    I found an AD for a rental house on facebook/Zillow that was rent to own by a licensed real estate agent. I verified her license through public record. She requested a deposit of $10,000. Per her listing, this house was updated and in good condition. The agent advertised that this was a 3 bedroom home with a 4th in the finished basement. I gave her the deposit in good faith as she expressed she was an experienced realtor. Per the ad, this house had a newer furnace. Upon moving in, I had the gas switched over. The gas company red tagged my furnace has faulty. There is only heat within the 1st floor leaving 3 of 4 bedrooms without heat. The hot water tank leaked for months and she pushed it off and told me my maintenance requests were way too much( like asking for hot water and heat was a crime) and threatened to evict me. Finally the hot water tank blew up and it took her 2.5 weeks to get her husband here to fix it. There is currently mold growing along the fireplace from the on going leak. I also found drugs when moving in (but she cleaned) the property and sent her a photo. I feel like I am in a bait scam where the company puts band aids over the structural damages as she is a LICENSED REALTOR and take people's money and then they either force them out or evict them as they won't maintain their properties. I am also a stroke survivor and have a $7,000 support french bull dog with supporting documents and she went behind my back and asked my mother for a pet deposit and been collecting an extra $50 a month. Because I told her I knew it was illegal. I have contacted the Allegheny county health department and the attorney general as I would not want any one else to be victim of this company. I have all supporting documents I have collected and will provide what is actually needed. Please advise.

    We were going to sell the house and we decided to offer it as a Rent to Own, where the Renter has the option to buy the house when they are able to get financing. 

    She toured the house, loved the updates in the house and also explained her situation to me. 

    I explained to her that she would need to qualify and also have a $10,000 non refundable down payment as an option fee,  that goes towards buying the property if/when she buys , But non refundable if she decides not to buy the house. She accepted and was excited, and also signed the agreement. 

    She lied from the beginning and gave me several online generated pet certificate in other to avoid the pet rent, I asked her for just one letter, which was a letter from her personal Doctor for her ESA prescription, but she told me she was waiting for an update(evidence attached below), I wondered where and how she had gotten both certificates she gave me in the first place if she didn't have an updated letter form her Dr. She ended up giving me another letter from the internet from a Dr that would just charge, not her personal doctor.. so I understand she would do anything just to get money or avoid making payment. That was a red flag, I met with her and told her she has to pay for her pet fee or we would move to the next applicant, she started crying and me being kind, I reconsidered and her mom who is also a tenant on the application agreed to paying the pet fee. 

    Rent was late from the very first month since moving in, she would call on the last day of the month about something that needed to be looked at or repaired.


    I was aware the water heater was leaking but we couldn't diagnose the problem, thinking it was a pipe or something else. 


    The heating system in the house is a hot water boiler(Not so common). The gas company turned on the gas but couldn't turn the boiler on because the guy probably didn't understand how to turn it on, she started complaining based on that and I assured her I would send someone that is familiar with the boiler in to turn it on and also look at companies that can come check to make sure it's in a good working condition, I sent someone who turned the boiler on and also got a company to check the boiler to confirm the condition. I was told the boiler is in good condition,but I could upgrade to newer ones to save on electricity. I gave her the information that the boiler is in good condition and working as it should but I was advised to upgrade(optional) Hvac company was just trying to market a new system to me and it isn't cheap. 


    She wouldn't stop complaining about the water heater leaking and we agreed to install a New water heater. 

    We did install the water heater and she told me she was looking to claim on her renters insurance for water Damage, which I did see any. She was aware of the water heater leak and yet she place a table very close to the water heater. 

    She filed a claim and she was told they don't pay for water heater leak unless the tanks bursts or there is a damage to the pipes, she ended up telling them the water heater tank had busted and the pipes where also leaking and the claim adjusted couldn't reach me to confirm. The claim adjuster called me eventually and told me Alexis Miller wouldn't stop calling her about the claim and she had to pay her eventually. I informed the claim adjuster it was all lies, the water heater tank new busted and no pipe was damaged as well, she had purposely place a table close to the water heater tank and got herself a renters insurance knowing what she would eventually do. Big red flag for me, knowing she has always been trying to give an excuse whenever her rent is due. She even argued on the rent due date that was clearly stated in the rent to own agreement she had signed.


    She called me to tell me there was an outage   23 Dec, 2022 and the temperature was low, so i told her to send me a video of where the temperature is at on the thermostat,  it was 62 and i told her all she has to do was to increase the temperature on the thermostat for the water to heat quickly if the wants fast heat since that's the way the boiler works, it will not heat enough at 62. She eventually did while on call with her, guess the month was ending and she had to complain about something so as to have a reason not to pay rent. 


    The next time I heard from her she sent me an internet generated appraisal claiming the house she is in contract for $239,000 is worth less. But pointed out to her that the appraisal is incorrect and wrong information was entered to generate the value. 

    She said her boyfriend got Pre-approved for a mortgage and she would like to purchase the house. I told her I will gladed work with a certified appraisal if she is ready to buy, we can work it out. 


    I eventually contacted her in December that I would appreciate it if she doesn't involve me in any type of fraud after the insurance situation. 


    I didn't hear from her after that, guessed they found another property that they are now buying and looking for a way not to pay the February rent and also fight and lie her way to getting an organization or someone to get me to pay her the option fee that she was well aware was non refundable. 


    I didn't receive any call for repair after Dec 2022. 

    But I got a letter of lease termination for the 4 years lease agreement she signed on 02-01-2023. We agreed and sent her a reply.


    We have been receiving letters of her complaining to different organizations and she was told she would have to agree to the repair. I have also offered her repair several times since I got the first letter from her to complain to the health department(evidence attached below) just to comply even though I know there was nothing wrong. The Health Department made it clear to her that there is no penalty, they try to mediate and she would still have to pay her rent. 

    She is contacting all organizations she can find on the internet and refusing repair and access to the property. 

    we didn't threaten to evict her because of repair at any time, but stated facts to her about eviction because she was always late on rent payment. 

    we communicated with her and also offered her repairs everytime she called for repair.

    I have reviewed the response made by the business in reference to complaint ID ********, and have determined that this does not resolve my complaint.  For your reference, details of the offer I reviewed appear  matter to a close, we would like to know

    I have a service dog LEGALLY registered as I am a stroke survivor. Gas company red tagged the boiler that they illegally turned on without a license HVAC person to do so. Per screenshot provided, I continued to request the same repairs as they would not fix them. I pay insurance for a reason. I provided the I surance company my videos/ photos etc. it is up to them to decide to pay a claim which was for a small amount. This woman continues to harass me through text messages.
