    I signed a lease to rent the property at ** ******* ** *** * ********** ** ***** on February 6th, 2023, which is managed by HLSG Holdings LLC. I have made on time rent payments every month. Since living at this property. I have had issues with the heating, hot water, and water leaking into Apt from the walls. I have included all communication between the landlord and myself about these issues. I was left without heat for weeks at a time multiple times even though I notified the landlord of the issue and never got a response from the landlord until I advised him that I would be getting someone to fix the issue and deduct from the rent. It was 50 degrees in my apt at one point due to not having heat. I have had issues with the hot water multiple times and have contacted the landlord about this issue and also didn't get a response. I was left without hot water for days at a time before it got fixed. I currently have not had hot water since Sunday 1/21/2024. I have contacted the landlord but have not gotten it resolved. Landlord does not want to respond and does not have issue corrected yet. I notified the landlord of the water leaking from the walls due to which I believe melting snow on the roof on January 5th, Landlord acknowledge the message and picture of the water but has not fixed the issue because it happened again on 1/22/2024. Since I signed a lease and held up my end of the agreement. I would like to be compensated for the breach of contract by this company. They required me to keep the property in the condition it was in at the time I moved in but failed to follow laws on keeping the property safe and habitable during my lease. I am hoping this can be resolved without having to take these issues to the courts.

    We may not have always been Johnny on the spot with everything but the unit was safe and habitable the entire time Mr ******* lived there. We had multiple appliances get hit with dirt or debris through the gas service line in this building. This was out of our cintrol. We had to change multiple gas valves on furnaces, and hot water tanks. The water came in the window one time and he had said he would let us know if it happened again. We were never notified that it happened again.

    I have reviewed the response made by the business in reference to complaint ID ********, and have determined that this does not resolve my complaint.  For your reference, details of the offer I reviewed appear below.


    I have proof that the landlord was notified of the water leaking from the WALL. Not the window. I was left without heat for over a week 2 times when it was between 30-40 degrees outside. Have proof of this as well. Also didn’t have hot water for over a week which I also have proof of. I have kept all messages between landlord and myself and can backup anything I am stating.
