    ZERO STARS. New construction is done without sufficient measures, so everything looks beautiful until you look closer or spend more time with it. Home was structurally unsound, water came into the finished basement whenever the ground was oversaturated, construction materials and debris (including shards of glass and wire) were found in the backyard, and multiple gas leaks were reported. In many of these cases, the conditions were either not believed by the owner (e.g., water in basement was repeatedly dismissed as being our fault or an over-exaggeration), treated as a complete surprise (e.g. trash in yard, when there are L&I complaints from neighbors reporting this during construction), or claimed as not his responsibility (e.g., gas leak being PGW fault, even though legally it was his responsibility due to location). Finally, alerted L&I to concerns about buckling and crumbling in a wall and L&I found the property under violation. We have also since found that the property did not have an active rental license (even though they confirmed that they would rectify this at the beginning of the lease), did not have a permit for finishing the basement or remodeling any other part of the building interior, and quite likely would not have passed inspection if the rental license was in fact applied for. Currently trying to sell this property as "in perfect, move-in condition" while still actively in violation.
