** is a reasonable person if he wasn't then he wouldn't have helped in so many ways. But when a consumer goes out on social media to trash a company that worked very hard is very upsetting. Especially for all we did in a kind manner and hard work.
I am enclosing a few pictures of the property to show her premises was very well maintained and by the look of her grass you can see how full and green it is from the fertilizer treatments.
Thank you for your time. But at this time we feel there is no need for a refund since we did our part of servicing. But yet ******* still has a few past due invoices.

I am rejecting this response because:
I paid KK Landscape over $6,022.40 to maintain my property from 8/30/22 to October 5.2023. Unfortunately they were not able to meet expectancies. I had to be out there every time they were on my property to explain what needed to be done. That was a disappointment in itself. I have had my property landscaped in previous years and never had to do that when I showed them what needed they followed through without disappointment. **** came and looked at my property in September and I explained what I needed done and he promised me he would not disappoint. He explained what he would do and gave me a verbal proposal which exceeded what I expected and I asked if I could pay it monthly and he said yes but to qualify for the "DISCOUNT"? I would need to pay $1000 which I paid in January bringing my monthly payment down to approximately $262. From the previous amount I was paying of $386. Enclosed please find the proposal sent to me via email which approved. With the promise that **** verbally gave me when I first met him we went forward ....I thought !! As explained in my initial complaint to BBB and over the Phone to ******* ******* the issue of paying for 3 items on the proposal which were NOT done 1) Snow Removal $540 for the winter season 2) Fertilization and weed control $580 and 3) Aeration of lawn $280 were NOT done. I have 3 dogs that warn me when someone is on my property and not once did they come to do any of the services. I hardly snowed last winter and whatever little snow
we got it melted the same day and dried before nighttime so there was no snow or ice on my walks or driveway ...The idea that they came by my property and charged me $540 whether or not they did anything is not acceptable !!Who does that ?? I even pointed this out to **** when he came this September and he said that he would credit it to my balance....His words did not match his actions for that reason I asked for a refund of $1400 and decided I would not do business with someone who says one thing and does another !!! I called his office many times and left messages I texted **** and left messages I messaged on their ******** messenger also and received no reply about the refund request. I was not rude just very frustrated with trying to handle this matter amicably and reasonably but they were not willing to do that. There refusal to respond
prompted me to file this complaint. I have attached pictures of my property from previous years 2021 2020 of our home. I expected that KK Landscape would deliver the same results....I did my own flower beds and trimming bushes and trees then... but due to health reasons I was unable to continue doing the same in 2022 hence my hiring KK Landscape with that promise he made me he would do that.Regards,

Invoice #***** dated March 23, 2023 - $14,061.62 for pet turf installation in the backyard. I should've realized the mistake as soon as they asked for 75% down before starting the work. Then when I was told it would only take 1-2 weeks to start the project, which then turned in 6 weeks (installed on May 2, 2023). I cancelled a vacation around Easter because I thought it was going to be installed then! After installation, the business is to come out and cut the grass, fertilize, etc. NOT ONCE has this happened. I've sent multiple follow-ups, and have received a different and new excuse every time as to why they didn't. This is a near $15k invoice that I paid in full, to not receive complete fulfillment and satisfaction. After completion on May 2nd, I was told on the same date by the business "we will maintain it over the next 3-6 weeks". Fast forward to May 19th, they have yet to come out and "maintain". In addition to areas of the yard where grass is not growing, there were damaged turf areas (that they did come out and fix). On May 19th, the business told me "we will stop and look at once a week. I will stop by Monday, May 22 and add stakes and a bunch of sprinklers till it rains" On May 23rd, I asked again about sprinklers/bare areas and was told "we will get sprinklers on it tomorrow at dirt areas and over seed it. " Tomorrow came and went and no one came. I sent a message on May 25th and was told they didn't have any sprinklers and had to order more. I've received zero updates as of current (May 31st).I sent a message today (May 31st) about yet again not receiving what I was being told and expressed my blunt frustration. I received a message of yet another run around, "the sprinklers are arriving, tracking shows from ***** anytime, you are top priority as soon as we get them." At what point in time is this just lies? I can't keep doing all the follow-ups and check-ins to be misled!Business Response

Good morning,
When this complaint was made it was addressed right away. There was miscommunication about what the problem was. We have sent guys out to check and fix timers, sprinklers, spikes when we requested. We had a hard time getting sprinklers in due to it being so dry out. We have no control on delivery and shipments. And we do ask for a percent down because we are left with many unpaid jobs. I am attaching pictures from during and after to show the job is complete and issues have been addressed. Since we received all this rain we will be going out to check the mats and see how the grass is growing under the them.

It absolutely pains us to report a small business. However, it is our social responsibility to ensure no one else falls victim to this business. We are lucky that we avoided injury, but the next family may not be so lucky. When we bid out a large landscape and deck project, **** of KK Lawn & Landscape sold us on his unique plans, honest answers, and quick responses. Thats where the positive review ends. At best, ********************* and KK Lawn & Landscape have overpromised and under delivered. At worst, they have intentionally deceived us. We entered into an agreement on 2/25/22 for a landscaping and deck project. **** insisted would take 3 weeks; 29 weeks later it is still not complete. While weather initially delayed the project a few weeks, it was the teams mismanagement, mis-prioritization, mistakes, and negligence that led to the extended timeline. Throughout the project, the team left our home unsafe for our young children and dog for at least 8 weeks. We clearly agreed that **** and team would follow the township building regulations. Not only did the team build the deck without a permit, but they lied to us about the status. When we called them out on this, they stopped communicating with us and the township, leaving us with a massive mess to fix.Business Response
