      Problem Property Pals was a God send for us. For years I would receive calls from other companies offering to purchase my house in North Philly as is. The offers would be anywhere from 12k to 15k. I still had a mortgage on the property which was well over those offers. When I received the call from Problem Property Pals, I explained to them that I needed at least what I owed on the house which was 45k. The gentleman on the other end said “We are interested and need to see the property”. I entertained the thought to see how far they were willing to go with it. After seeing the house and the repairs needed, they made me an offer well above what I was asking for. I could not believe that after all of the bogus offers made by other companies that this one was real. We signed the good faith papers right then and got the ball rolling for the title search. The process took roughly two weeks and we just closed on the sale. Thank you Josh for your patience, understanding and diligence. You made a bad situation into a very good one and did it with class and respect. You made the process smooth and easy…

      I had a house that was full of stuff and the house was left to deteriorate for years, they bought it and didn’t embarrass me. I didn’t have to do anything but sign papers. I really appreciate doing business with this business.

      Don't walk, run from these people. There's a complete lack of integrity from the principals down to the salespeople. They're so bad that within their contact they have redefined earnest money to mean a deposit that will get back after walking away from a contract.
      After agreeing to a contract and purchase price, they came back to us 6 weeks later to say that they needed to lower their offer. We begrudgingly accepted. After the salesman looked into our eyes and stated that this was the final adjustment and that we would close in two weeks, they came back to us three days later saying that they were going to back out of the contract. Joe, the principal that informed us offered up an elaborate story of why they had to walk away and that he had a better deal for us through an outside realtor. That was a total lie. That 'realtor' never once contacted us. After several days of calls and texts trying to get the realtor's information, he finally sent a group text between the realtor and my wife. My wife reached out to the realtor and received no response. It was ** just like everything else they told us
      Street clear of these scam artists!

Due to unprecedented changes in the US real estate market from November 2022 to the present we were unable to sell your home for the amount we projected. It is never our intention to let anyone down. I realize that we have returned all upfront monies so that you are able to seek the sale of your home through one of Tampa’s conventional real estate firms, but if there is any additional assistance PPP can offer, please let us know.

      BEWARE! I'm giving 1 star only because I can't leave no stars.We were told at contract signing we could move up the 90 day close if we wanted. A week later I requested just that. After dragging us along for 2 months while looking us in the eye telling us there was nothing to worry about they showed up 6 days before we moved to tell us they were lowering their offer so I requested moving the closing be moved up from the 4 weeks left. They agreed to 2 weeks and then 3 days later told us they were backing out completely. They weren't even honest about the ernest money and put it in the contract as a deposit with a clause that they could get it back. Joe lied and left his guys to contact us and try unsuccessfully to clean up the mess he caused with his lack of integrity.

      Property Pals of *******,******** are leaders of the cash for your home buyers. In my opinion. Their word is one you can count on. I dealt with ***************************. He is a very personable and businesslike person. I wish there were more like him in this business.I would recommend using them at any time and feeling confident. I wish them 1 million more sales in their future.*************************
