    Property at ******************** montoursville PA. There was $750.00 paid for the security deposit and none returned to me. We had to clean the apartment before we moved in. There was dried dog poop under the baseboard heaters along with pet hair. Several issues with mold in the apartment was never fixed. There is Is asbestos exposed on the back porch and in the basement. There was never an lead Literature "Protect your family from lead in your home" to me that is required by EPA.

    In response to complaint ID ********

    ********************* has been a tenant for several years, we have always responded promptly to tenant concerns. Our management team was unaware of cleaning at the time of move in, several years ago. There is no evidence of mold in the apartment, we provide the protect your family from lead in your home pamphlets at lease signing with all tenants.
    ****** was notified that security deposit would not be returned for the following reasons
    mandatory re key fee $150 
    replacement charge of four damaged blinds $51.80 ( no charge for labor $90 )
    living room wall Damage  ( no charge for material or labor $72 )
    eleven late fee assessments $45 per late event = $495 ( no charge )
    tenants must give written notice of intent to move to landlord at least 60 days in advance before expiration of the lease, as indicated in lease agreement.
    We received no 60 written notice.
    carpet cleaning $212 
    general cleaning $95 ( no charge ) 
    Vinyl plank flooring removed in kitchen installed new vinyl plank flooring $1440
    Cat or dog urine odor, unable to be eliminated through cleaning methods, floor needed to be replaced, flooring installer stated the urine gets trapped between vinyl plank and is difficult to clean, once the pet urinates on flooring or subfloor. We realize this was not intentional, as accidents do happen, however some of the responsibility of expense needs to be placed on the tenant.

    The total damage expense is $2605.80
    - $750 security deposit 
    = $1855.80 which we have absorbed as a loss. 

    Respectfully, we would hope that ****** will consider paying something more towards damages besides the $750 that has been applied.

    I am rejecting this response because:
    living room wall Damage  ( no charge for material or labor $72 ) the damage was there before I moved in I have pictures 
    eleven late fee assessments $45 per late event = $495 ( no charge ) 
    tenants must give written notice of intent to move to landlord at least 60 days in advance before expiration of the lease, as indicated in lease agreement.
    We received no 60 written notice. A text was sent over a year primer to me moving out to the property manager asking if there was a three bedroom unit available and if there was no I would be looking for a another apartment 
    carpet cleaning $212 The carpet was vacuumed regularly through my time at the property 
    general cleaning $95 ( no charge ) Before moving in me and my daughters spend several hours cleaning dog p*** and animal hair 
    Vinyl plank flooring removed in kitchen installed new vinyl plank flooring $1440
    Cat or dog urine odor, unable to be eliminated through cleaning methods, floor needed to be replaced, flooring installer stated the urine gets trapped between vinyl plank and is difficult to clean, once the pet urinates on flooring or subfloor. We realize this was not intentional, as accidents do happen, however some of the responsibility of expense needs to be placed on the tenant. The flooring in the kitchen was in poor condition upon me renting the apartment.  The pieces of flooring were separated and had gaps in it. I also have pictures of the flooring before moving in and after moving out
