      I rented an apartment for my Aunt in January 2024 at ********* Apartments. She passed away in August 2024. They rented out her apartment a month later and sent me a bill for almost $3000.00 that they are for damages that occurred. I told them that I dont have that kinda money. So they turned me into a credit agency. They didnt lose any money on the rent but they wanted to get more from after I suffered a loss of a loved one. I would never rent from the ********* or anything managed by McKinney. They dont care about the people they rent only their bottom line.

      Our residents are a top priority at McKinney Properties. A required 90 notice was provided on 8/12/2024. A new tenant move in September 17 and ************************* responsibility was terminated as of this date. Mr. ********* was charged rent from September 1, 2024- September 16, 2024.. The apartment was not returned in a condition conducive to a new resident moving in. There was cigarette smoke damage to the walls which was remedied by applying an additional coat of Kilz. The carpet for the apartment was replaced in 12/24, just before Mr. *********** aunt moved in. The carpet had multiple stains throughout and smelled of cigarettes and pet damage. The carpet was replaced at a prorated rate. Receipts and pictures are available upon request.

      I have reviewed the response made by the business in reference to complaint ID ********, and have determined that this does not resolve my complaint.  For your reference, details of the offer I reviewed appear below. 

      My aunt died. I received no money! she had no life insurance! how could I have provided 90 days notice. She went into the hospital on Monday and died on Friday. I had to take out a lone just to bury her. I never live at the apartment all I did was co sign the application to help her move and now I am getting punished for her death. The owner and the management company make a lot of money. I was never resident I was just a loving nephew that tried to help his aunt. Now they are Destroying my credit because they really need more money. Its a shame that they are so greedy with no compassion. The ************************* the bucket for them, but for me its a lot and I dont have it.

      A guarantor on a lease is an individual who co-signs the lease agreement with the primary tenant and agrees to be financially responsible for the rent and other lease obligations if the tenant fails to pay. Essentially, they act as a backup payer for the landlord. This is often required when a tenant has a low credit score, limited rental history, or insufficient income. Becoming the guarantor on a legal document is not a decision to be taken lightly. 

      The charges for apartment damages became the responsibility of the guarantor when they signed the lease agreeing to accept financial responsibility. There is no intent to "punish" anyone. The apartment was returned with excessive damages and those damages were billed in accordance with our lease agreement.

      Dear Better Business Bureau,
      I am writing in response to the complaint filed with your
      organization regarding the alleged issues by the consumer. We take customer
      concerns very seriously and are committed to addressing and resolving any
      issues that arise. We appreciate the opportunity to respond and provide our
      perspective on the matter.

      First and foremost, we would like to assure the public that our
      goal is always to provide exceptional service and while we do sometimes fall
      short of our residents’ expectations, this was not the case in the complaint
      posted here. We encourage prospective residents to do thorough research when
      searching for a new home and consider McKinney Properties in their search.  

      Upon receiving the complaint, we thoroughly investigated the
      matter to understand the details and circumstances surrounding the customer's
      experience. Our findings indicate that this lease ended in a legal eviction due
      to nonpayment of seven months’ rent and documented harassment charges of
      another resident by the alleged complainant. Additionally, there were multiple police
      reports and charges were filed. This resident also harassed and threatened our
      staff on multiple occasions. We will not under any circumstances be refunding
      any rent and intend to fully collect all rent owed.

      Furthermore, we kindly request that the resident contact our
      office at ************, so that we can discuss the matter further and work
      towards setting up a payment plan.

      Our commitment to providing excellent service remains
      unwavering, and we will continue to make every effort to ensure resident satisfaction.

      allowing us the opportunity to respond. We appreciate the BBB’s dedication to
      consumer advocacy, and we look forward to resolving this issue in a fair and
