Apartment security deposit. I'm moving out from the apartment from Aug 08, 2024, however, right now is Sep 23, and I've calling the thouands of time. Only the first they pick up the phone, and once they know i'm trying to get the security deposit back, they never pick up the phone again.Initial Complaint

Last year I moved out of the Dane Apartments owned by Cross Properties. They have not given me my security deposit even though I have done everything on my end including giving them a forwarding address. I sent multiple emails with no response and even went in person where I received false promises. I then tried to sue in small claims court and found out many others are suing for the same reason. According to Philadelphia law, it states that I can sue for double the amount of my security deposit because they did not return it within 30 days -- which is why I sued for double. However, it has been very difficult to serve them since the Cross Properties official address is incorrect. I tried going in person but their address takes you to a different apartment complex -- even the constable could not find their location. Because of this difficulty, I have not been able to sue or receive anything back from them.Looking on their ****** reviews, there are many others who also have not received their security deposits.This company is not being transparent and I personally believe they need disciplinary action for taking advantage of their tenants. We are ****** and *************************. **** used to be a tenant at The Dane, a Cross Property. My name is *****************************. I am ****'s father and my name was also on the lease. We are looking for your assistance.After moving out of PH2-03 in August of 2023, we tried to reach out to The Dane regarding payment of monies owed from a security deposit. Finally, in January of 2024, we talked with ******************** and we all agreed that we were owed $230.66 and that a check would be prepared. In February, **** went to pick up the check at The Dane, but was told that the accountant wasn't in that day, so he would need to come back another day.Since then, we have tried to get in touch with personnel at The Dane. We have tried email, text, phone, in person, RentCafe, and The Dane contact form on the website. We have left voicemails and messages with what [we believe to be] an answering service. However, we do not receive any response in any form.As noted above, The Dane and Cross Properties have confirmed that the refund amount is $230.66 for PH2-03, tenant *************************. There is nothing in dispute as this is our "ledger" balance, yet we can't seem to collect our balance due. We don't know why. A copy of the ledger report is attached.Initial Complaint

As a good tennent, We paiid the rent on the apartment via the normal portal system "RentCafe" two days prior to the rent being due. Unknown to us (and to this day still never notified in writing, email or by phone) the management company for the property was changed. We have been unsuccessful in reaching the new management company **************, "RentCafe" required that we send in a request in writing which was done several days ago, but still no response, and the old management company telephone number seems to no longer in service**************. I have also tried to contact the property owner directly (Cross Properties LLC) at ************, but ***** picks up the phone and eventually the line becomes disconnected during each attmept. I currently live at the apartment complex at ***************** I have tried emailing and calling the apartment complex multiple times over the past few months regarding different issues which my apartment management has not gotten back to me. The main issue is that the apartment is supposed to provide new mailboxes for my apartment, but they have not. When I moved in, they stated they would be getting new mailboxes which they have not done (I moved in 9 months ago). It has now been over 3 months since I have been able to receive mail. Previously mail was dropped off on a table for the entire apartment complex. Then, mail was getting dropped off in front of my personal apartment door. Now it has been over 3 months where I have not been able to receive mail, and the apartment has not gotten back to me despite multiple calls and emails. Other issues with the apartment is the dirty windows which the complex refuses to clean for over a year and HVAC issues. The heating issue is that my heat is constantly on, and I have to turn it off with the breaker box. I have accidentally left my heat on when I left for work and came home to my apartment being 90 degrees. We also had issues over the summer with the AC not working and the apartment not providing fans. I had a neighbor who also had a leak which was damaging her walls which the apartment did not provide fans or replace the carpet/flooring/dry wall.Initial Complaint

This is in regards to obtain a refund of a lease deposit for an apartment at ******************************, ***********************************, Philadelphia, PA. I'm the Guarantor on the Lease and my daughter, *************************** was to be the resident. She was going to reside there to attend ********University, but then she got accepted to ******* University and wanted to be closer to home. We informed the agency that we needed to terminate the lease (which was within the required deadline date) and we were told we would be reimbursed for the deposit amount of $1,000.00 and the Lease would be terminated. A matter of fact, one of her roommates, was able to get another person in her place, so they did another lease deposit and they did not loose any money by her terminating the Lease. We have communicated with them several times by emails, as they never answer their phone, and was always advised that they would look into the matter to get us reimbursed for the deposit. This goes back to June 2022.
