      I tasked them with a simple toilet repair for which Iron Dog Plumbing charged me $621. Less than a month later, the toilet they repaired was leaking again. I also asked Iron Dog Plumbing to investigate a potential ceiling leak. They removed a few square feet of ceiling drywall, found no leak, and charged me another $621. I'm out nearly $1,300 for their shoddy work.

      In response to the complaint from ****** *******. I was asked to look at two toiletsone on the second floor, one in the basement.   The second floor toilet  flush valve was damaged,  an  American Standard toilet  with a flush tower.  I had the seal to repair the toilet but someone previously damaged the flush valve.  At that time I was unable to fix the toilet I had to go get parts.  I then turned my attention to the basement toilet.  It was a generic toilet with a side trip leaver. The flapper was worn out.  I tried two different style flappers, but with the side mount trip lever they did not work correctly.  The original equipment was not in place, the fill valve was not working properly either.  I had that one on the truck and replaced it without any issue. I showed and explained to ******* ****** (leasing agent) the issues and she understood. 

       I tried two separate supply houses for the correct flush valve,  on my own time,  but they did not sell the part separately.  They  wanted to sell me the whole assembly.  I checked with a few plumber friends,  nobody had that part.    I had to go back and buy the whole assembly.   While I was at the supply house I got a few different flappers for the basement toilet. Keep in mind a service call is $275.00 for the first hour on the job and that includes travel both ways. At this point I waived the service call charge and only charged $100.00 for approximately  3 hours of time I had into the job already at  the usual  rate of $****** per hour.  After getting the American Standard flush assembly and a few different style flappers I sent my service plumber back.  He  replaced the American Standard flush valve without issue and used the flapper that worked best. It was not the best fit but seemed to be effectively  working.  

      Because of the availability of parts for this particular generic brand toilet it was not a textbook flapper replacement by any stretch of the imagination. The total charge of $621.00 included my initial trip and the 2 hours spent searching for parts. We emailed the bill and he promptly paid. A short time later he called back and asked us  to look at 
      stains in the ceiling below the bathroom  of unit next door, a completely separate unit. We checked all of the plumbing fixtures  in the bathroom above the leak stained ceiling.  I explained that there is no way of knowing what was going on with the plumbing without opening up the ceiling to look for  the leak.  Mr ******* agreed 100% to open the ceiling. No charge was made for this service call. I had to schedule a time to return with plastic and a shop vac.  I sent my service plumber back with a few rolls of plastic, shop vac with dust bag  to minimize dust in the apartment. We moved what we could out of ***** way and covered the computer, counters and floor with plastic.  We opened the ceiling, starting  where the stain was most evident and followed the plumbing drains,  all while running the bathroom sink, bathtub and flushing the toilet through out the process to see a possible leak.  All of plumbing  was in order, we surmised that the leak was coming from the Tennent getting in and out of the tub without a floor mat.  I called Mr ******** gave him a full verbal report over the phone, and he just laughed and thought that was hilarious. We waived the service fee and charged 3 hours @ ****** per hours, $612.50 for labor and $8.50 for plastic. I emailed him an invoice and copied the leasing agent ******* ******. Almost a month later I re -sent and invoice by e-mail. He responded and said he was not going to pay the bill because the toilet was still leaking, which was from the previous job next door.   I called him and said if had you told me the toilet was leaking I would have addressed it. The very next day I did find  a different style flapper at a remote supply house, I went back made the repair and it worked perfectly.  At that time ******* ****** was there and tested it and she agreed. I asked her to let Mr ******* know that the toile issue was resolve. Ther was no charge for this service. I had my secretary leave a message to let him know the repair was complete on the first job and to please pay the bill on the second job.  The very next day we received a letter to notify us he was filing a complaint with BBB and an unfavorable report on  Yelp. I called him and he did not return my calls. He just sent me very insulting e-mails.  


      In addition when I initially met Mr ******** he unlocked the door to the unit and we noticed it was falling off the hinges. I went to get a s**** driver to tighten the screws, the wood was stripped. So took one of the screws with me and stopped at ********** an picked up some larger screws. When we returned to the job to open the ceiling, we attempted to put the screws in but there was no framing behind the door jam.  Despite our effort to do him a favor and try to repair the door, the door would need removed and re-hung.
      In closing  Iron Dog Plumbing provided quality work and service above and beyond.  Mr ******* and his property were treated respectfully and issues/ concern addressed promptly.  Iron Dog Plumbing is a small family owned business servicing ********* area  for over 30 years. All of our business is generated from return customers and referrals, a strong testament to our dedication to quality work and  professional service.

      I have reviewed the response made by the business in reference to complaint ID ********, and have determined that this does not resolve my complaint.  For your reference, details of the offer I reviewed appear below.


      Mr. ************ work was lacking in quality and exorbitantly overpriced. I know this because I have owned these homes for more than 20 years and have employed many contractors. 


      My concerns about his quality and overcharging me were confirmed because Mr. ********** spoke to a third party about the work and his discontent with my reporting his subpar work to said third party, who is my new tenant.


      This new tenant, who has been in the rental industry for many years and has previously contracted Mr. *********** agreed that Mr. ************ price for the work was, in fact, higher than it should have been. 
      And, while speaking to my new tenant, Mr. ********** defamed me unnecessarily and greatly distressed my new tenant. When I talked to her about this matter earlier this week, she was distraught and on the verge of tears.


      I just spoke to Mr. *********** who yelled at me at a significant volume and made unfounded assertions about me. I felt threatened by him. 


      Also, Mr. ********** asserts that unit 175, where he worked on the toilets, was vacant for a long period of time, when, in fact, my current tenant began a new lease the next day after the previous tenant's agreement expired. 


      Mr. ********** did not fix the door. I employed someone else to do that work, so I fail to understand his even mentioning that as a facet of the work. 


      Mr. ************ threatening manner and poor performance are why I cannot consider this matter resolved.
